The greater Austin metro area has consistently appreciated at 5-6% per year for the past 25 years. Post-Covid, the appreciation rate has accelerated. Many major employers have relocated to Austin and many buyers have chosen to relocate from more expensive markets to take advantage of their employers' new "work from home" policies.
In order to put Austin's new pricing into context, we decided to graph Austin's pricing in comparison with other major metropolitan areas. To take as conservative a look as possible, we used Austin's December 2020 median price (the most expensive of the year) and compared this against the Q3 median pricing provided by NAR.
