We interviewed three different realtors and were impressed immediately with Will Macintosh. He included our input into listing price, time line for listing, and detailed the services clearly. The whole Bramlett team was was prompt in getting forms to us, and clear in terms of expectations. The stager was great. The pictures were great. The house got multiple offers on the first weekend, sold at $55,000 above list price, and closed in 30 days. Great experience. I couldn’t recommend them more highly.
My husband and I worked with Tara McGuire to find our first home in Austin. We couldn’t recommend her enough! She is so knowledgeable of all the areas in Southwest Austin and her connections with other realtors in the area helped us find our home in this crazy market. If you’re looking for a great agent, we highly recommend Tara!
Ashley Vavasour was very helpful in our first home purchase and helped us through the new build process. She is professional and friendly. I do recommend Ashley to anyone looking to purchase a home!
I just had a fantastic experience selling my house. Bailey Moran was my agent and she was just WONDERFUL. I think it’s easy for a professional to be wonderful when everything goes as planned but it is far more telling how excellent they are when things go wrong. First of all, I am a first time home seller and was completely unfamiliar with the process. Bailey did much more than answering my questions, because I didn’t even know what questions to ask. She provided such thorough information in our initial consult I felt like I had an excellent grasp on the process. She provided a stager…free of charge!…who came out and gave me a complete plan on what to do to prepare my house for showings. I followed their suggestions and the offers I got on my home were staggering…so much more than I had hoped. Here’s where things went wrong and Bailey really showed what a fantastic agent does. My home went under contract right when we had a huge winter storm here in Texas. I’m a nurse and I ended up being stuck at my hospital four days straight. When I was finally able to get back home I found my pipes had burst and the house was flooded. I really couldn’t imagine a worse thing to have happened. The floors, baseboards and all the doors had to be torn out. There were over 30,000 claims in Austin alone, so there was a huge wait for plumbers, contractors etc…and I was supposed to be closing in two weeks! Bailey worked magic with the buyers, their realtor and even the mitigation team that dried and repaired my house… she got them to create new contracts to transfer warranties to the new buyers, she checked in with me regularly to make sure *I* was doing okay, because she knew how stressed I was. She was so reassuring and…she just handled everything. She got the closing postponed and when I finally got the repairs completed the closing went off without a hitch. She made what should have been an incredibly stressful experience SOOOO much better! I feel incredibly lucky she was my agent.
And did I mention the actual sales process was so easy and she got FAR FAR more for my house than I would have ever expected? I did, but it’s worth repeating. My house was only on the market for one weekend. She is simply the best.
My wife and I, somewhat on a whim, decided to start looking into options of building a home out of state, and the Austin area is where we ended up honing our search.
A Yelp search for Austin realtors brought up highly rated Bramlett Residential, and a handful of other highly rated real estate firms that I ended up reaching out to so that we could recruit a realtor to teach us a bit more about the Austin area, and to help us figure out where around Austin we wanted to narrow our search.
Craig McGuire from Bramlett was the first to reach out to me – within 30 mins of submitting my online inquiry, Craig reached out to me via phone to introduce himself and to gather some information about what it was my wife and I were looking for. From there, the rest is history.
The most nerve wracking aspect of this process was the fact that we were out of state buyers looking to build a home in an area that my wife and I were not familiar with. On top of that, once we settled on a location, my wife & I would rarely be present during the build process.
We cannot thank Craig enough for the all of his help and insight he provided us throughout the nearly 9 months of working with us. Craig made the entire process easy, and left us with much less stress than we had anticipated we’d be faced with.
Craig was always willing to text, talk via phone, conduct FaceTime sessions, etc. so that we had the information we needed, to answer our questions, to walk us through the home as the build progressed, and to act as someone that gave us general guidance at any point in the process.
Another thing I appreciated about Craig was his non-real estate background and what that brought to the table. Craig’s personal background in both construction and lending were also extremely valuable and insightful throughout the process, and helps to shape Craig’s overall value as a realtor.
We were never pressured with Craig – he always wanted to make sure we were as informed as possible before making any decision.
We couldn’t be more pleased with Craig and what he offered us during our 9 month build process. Whether an in-state buyer, or an out-of-state buyer, I’d recommend Craig McGuire & Bramlett Residential to anyone, without question.
We worked with Katie from Eric Bramlett Residential Real Estate on the purchase of our home in Buda. She did an outstanding job all the way through the process! We have bought and sold several properties over the years and Katie is one of the best real estate agents that we have had the pleasure of working with. She helped us select the right property, guided us through the bid and negotiation process, and helped us every step of the way to ensure that all details were covered. Her insight, expertise, and hard work allowed us to be the winning bid without over paying which in this market is very important. We highly recommend her and the Eric Bramlett Residential Real Estate group and will use them again when needed.
Austin was very responsive and helpful in finding me a good investment property. He was pretty accommodated to all of my asks and always kept me updated on the situation. Really appreciated!
I’ve worked with Tara McGuire at Bramlett on two home purchases and one sale, and I can’t imagine working with anyone else. She’s quick to respond and knows the ins and outs of the market. When we needed to move very fast, she did it faster than I even expected. Everything was so easy working with Tara!
Working with Lauren was fantastic! We are first-time home buyers and had a lot of questions and concerns. Austin is a difficult market as a buyer and despite the fact that winnings bids were as high as 20-25% over-asking we managed to find a house, in the neighborhood we wanted, at a price range we were comfortable with.
Lauren helped us every step of the way, recommended trusted partners (lenders, inspectors, etc.), and is continuing to offer help now that we’re moving in which we really appreciate it! I genuinely felt like she was looking out for our best interest and I would recommend her again and again.
Before we got in touch with our realtor, Kasey Gilliam, we had put in numerous offers on homes in Austin only to find time and time again that another offer was accepted. It was incredibly frustrating and it felt like we were completely out of our depth (we were). With Kasey’s help, we were able to make the right offer on a place and move into closing within DAYS. She bent over backwards to make the process easy for us and any time we had any questions of concerns, she was there to answer. Even after closing, she has continued to be a huge help with referrals to reliable painters, cleaners and contractors to tackle a few things we wanted done before we move in. Cannot recommend enough, if you really want to close on a place, go with Kasey!!
I worked with Kasey end she was amazing. We had a very strict requirement list and even created a spreadsheet with values. Kasey made sure looked at the best houses that were reasonably priced. We actually ended up finding a builder that matched all of requirements and within budget. Thanks to Kasey this process was super easy and she answered all questions around what types of things would increase the resell value. Also she was able to connect us with a great lender and after pricing around to get competitive rates Kasey’s recommendation was the one we when with.
Lauren Yoder is a top-notch super-stellar real estate professional! She helped me buy a home, and I am so lucky to have found her. She is kind, knowledgeable, thorough, high-quality; and she listens!
Lauren, a Broker Associate at Bramlett Residential, not only answered all my questions (and I ask a lot of questions), I always got the sense that my questions were important and that she was paying attention to what was needed. And she was! The result was a smooth house-buying process.
Lauren goes that extra step for her clients. She heard what I needed and sensitively and kindly took action. For example, before the transaction ended, the Texas Freeze happened. I had some questions related to appliances – that she was not only happy to answer, she sent helpful diagrams!
And she provides lots of bonus information too. I think real estate is in her blood. She knows the process and is an awesome guide along the way; she knows how appliances and devices work and can explain what might be needed; and of course she knows the required real estate documents backwards and forwards as well.
Please reach out to Lauren if you are buying or selling a home. You will be glad you did. I am!
