Eric is a great realtor. He has done a terrific job in helping us find and buy our new home. He has a great network of contractors & inspectors that have made the buying process easy for us. We bought our first house with Bramlett and then when it was time to sell it we decided to go with them again. I met Ryan Spencer through a friend. From the beginning of the process of looking to rent a house, Ryan was such a help. He answered every question we had & responded to our emails, calls, or texts within such a timely manner. I had my real estate license for many years before I let it go because it just wasn't for me. In that time, I sold plenty of houses, bought plenty of houses, and rented plenty of houses. The barrier to entry for real estate is ridiculously low, so there are LOTS of unprofessional people in the business. I've dealt with a lot of them.

Eric was my broker when I had my license, so when I gave up my license, it was an easy decision to go to him when I needed help. First of all, Eric isn't a salesman in the least. He's an advisor. If he were a salesman, he would have told me to list and sell my properties when I contacted him to see what my options were like others have. However, instead of trying to talk me into doing something that would have netted him around $20,000 in commission, he told me what he would do in my situation, which was to hold onto the properties and continue renting them out. So, he chose to give me solid advice rather than try to earn a $19k higher paycheck. That says a lot about him, and that's why I trust him.

Eric and his team are very organized and have systems for every process. They communicated with my current tenants and negotiated an extension (at a higher rental price) on one property and got another property leased out very quickly, after thoroughly vetting the new tenants and helping me with the move out for the old tenants. I've seen Eric in action on property sales, and he's just as organized and efficient on sale transactions.

Eric is the cream of the crop. If you already have someone you like, do yourself a favor and call Eric to see how he compares. If you don't have someone in the industry that you like, you won't go wrong just calling him and going with him.


I worked with Craig McGuire and couldn't have been happier with the experience. It took around 4 months from when I first got in touch with Craig until I was serious about making an offer and he was patient and not at all pushy. He was always prompt in answering my questions via email or text, even when asking during evening hours and on weekends. Craig offered sound advice on strategies for making offers and what to ask for during the negotiations. He also kept me up to date on what I needed to do each step of the way during the closing process and worked with the lender on my behalf.

Craig has been nothing but helpful, even after closing on the house with a couple questions I've had. He has connections with contractors and has offered me referrals any time I need them. I highly recommend working with him if you need to buy a home.


Our agent Bailey Moran was an absolute godsend throughout the home buying process. With her expertise and guidance, we were able to view, offer, and win a multiple-offer listing that was on the market for only 2 days. Her area knowledge was consistently impressive throughout the process - from local schools and amenities to commuting times, she always had an answer ready. She provided invaluable guidance at every step of the way. We were first time home buyers and a little nervous throughout, and Bailey really provided the experience we depended on. She provided referrals for local lenders and home inspectors too that were invaluable. We couldn't be happier!


Best.Realtor.Ever. The reviews are spot on. We have had other realtors and were therefore able to quickly tell how and why Eric and his team stand out. They are super organized, efficient and very knowledgable about the hose buying/selling process. Eric had all the answers to all of our questions. At times we were SHOCKED at the PROMPTNESS of his responses. Eric is also more than willing to answer the 100+ questions that you may have and never seems annoyed. I took a job in Houston, but wasn't ready to sell my house in Austin. A friend of mine had worked with Eric for a few years and recommended me to him, so I called him. He helped me pick a good price for the property, and found a tenant in a short amount of time. I worked with he and Bailey for about 3 weeks from start to finish - getting pics, putting it on the market, running the applications, and moving the new tenants in. They were very professional from start to finish, and I'm very happy with their services. If I need help with anything in the future, buying, selling, or getting another tenant, I'll definitely call them.

So crazy as it seems I used yelp for a real estate agent and found Vicki Duran. I chose her because she was 30 years native to the area I was looking for. Being from out of town I was concerned that I wouldn't find the right place for my family. Vicki helped us navigate through the Texas real estate laws, banking etc. She recommended great people to work with and we closed in less than 30 days! There is no way we could have done this without Vicki. Highly recommended and please ask for Vicki.


Will Mackintosh at Bramlett Residential helped my wife and I sell our first home in April, and we were completely clueless to begin with. We met him the first time in our home, and he immediately put us at ease. Any questions/concerns that we had during the process were immediately answered, and all issues that arrived were solved by Will in prompt fashion. There was not a single thing I would have changed. He anticipated issues, and was calm and understanding when we dealt with a potential buyer fall through. Besides being highly professional he was also honest and down to earth.

While waiting for closing, Will kept us posted on any updates. The house sold quickly thanks to Will's intelligent positioning of the house in the market and diligent showings. I was very lucky to work with Tara McGuire.
This was my first time buying a property in the U.S. Tara was fantastic! She is super professional and she cares. We would visit properties and she would give me the pros/cons of each place like if she were going to live there. Her feedback was very honest and on point. Also, I asked her for recommendations (insurance broker, mortgage broker, etc) and everyone she suggested was a good referral. Tara knows the Austin market very very well, that helped because I knew what I wanted but didn't have the market knowledge.
Months after my closing, the developer hadn't complied with everything they offered. I reached out to Tara and she helped me solved the problem with the developer. So she will go the extra mile for you.
Now, I am working with her to buy my second property. The amount of value she brings is huge so I would only work with Tara while I live in Austin.


I've known Eric for a number of years. When I moved to San Diego, I decided it was time to sell my house in Lake Pointe. Since I wasn't in Austin, Eric was instrumental in preparing the property for market. He did a great job with that, and a phenomenal job marketing it. We had an offer on the property within 2 days, but it wasn't quite asking price. Eric advised me to counter back at asking price, which we did, and it turned out to be a good move. The end result was a full price offer in 3 days!

