Relocation Services & Process

Welcome! We Love Helping People Relocate to Austin!

We've helped hundreds of happy clients relocate to Austin from around the United States (and some from around the world!) While the buying process is generally the same, we understand the unique challenges you face when both relocating & purchasing. Read about our relocation process below, along with some of our past client testimonials, and tips for a successful relocation to Austin!

Services & Process

  1. Initial Consultation

To get started, we like to schedule a short phone call to discuss your search. We'll want to establish your time frame, your goals, your price range, & your location needs. Do you prefer to communicate by email initially? That's no problem at all!
  2. Area & Neighborhood Recommendations

After we've discussed what you need in your new home & what's important to you with regards to location, we will send a list of area & neighborhood recommendations. These will fit your budget, your commute, and any other important location specific criteria like schools or proximity to entertainment.
  3. Targeted Property Searches

It's great for you to search online on your own, but we will also set up highly targeted property searches based on the locations we've identified and your specific needs in your new home. The MLS provides us a powerful property search that we have years of experience using, so we can taylor your searches just for you. We will create a separate search for each area/neighborhood that you want to explore, which allows you to easily organize your search.
  4. Organize Your Favorites

We'll provide a client portal that allows you to save favorites, possibilities, and discard properties that you don't like. You can make notes on properties so that you can easily remember what you liked about each home. If you're buying your new home with your partner or family, this allows you to share your thoughts on different properties and areas easily.
  5. Tour Areas & Properties

We are happy to spend as much time with you as you would like when you make your trip to Austin. We typically like to spend time touring as many neighborhoods as possible so that you can get a feel for which location fits you the best, and we're also happy to show you as many homes as you would like to see to feel comfortable that you understand the market & your options.
  6. Vendor Recommendations

Since you're new to town, we're happy to provide you with a list of vendors that we've worked with for years. We can recommend a great mortgage lender, home inspector, insurance provider, landscaper, and more! If you need help finding help, just ask!
  7. Move Forward With a Purchase

When you're ready to move forward with your purchase, we will guide you through the traditional home buying process. We do understand that a relocation can present unique challenges that usually involve purchasing remotely, and we're happy to help you through this process.

Tips for a Great Relocation to Austin

Plan at Least Two Trips

While we’ve successfully helped clients purchase a home on a single trip, we’ve found that an initial “scouting trip” helps you identify which neighborhood(s) you really want to focus on. A follow-up trip where the focus is to find your new home is much less stressful & more beneficial because you’ve already picked out where you want to live, so you just have to pick out your house.

Close Remotely on Your New Home Before You Move

Moving is stressful enough. Arriving in town w/ a full truck, closing, funding, collecting your keys, and then directing your movers in one day is even more stressful. We can set up a remote closing for you wherever you would like (a notary comes to you to close the day before funding.) We’ll perform your final walk through for you & are happy to video chat or send a video walk through so that you’re confident the property is in good shape.

Consider Making an Offer Site Unseen

If you’ve made a couple of trips to Austin & haven’t found “the one” then we can preview homes & upload walk-through videos on properties you’re interested in. If the property looks great, you can make an offer & put it under contract prior to flying to Austin to confirm it’s “the one.” Bear in mind that you will have a 7-10 day option period during which your earnest money is protected, so the risk is a $200-$500 option fee + a plane ticket. If you don’t like the house, you can terminate the contract.

Create a Backup Plan

It reduces a lot of stress on your trip if you have a Plan B. If you don’t find your home on your trip, this could mean another trip, or considering making an offer site unseen. A last resort is always a short term rental, which isn’t ideal, but does allow you plenty of time to search & make your decision after the move. Regardless of what your backup plan is, simply having one will reduce your stress levels enormously.
We would love to help you with your relocation.

As a first time homebuyer, Lauren Yoder was the perfect agent to work with. She was always available to jump on a call and answer any questions I had about the process. Even though I was buying in a tough market, I never felt pressured to make offers I didn’t feel comfortable with. Lauren’s curated searches made it incredibly easy to find great properties, and her knowledge of things to look for, and avoid, in a house was incredibly helpful. Once under contract, Lauren helped make the closing process as stress-free as possible. She was always on top of the communication between myself and any party that needed to be involved. I am very grateful that Lauren was recommended to me, and I will definitely look to work with her in the future if I ever need to buy or sell in the area!

Where do I start?! I asked family for a recommendation and he couldn’t have hit the mark any better. Vicki Duran was responsive and on point from the first inquiry. I am one of those who likes to be conscientious of most things. So I reached out to her months before we were scheduled to fly in. She kept in touch during the waiting period and was ready to hit the “road” when we got into town. She had preowned and new builds ready, but in the climate of timing when we wanted to see homes… preowned were dropping and being picked up before you had a chance to view. So we went after new builds, she tirelessly called sales offices and showed us different communities. Vicki was taking notes somewhere because after the first community shown she knew what we wanted and didn’t want and didn’t waste time with the nots. We headed back “home” and two days later we were sending our earnest money to her. She did all the leg work for us. Every in person and zoom meeting she was there. She did the walk through with us and helped pick out areas that needed to be fixed. Vicki just knows the job, what we as new buyers should look for and what is expected of our new home. She is amazing. She was there from start to keys. I’m so grateful for all the time she spent on us. My hubby does NOT like change and she was good with him, gave him the space he needed while giving me the attention I needed. She can definitely read a room and is not afraid to speak up and advocate for her clients.

