Craig McGuire went above and beyond for us when we started looking for our first home last December. Craig was very flexible with our schedules and was able to meet up with us when we needed him. Today’s real estate market has remarkably changed. You now have to compete against not only higher prices, limited inventory but also multiple bids. Craig McGuire was excellent in his approach to what is available, how to negotiate and offer the most attractive contract in a bidding war and also making sure that he is available to show when something does come on the market. I got out-bidded three times but in the end it was definitely worth it for finding the best home and more room for your buck.

We worked with Craig McGuire at Bramlett, we have all praise for him. During these hostile months for buyers, the housing market was heavily tilted towards sellers. Craig was very patient and kind. At times when we were very much down emotionally because of losing a bid or two very narrowly, he would say all the right things to keep us on the look out for another home that would be even better fit. We ended up with a home that we like a lot, and a lot of the credit goes to Craig helping us and having timely discussions with seller’s agent(s) all the time. If anything, Craig was only more cautious to not let his clients unnecessarily bid too high without being comfortable. We definitely recommend Craig’s services with Bramlett.

I was initially quite leery of entering the crazy Austin Real Estate market. I’d heard horror stories about bidding wars with over 30 offers, having to pay $100,000 over asking price, and houses not appraising for the contract price. When I first spoke with Craig McGuire of Bramlett Residential Real Estate, he was realistic about the current market, but optimistic that he would find me a place that I would love and would feel comfortable with the purchasing process. Early on, I found a couple of homes that I was tempted to submit an offer for. Craig was thorough in his research of the homes and comps and was able to steer me away from a house that was not going to appraise and another that had potential to be a messy situation all around. When I finally found “the one” Craig went above and beyond to help me put together a strong offer that I could feel comfortable with. He made himself available whenever I need to talk out the situation and alleviate any of my concerns. Ultimately, I was able to have a quick closing on a house that I love with a purchasing situation that was definitely not the nightmare that I had feared. For someone who is considering wading into the Austin Real Estate market, I wholeheartedly recommend working with Craig McGuire!
The transaction went very smooth. Craig was very knowledgable and helpful every step of the way. This was our first time buying new construction and Craig was very helpful in navigating the ways it differs from buying an existing home. Honestly, Craig went above and beyond. We were out of state buyers so Craig was literally our eyes and ears on the ground. He especially went above and beyond after the ice storm. On the day he got back in town (after being strand out of town himself due to the storm), he went over to our house to inspect it for any damage related to the storm that would have delayed our closing which was 2 weeks away.

My wife and I, somewhat on a whim, decided to start looking into options of building a home out of state, and the Austin area is where we ended up honing our search.
A Yelp search for Austin realtors brought up highly rated Bramlett Residential, and a handful of other highly rated real estate firms that I ended up reaching out to so that we could recruit a realtor to teach us a bit more about the Austin area, and to help us figure out where around Austin we wanted to narrow our search.
Craig McGuire from Bramlett was the first to reach out to me – within 30 mins of submitting my online inquiry, Craig reached out to me via phone to introduce himself and to gather some information about what it was my wife and I were looking for. From there, the rest is history.
The most nerve wracking aspect of this process was the fact that we were out of state buyers looking to build a home in an area that my wife and I were not familiar with. On top of that, once we settled on a location, my wife & I would rarely be present during the build process.
We cannot thank Craig enough for the all of his help and insight he provided us throughout the nearly 9 months of working with us. Craig made the entire process easy, and left us with much less stress than we had anticipated we’d be faced with.
Craig was always willing to text, talk via phone, conduct FaceTime sessions, etc. so that we had the information we needed, to answer our questions, to walk us through the home as the build progressed, and to act as someone that gave us general guidance at any point in the process.

We were in Austin in December 2020 for home leave from my assignment overseas, and had been planning to buy our retirement home in the summer of 2021 and just look around in the week before Christmas. I reached out to Bramlett – having had a very good experience working with them in the summer of 2016 (Tara McGuire was out agent then) to buy our first house (also in Austin). Our agent, Craig McGuire, did thorough research that he shared with us, and advised us – without pressuring us – to consider buying then, given that what we wanted would be well beyond our price point by the summer because of the conditions in the Austin market for the foreseeable future. Observing all the correct COVID-19 protocols, he showed us houses that fit what we were looking for, and once we saw one that we really wanted, gave us the advice needed to help us to win a bidding contest without breaking the bank. This was really important, as after putting in our bid we had to leave Austin and do everything at a distance. Craig was key to making that possible. He found us a good mortgage company that qualified us quickly and, thanks to all his efforts and consistent support, we were able to close in a little over a month – in the time of COVID, doing everything very long-distance, and in a crazy Austin housing market. We’re very happy with our home purchase, and with Craig!

Incredibly helpful, polite, patient, and professional. As a first time home buyer, he took me all across Austin and North Austin, and helped me in a million ways I couldn’t have imagined. I ended up getting a house I am very happy with in Leander, Tx at a good price.
He was very responsive, and discussed exactly what I was looking for in a house and investment property. He recommended a house inspector I was very happy with, and was willing to visit properties on fairly short notice, and staying out fairly late after work.
He was able to point out a lot of flaws in a house that I would never have noticed, and was very down to earth. He didn’t push a sale, and didn’t question if I was wasting him time. (I had him look at a very large range of cheaper and more expensive houses.) I can be a bit of a nervous person, so I hate the idea of wasting others time, but he was very respectful and open to every house that I brought up. Some of these houses were very important learning experiences as I started to better understand the area, which made me feel confident when I finally found the right one at the right price.
Craig helped me through the entire process, keeping me posted on email, and setting me up to look at houses in a very large area. When he didn’t know something (San Antonio Market) he recommended someone else to work with.

Everything with our home buying process went astonishingly smoothly, from the first call with Craig for him to get a sense of what we were looking for all the way through closing.