Eric and team helped us purchase our home in Austin while we were living across the country. The 4 days we flew in (with 3 kids) to look at homes, he went above and beyond educating us on the area and showing us almost 20 different homes. Never losing patience with us...or our children! We found our home and put in an offer while waiting in the Austin airport for our flight back east! He was our eyes and ears on the ground here in Austin while we were back east, always offering to be where we could not and giving us recommendations along the way.

Vicki Duran! We worked with a few agents who made us go under contract prior to Vicki and were thoroughly disappointed. Vicki...however surpassed our VERY high expectations. We are on the west coast and Vicki was able to help us move fast on an investment property with multiple bids within 24hrs of closing on our very own new build. 2 homes within 48hours. Vicki is a seasoned Texan who is sharp, knowledgable, honest and hard working. She has earned our trust by clearly communicating and executing smoothly. I found Eric when I was relocating from San Francisco to Austin. We were making one the most challenging moves of our lives, relocating from California to Austin. With no prior knowledge of the area or the market, we quickly realized that we needed a real estate professional. I don't know where to begin to rave about Eric and the team! I've sold houses with good realtors before, but Eric Bramlett Realtors is just a different level of expertise and service at every turn! Responsive, professional, focused on our best interests (even gave us advice that went against his best interests, without any hesitation), and knows the Northwest Hills market exceptionally well. My family is relocating from California to Austin and per a friend's referral, we contacted Eric to see if they could help us find a lease property. He set us up with Bailey and she was a total godsend!

Bailey was so helpful, sweet, and professional. The few days I was in Austin to look at homes, I had my 10 month old with me. Bailey was so great and patient with me and her. (Think having to get baby in and out of car seat at every property, wanting to play, then nap time fussiness)

Though I know a lease is not as lucrative as a buy, she never gave us less than her 100%. She really went above and beyond and helped us find the perfect home for our family.

My boyfriend and I contacted Eric Bramlett Residential via their website, after reading great Yelp reviews. We were referred to Will Mackintosh. As first time home buyers, the Austin real estate market can be very intimidating. Will set up an MLS listing search that alerted us to new listings that met our criteria. When we were ready to tour, Will was very flexible with scheduling showings. He is very laid back and not at all high pressure ,which matches our style. After making several offers that were declined, Will encouraged us to keep looking. He promptly responded to our emails (sometimes freak-outs) and educated us about the process as we went. We finally made the move from San Diego to Austin this summer. We were blessed to find Eric Bramlett through an Internet search a year and a half ago when we first began considering Austin. I had thought finding a good, reliable, professional, prompt, easy to reach, has my best interest in mind type agent did not exist in Austin area until I found Eric. He is all of that and more. It started with an easy call that explained my goals to him and within two hours I got customized emails with properties I should target.

Eric offered his insight into property condition, fair offer price based on market condition and history/geography and desirability of the location. He even recorded video walk through of the properties for us.

Always had my best interest in mind. Offers we wrote would get us considered, but fair for the property. We had one really bad seller agent try to get us into a badly maintained property by trying to pull some legal technicality on us (which they were wrong about). Eric patiently, expertly and professionally navigated the situation and got us out of the mess without too much stress on my side.

We finally got an investment property that Eric picked for us (he knew what we were looking for so well), and is now managing it for us. He also helped me with local load and insurance agents who are equally responsive and professional as him.

My girlfriend and I worked with Eric to find our first house. Eric was able to position our offer correctly and we won out over other competing offers. Our lender turned out to be a nightmare, but Eric was able to keep the seller engaged through multiple extensions to our close. Couldn't have been more impressed and happy with Eric's professionalism and empathy throughout what turned out to be a pretty stressful process due to our lender. I'd recommend Eric to anyone.


Update. I first met with Eric on Oct 15, my 2nd day in Austin. I closed on my purchased property on Nov 23. That's not a typo. 5 weeks. And my new home and neighborhood is... spectacular.

And I'm a thorough buying investigator. Probably much more than most. I combed through many neighborhoods, listings. I vetted many options online and via discussion with Eric, and looked at 50+ properties (possibly many more?) in person. So... I'm not an "easy" shopper. I did not just look at one of the first few places I saw and said "I'll take that one." We -worked- on this home search, intensely.

This was my first single-family home. I had questions galore. Eric never blinked. He was incredibly and continually responsive. (Again: the lone, 1-star reviewer of Eric claimed Eric wasn't responsive; my experience is the total opposite. And I'm quite possibly one of the more-demanding personalities you'll meet.) Further, he doesn't miss a beat, no missed issues, all commitments kept and solid, everything scheduled precisely without a hint of impatience--an excellent skill. And it's remarkably valuable to have a partner like Eric for whom you need not track their work - it makes my effort so much easier.

Finally, Eric works hard to align with your goals. Yes, buying agents have an inherent conflict of interest: they get paid more solely if you spend more (on a property). However, if I get any sense that my buying agent is pressuring me inappropriately, I'll immediately cease the partnership. There was never, ever a hint of problem in this arena.

There's no way all the above gets done in 5 weeks without Eric and his team. Thanks guys.


Thanks to our agent Lauren the whole process of buying a home felt much easier than expected. She did a great job relaying information and breaking down the process so that we didn't feel overwhelmed. We had a few setbacks with repair items before closing but Lauren handled it in a way that didn't add stress to our lives. She is highly competent and also a really kind and caring person. Professional and efficient ! This year we bought our first house with the help of Eric.
