Tara McGuire of Bramlett Realty handled the sale of my father's house after his passing. She endured a six months wait while the garage and storeroom were emptied out. Due to the nature of the property (old house - prime location) she advised we not spend on any updates and just clean up. She had a plan and carried it through. When the property was ready and before going to MLS she was already getting offers. She listed on MLS for about 5 days and received 30 offers. Best experience ever selling our home with Eric!!! After 3 months with another realtor during peak season with little traffic, mediocre pictures, and much frustration. We contacted Eric, after reading his high recommendations online. We liked him immediately as he is sincere, a good listener, and answered our questions honestly, with abundant knowledge. Eric is not slick, but professional and knows real estate from every angle! After listing our home with him we had more traffic during a slow season in the first month than we had in three months with our other realtor during peak time! My siblings and I worked with Tara McGuire and Bramlett Real Estate to sell our mother's home in Austin when she moved to independent living. From our first discussion with Tara, we were impressed with her experience, knowledge, and skills in regards to marketing a home. She and her team basically had the house sold before it went on the market. The home had good bones, but was old and not updated. We had three offers the first weekend and sold the home for our dream net price. Before the house went on the market, Tara used a personalized and private website with all forms, actions needed by her team and us, and checklists to assess what had been completed and what still needed to be accomplished. Her skills are the best I have seen, and my husband and I have moved and sold several homes in our lifetime. I can highly recommend our real estate agent, Lauren Yoder with Bramlett Residential. She is professional, thoroughly knowledgeable and easy to work with. She guided us through the process of finding a home in the area we wanted and negotiated a good price within our budget. The house needed some updating and remodeling and Lauren recommended a contractor and designer we really liked working with. She was a good source for roofer and window company as well. Lauren is results oriented and is great at keeping all the details of a real estate transaction organized and the process moving forward. In preparing our old house to sell she judiciously focused on updating and painting areas of the house that would most increase appeal and implemented well thought out landscaping ideas. The house sold readily for a good price. In the last couple of years Lauren has helped several family members buy and sell homes and we have all been very happy with the the results. Lauren Yoder is an excellent real estate agent.

We recently worked with Will Mackintosh from Bramlett Residential to sell our home. Will met with us before listing, and laid out a good selling strategy based on compiled selling data over the past year, noting the best time to go on the market. Will was flexible with our time and communicated updates regularly. When it came time for showing the home, we received updates every time someone visited and received feedback from some realtors on what their clients thought of the place. We were only on the market 4 days before we were under contract with an offer at roughly asking price. All things considered, we found the process to be pretty smooth. Eric and his team took care of selling our house during the covid pandemic. We were pretty stressed about selling during this time - whether the market was good, germs from all the traffic in our house, etc. Eric had great info and stats on the current market and advice on how to minimize covid exposure. We decided to leave town to avoid all the germs, and they handled everything for us- professional photos, initial listing and open house. We ended up with multiple offers over list price and higher than any neighborhood comp. We stayed out of town during the entire contract and Eric and his team handled everything. They kept in constant contact and were very responsive when we had questions. They helped set up a mobile notary in rural Colorado for the closing- was super convenient and easy. The experience was smooth and seamless. Their know of central Austin / Allandale is top notch and their experience and systems were exceptional. Highly recommend Eric and his team.
