April Agent Expectations Survey

The results from our April 2021 Agent Expectations Survey are in and they're interesting (as always.) This survey looks like the first sign that the market might be loosening slightly. In past surveys, agents have expected 20+ offers & +20% over list in most price points. In April 2021, agents expectations have loosened and we're seeing expectations of 10-20 offers and +10% over list (and less in higher price points.

On average, agents still expect to make 5-10 offers for buyers before contracting a property, but many expect to only make 3-5 offers.
When a property is priced <$500k, most agents expect 10-20 competing offers. An equal number of agents expect the property to sell 10% or more over list and 20% or more over list.
When a property is priced in the $500k-$1M price range, most agents expect 10-20 competing offers and for the property to sell 10-20% over list.
When a property is priced in the $1M-$1.5M price range, most agents expect 1-5 competing offers and for the property to sell 5-10% over list.
When a property is priced in the $1.5M+ price range, most agents expect 1-5 competing offers and for the property to sell 0-5% over list.
