5) What we're working on:

Office Space - Taking more space where we currently are so that we can grow while continuing to plan (and build) the office at 4612 Burnet.
Client Portal - Continuing to feature match Matrix, which is taking longer than we'd hoped. Eager to move on to the Statistics Module.
SOI / Gifting App - We started development on this 2 weeks ago and we expect we'll begin testing it within 4-6 weeks. This will make it much easier to manage the birthday gifts and HPAs. It will allow us to offer many more gifting options.
ChatGPT Based Chatbot for Company Guide - We've learned how to train ChatGPT on our own data and we're now working through the process. This is really promising, but still pretty early since the tech is so new. We're hopeful that you guys will be able to ask our Chatbot support questions and it will give you succinct answers with links to more info (videos, etc...) We're currently building a consumer facing chatbot since it's a bit easier to train a bot to collect contact info after giving brief answers. Consumer-facing chatbot is here if you're curious to play with it.
Challenges and Opportunities in a Shifting Market - Webinar next Monday w/ Max Leaman. This is open to agents outside of the office, as well. It will not be new material for you guys, but we'd love for everyone who's interested to join.
Listing Coordination Expansion
- One LC per file.
- Brianna is POC for questions and problem solving. She is available to take calls with any clients who need help.
- Implementing Sellers Shield this week.
- Reworking document requests to a "prioritized docs" process.
- Building a better compliance process. "Compliance and Document Audit" process and list. Examples:
  - MUD / WCID / PID Disclosures? Floodplains? Septic? LCRA inspection? Condo/HOA Fees? Wire Fraud Notice? IABS?

This review is about Joe Gage, their real estate agent. I'm based in Sam Francisco and was looking for investment property in Austin. I tried out three different agents based on recommendations from different sources, including Yelp. Joe clearly stands out. He's very patient and responsive. I'm not familiar with the area at all thus had a lot of questions. His email reply contains detailed information of the neighborhood, including shops nearby, schools and so on. He regularly screen houses and give recommendations once he sees a good fit for investment house offered at reasonable price. He's very knowledgeable about the area. All his recommendations comes with details around why he thinks it's a good investment and sales/rental data in the neighborhood to justify the price he thinks it's worth as well as the expected rental income. I found him to be very methodical and organized. He's not a typical sales person. Maybe this is because he used to be an accountant. Needless to say he earned our trust and we went with him to make the purchase. I was very impressed through the whole process. He's very calm and never pushy. His recommendation on the bid price was right on and he was very good at following up with various parties to push things through. The process went through very smoothly. If anyone is looking for a good real estate agent in Austin, I'd recommend Joe whole-heartedly. His professionalism and calm personality make him a real pleasure to work with.
