Are You Moving to Austin?

Welcome! We Love Helping People Relocate to Austin!

We've helped hundreds of happy clients relocate to Austin from around the United States (and some from around the world!) While the buying process is generally the same, we understand the unique challenges you face when both relocating & purchasing. Read about our relocation process below, along with some of our past client testimonials, and tips for a successful relocation to Austin!

Relocation Services & Process

  1. Initial Consultation

To get started, we like to schedule a short phone call to discuss your search. We'll want to establish your time frame, your goals, your price range, & your location needs. Do you prefer to communicate by email initially? That's no problem at all!

  2. Area & Neighborhood Recommendations

After we've discussed what you need in your new home & what's important to you with regards to location, we will send a list of area & neighborhood recommendations. These will fit your budget, your commute, and any other important location specific criteria like schools or proximity to entertainment.

  3. Targeted Property Searches

It's great for you to search online on your own, but we will also set up highly targeted property searches based on the locations we've identified and your specific needs in your new home. The MLS provides us a powerful property search that we have years of experience using, so we can taylor your searches just for you. We will create a separate search for each area/neighborhood that you want to explore, which allows you to easily organize your search.

  4. Organize Your Favorites

We'll provide a client portal that allows you to save favorites, possibilities, and discard properties that you don't like. You can make notes on properties so that you can easily remember what you liked about each home. If you're buying your new home with your partner or family, this allows you to share your thoughts on different properties and areas easily.

  5. Tour Areas & Properties

We are happy to spend as much time with you as you would like when you make your trip to Austin. We typically like to spend time touring as many neighborhoods as possible so that you can get a feel for which location fits you the best, and we're also happy to show you as many homes as you would like to see to feel comfortable that you understand the market & your options.

  6. Vendor Recommendations

Since you're new to town, we're happy to provide you with a list of vendors that we've worked with for years. We can recommend a great mortgage lender, home inspector, insurance provider, landscaper, and more! If you need help finding help, just ask!

  7. Move Forward With a Purchase

When you're ready to move forward with your purchase, we will guide you through the traditional home buying process. We do understand that a relocation can present unique challenges that usually involve purchasing remotely, and we're happy to help you through this process.

Tips for a Great Relocation to Austin

Plan at Least Two Trips

While we’ve successfully helped clients purchase a home on a single trip, we’ve found that an initial “scouting trip” helps you identify which neighborhood(s) you really want to focus on. A follow-up trip where the focus is to find your new home is much less stressful & more beneficial because you’ve already picked out where you want to live, so you just have to pick out your house.

Close Remotely on Your New Home Before You Move

Moving is stressful enough. Arriving in town w/ a full truck, closing, funding, collecting your keys, and then directing your movers in one day is even more stressful. We can set up a remote closing for you wherever you would like (a notary comes to you to close the day before funding.) We’ll perform your final walk through for you & are happy to video chat or send a video walk through so that you’re confident the property is in good shape.

Consider Making an Offer Site Unseen

If you’ve made a couple of trips to Austin & haven’t found “the one” then we can preview homes & upload walk-through videos on properties you’re interested in. If the property looks great, you can make an offer & put it under contract prior to flying to Austin to confirm it’s “the one.” Bear in mind that you will have a 7-10 day option period during which your earnest money is protected, so the risk is a $200-$500 option fee + a plane ticket. If you don’t like the house, you can terminate the contract.

Create a Backup Plan

It reduces a lot of stress on your trip if you have a Plan B. If you don’t find your home on your trip, this could mean another trip, or considering making an offer site unseen. A last resort is always a short term rental, which isn’t ideal, but does allow you plenty of time to search & make your decision after the move. Regardless of what your backup plan is, simply having one will reduce your stress levels enormously.

We would love to help you with your relocation.

Overall the transaction went great, but Lauren was the main reason it went well especially since we were out of state.  There were many follow ups and walk throughs for a new build and she was instrumental in helping with those. Lauren did everything well, but especially just owning the whole process and being persistent with the builder.  She had great insight to anything we asked and brought up things that we hadn’t considered and she clearly had our best interests in mind.  We’ve used many agents in the past and Lauren is above and beyond the best we’ve used.  She was a referral from a friend of a friend and I’m glad it worked out!

