What we're working on.

  • Buyer's Rep Agreement best practices and strategy. We'll have a basic set of practices to you guys and we'll need to collaborate on how to improve this.
  • Client Portal

    • Releasing Quick CMA this week
    • Trash / Recycle Bin functionality next week
    • Fixing some UI deficiencies like the lack of looping images
    • Moving to Cart functionality after that
    • Moving to Detailed CMA after that
    • The high level goal w/ the portal is to lean into its collaborative nature. The more that you guys collaborate with your clients, the better and more natural your follow up and service are. This is a communication / collaboration tool at its core.
  • Sphere Nurture
    • There have been a litany of edge cases we've had to work through in order to launch this.
    • Finally sunsetting spreadsheets on January 1, which is when our first additional local vendor (gift baskets) will be added. You'll see us start promoting it to you more as we've tightened it up and made sure that it's a big improvement over spreadsheets and FUB for SOI management.
  • Deed restriction database. David Adelman is extremely interested in this and wants to build the DB at UT. He and I are going to work together to build a process to get the data and organize it. They'll provide an API to us and we'll add the information to the CP. This is super early stage and super exciting.
  • Continue working on AI and predictive analytics. Discuss "The Powder Buoy" and how these random ski bums figured out that a buoy off of Hawaii can predict storms in Utah and Colorado by roughly 2 weeks. This is what AI can and will do for us.   • You've seen and will continue to see me position our company as a leader in the Austin market. This is in order to build our reputation and to attract the right agents.
  • Russell Shaw AMA the week after Thanksgiving! I'll send a survey out to you guys to make sure we'll have decent attendance.
  • Brittany Hodak (Superfans) author on our podcast! I reached out to her about the NAR changes as its applicable to the Superfans concept and she was immediately familiar with it and already thinking about it. This is like interviewing a celebrity for me. :)
  • Focus, focus, focus. Lots of distractions out there that we can't control. Focus is so important always and especially critical right now.
  • We will be the best prepared company in Austin for the market rebound. We will be the best prepared company in Austin for any industry shifts. Disruption creates opportunities. Let's get ready to gobble up the opportunities!

This review is about Joe Gage, their real estate agent. I'm based in Sam Francisco and was looking for investment property in Austin. I tried out three different agents based on recommendations from different sources, including Yelp. Joe clearly stands out. He's very patient and responsive. I'm not familiar with the area at all thus had a lot of questions. His email reply contains detailed information of the neighborhood, including shops nearby, schools and so on. He regularly screen houses and give recommendations once he sees a good fit for investment house offered at reasonable price. He's very knowledgeable about the area. All his recommendations comes with details around why he thinks it's a good investment and sales/rental data in the neighborhood to justify the price he thinks it's worth as well as the expected rental income. I found him to be very methodical and organized. He's not a typical sales person. Maybe this is because he used to be an accountant. Needless to say he earned our trust and we went with him to make the purchase. I was very impressed through the whole process. He's very calm and never pushy. His recommendation on the bid price was right on and he was very good at following up with various parties to push things through. The process went through very smoothly. If anyone is looking for a good real estate agent in Austin, I'd recommend Joe whole-heartedly. His professionalism and calm personality make him a real pleasure to work with.
