This was our first time selling a home and Tyson was incredibly patient with every single question we had about how things were done. Trust me, we had A LOT of questions. He gave us sound input and information to make educated decisions, but at the end of the day it was just that: OUR DECISION. Tyson let us make the calls on pricing, price-cuts, staging, etc. I can’t speak highly enough about Tyson. As friendly as he is, he lived up to his promise of being “a bulldog in negotiations”! He did not accept anything less than what he would’ve accepted for his own home. I truly believe that. There were several times he told agents and unrepresented buyers alike “no” and that their offers were unrealistic or “no, my clients will not entertain that”. Loved it!

My two siblings and I were assisting our elderly mother in selling her house. When I reached out to a few other agents to inquire about selling my condo, Kasey responded immediately and next day she came to visit my property to provide assessment. She was extremely knowledgeable about the complication that I had with the HOA and the building structure and confident we were able to sell.
Soon I sign the contract with her, I was introduced to her team. Her team was proactive and professional and extremely well organized. Earlier this year my husband was in final interviews for a job out of state, and we contacted Tara McGuire with Bramlett Residential to start the conversation about selling our condo in South Austin. Tara was so quick to get back with us and schedule a meeting, and she was so informative and helpful even though we weren’t positive we were going to be moving. Once we heard definitively that he got the Michigan job, Tara and team worked fast to help us get our condo ready to sell. Her advice at every step of the way was incredibly helpful and made a stressful time planning a cross-country move much easier. Staging, photos, etc. went really smoothly and their timeline was excellent. It did take us around 2.5 months for an offer, but there was a lot of competition in our neighborhood with similar condos and townhouses on the market. We were getting updates each week about how to move forward, when to lower the price, etc. Tara was really communicative throughout the summer when it was on the market and was super helpful responding to any of our questions or concerns.

Jeremy Vandermause was our realtor when we sold our Austin home in August 2022, and we could not have been happier with the entire process. I don’t do social media and I rarely give reviews. But after the world class service I received from my realtor, Kasey Gilliam, and her broker, Bramlett Residential Real Estate, I felt compelled to share my experience. I’ve learned that buying or selling a house can be a traumatic event, but it doesn’t have to be. Having experienced real estate trauma before I never imagined I’d feel so comfortable and so confident with an agent’s plan, process, and team. From our initial meeting through closing it was clear to my wife and I that Kasey knew our Northwest Hills neighborhood, understood the market, and followed a process which maximizes successful outcomes. She recommends the best day and time to list by season, by month, by day, by time. She uses the most comprehensive, current market data available to recommend a very narrow price range which is supported by recent comps, thus maximizing probability of a quick sale at or below appraised value. Kasey has a team of at least six individuals who support her logistically and administratively, allowing her to focus her attention and efforts where and when she needs to. Kasey’s broker, Eric Bramlett supports Kasey and her clients. One example is staging. Kasey and her broker paid for staging our house for up to 60 days. How many real estate agents/brokers take on this additional risk and put their money where their mouth is? Kasey follows a very detailed, specific process. She’s a CPA with lots of financial experience which compliments her real estate experience. Kasey made recommendations which I’ve never heard from another realtor which make sense. An example is her recommendation to get our house pre-inspected before we listed it on the market. At first I thought why would I as the seller want to pay for a buyer’s expense? I quickly understood; her goal is to reduce or eliminate as many friction points as possible between buyer and seller. We provided the buyer with our pre-inspection up front and set the conditions for mutual trust and limited negotiations. In some ways we were lucky to get a quick sale in a tight market. In other ways, Kasey maximized our chances for a successful outcome by setting the conditions for success. We worked with Crystal Hirst from Bramlett Residential to sell our house right when the market had totally crashed. She was unbelievably amazing! I have never seen anyone work harder and try more things than Crystal did to sell our house. She even went as far as offering to help us paint a room of our house that was painted in an unappealing color to most buyers. She paid for our house to be staged, and she just kept tweaking things until we were able to get the outcome we wanted. I missed the bubble when listing my home but Jeremy had the house staged; had an Open House and Bramlett sent me notices via email when the house had been looked at by a prospective buyer. I put a lot of work and money into necessary renovations but Jeremy kept me informed as to the status of buyers. I asked him to put up extra For Sale signs around the entrances to the neighborhood for extra visibility. The house was posted the day after Labor Day and closed 11/10/2022.