We worked with agent Kristin Wellborn. This was our fifth house bought/sold over the past 28 years and Kristin is by far the best realtor we have ever worked with (not even close). In this case, we were buyers. Kristin possesses incredible knowledge about the Austin area. We resided in another state (1,400 miles away) and had to purchase our house without being able to visit in person. We completely relied on her understanding of the various towns and neighborhoods. She sent us many, many videos and frank assessments about the myriad properties for sale that she visited on our behalf. Kristin respected our wishes concerning the purchase process (no bidding wars!) and in the end negotiated a great deal on our behalf, below both list and the lender-appraised value. Our offer to the seller was based on well-researched comparables and was immediately accepted. (BTW: we were not “high-end” buyers; our purchase price was about average for Austin. Rest assured: Kristin will work tirelessly on your behalf regardless of your price level.) She kept in constant contact with us, seven days a week. Honestly, it would be impossible to find a more dedicated agent.

We have had the privilege of working with Eric Engberg ( with Eric Bramlett Real Estate) on more than one occasion and he is outstanding. We first met him when we began to relocate to the austin area from Seattle. It was a scary time, but he was so patient and informative ( what he does not know, he will make sure to find out!) he treated us more like family than clients and got us a great deal on a fantastic home that suited all of our needs. When it was time to get a bigger home that we wanted to build, he was right there for us and even helped us navigate while we switched builders early in the process. Most recently in 2020, we chose to sell our first home in Avery ranch and Eric got us the best price in record time just as Covid hit! He’s a miracle worker and a lifelong friend and realtor!

We worked with Craig McGuire and he was phenomenal from start to finish with regards to selling our home. He was detailed and very thorough in how he navigated us through the selling process. I would most certainly recommend him to anyone that is looking to buy or sell their home and in fact we are using his vast expertise as well to build new future home over the next year.

Every aspect of working with Craig McGuire and his team was positive. Highly recommend!

Vicki Duran is one of the best realtors out there. She is very knowledgeable, is always well prepared and thorough in her approach. She cares a lot about her clients and infact saved us $$ by helping us bid to the correct amount instead of over bidding. She is responsive and has great contacts to help us close the home. We were lucky to work with Vicki

Eric Engberg went above and beyond for me as my Realtor through the process of selling my home. He walked me through each step and he was always available to answer any questions, make suggestions and to give his professional opinion. Eric is very professional, thorough and knowledgeable in every aspect of Real Estate. I had a full price offer within 5 days and a backup offer shortly after that. I will most definitely use him as my Realtor in the search and purchase of my new home and I highly recommend him.

My boyfriend and I are first-time homebuyers, and had the pleasure of working with Tyson Hombroek! Tyson was fantastic – super helpful, knowledgeable, and exceptionally responsive. He walked us through the home-buying process step-by-step and always had great advice regarding red flags in homes and with builders. He really helped us feel confident every step of the way, which is saying a lot in this crazy market! We really couldn’t have hoped to work with a better agent, and would strongly recommend him to any other buyers.

We worked with Tyson Hombroek to buy our first home. Tyson was fantastic from beginning to end. As first time home buyers the process is very intimidating looking from the outside but from the first phone call we had with Tyson he helped us understand what we were doing and helped us set our expectations. Tyson was very responsive and really put our needs above all else, he even helped us make sure we stayed within our budget and let us know if he didn’t think houses we were looking at were realistic. He was very detail oriented in tours and walkthroughs and drew our attention to things we would have missed. I can’t recommend working with Tyson enough, he got us through the entire process al the way to closing on our new home in this crazy Austin real estate market.

We are first-time home buyers who are relatively new to Austin, but we were nevertheless able close on the first home on which we made an offer with the help of our agent, Linda Baddour. We came in knowing very little about the process, but Linda guided us at each step of the way and promptly responded to any questions we had. We appreciated that she took the time to show us a range of properties to help us understand what exactly we were looking for and also alerted us when new homes came on the market that fit our criteria. She provided valuable insight into what we should expect and prepare for in a volatile market. While we reached out to a number of mortgage lenders and homeowner’s insurance agents, we ended up with the ones Linda recommended as they offered the best rates and found us the best coverage for the price. All in all, we had a great experience working with Linda and should we ever choose to move, would be delighted to work with her again as sellers.

Worked with Craig McGuire of Bramlett Residential and had the best home buying experience.  My wife, Diana, is a realtor in Pennsylvania, so we know something about the process and customer service.  Relocating to Austin can be daunting, especially with not knowing the landscape and areas most in tune with our needs.  Craig met with us virtually several weeks before our first trip to Austin.  His efforts to get to know us and to define initial search criteria was a welcome experience.  We were able to critique many homes before arrival, which allowed Craig to zero-in to our unique needs.  Wow!  Craig produced home showing plans that were outstanding.  He spent at least three days showing homes and was extremely attentive.  We decided on a home that is perfect for us and through Craig’s knowledge of the competitive market, guided us into an offer that was accepted first off.  No horrow stories for us and a big thanks to Craig.  A true gentleman and consumate professional.  I highly recommend working with Craig!