Lauren was over and beyond our expectations and was by far the best real estate agent we have had. Her detail to everything was amazing, especially since we were out of state. She is smart and knowledgeable and would highly recommend her to anyone.

Matt McDonnell

Lauren was superlative as always.  There’s a reason I’ve worked with her on a dozen transactions or so and will continue to do so.

Melissa Brierley

The transaction was easy as could be. Lauren is amazing and makes transactions so easy. She goes above and beyond to make sure everything runs smoothly and even helps to coordinate inspections, repairs ect. We have now bought two homes and sold one with Lauren and all three transactions have been a breeze. Not to mention that both purchases were highly competitive and she was great at strategizing and we got them both. Since working with Lauren we have also bought and sold homes in other states and both times we had to do so much more and it was a much bigger hassle. We often talk about how we need a Lauren in the other states we own in. We actually had a conversation recently about how we may as well keep investing in Austin because Lauren makes it so easy.

We were in Austin in December 2020 for home leave from my assignment overseas, and had been planning to buy our retirement home in the summer of 2021 and just look around in the week before Christmas. I reached out to Bramlett – having had a very good experience working with them in the summer of 2016 (Tara McGuire was out agent then) to buy our first house (also in Austin). Our agent, Craig McGuire, did thorough research that he shared with us, and advised us – without pressuring us – to consider buying then, given that what we wanted would be well beyond our price point by the summer because of the conditions in the Austin market for the foreseeable future. Observing all the correct COVID-19 protocols, he showed us houses that fit what we were looking for, and once we saw one that we really wanted, gave us the advice needed to help us to win a bidding contest without breaking the bank. This was really important, as after putting in our bid we had to leave Austin and do everything at a distance. Craig was key to making that possible. He found us a good mortgage company that qualified us quickly and, thanks to all his efforts and consistent support, we were able to close in a little over a month – in the time of COVID, doing everything very long-distance, and in a crazy Austin housing market. We’re very happy with our home purchase, and with Craig!

This is my second time working with Vicki and she’s an absolute star. We loved working with her and she is one of the best in the business.10/10! Vicki is an incredible advocate for the buyer, potentially to her own detriment- which gives me a deep level of trust and confidence. She was ready to negotiate hard even when we were not, and she talked us down from overpaying for a house (when she could have gone along with it and enjoyed a better commission). She truly had our best interests from start to finish, and thanks to that she has a client for life.

I selected Katie Evans as our realtor after speaking to several others as she was the most polite, attentive and patient realtor.
She was very responsive and worked very hard to get us the home we had in mind.
She is the best! I would totally recommend her in a heartbeat!!

We recently had the pleasure of working with Will Mackintosh and his team from Bramlett Residential. Will and his team made us feel comfortable to ask any and all questions that come with selling a home. What we loved most about working with them was the quick response time, whether it was through email, text or phone call, we were never disappointed. We also like the attention to detail that was provided to us throughout the process. We knew exactly when & what needed to be done on our end and it made working with them a breeze! If you are in the Austin area and looking to buy or sell your home, we highly recommend Will, Felix, and Brianna at Bramlett Residential.

I am extremely happy working with Ashley . Anytime I asked or needed anything she would have it done before I could hang up the phone I will recommend her and your firm to anyone looking for real estate. She knew the market and helped me win the bid which I found out later that there was 6 other prospects bidding on this property. Ashley even set up my loan at a fabulous rate I am a fan of her and her team

I worked with Vicki Duran to pickup a lovely new build in Georgetown. I was moving from CA, so the logistics were a bit challenging, but Vicki worked with me closely to accommodate my house house search when I would come to town to view homes. She was patient, knowledgeable, professional and all around great to get to know over the course of my home search! P.S. Despite Vicki being very busy, she will always make you feel like you’re her only client. Somehow, she manages to be quite responsive despite the high volume of work she comes across in today’s insane Austin-area market.I would highly recommend Vicki for any real estate needs and I’ll be working with her again very soon!

To whom it may concern;

Ahem… Vicki Duran was an absolute rock star!

Abridged Version: We closed on time at a lower price than expected and could not be happier!

Unabridged Version: As a first time home buyer, she repeatedly handed me answers to questions I hadn’t even come up with yet. Then for those few questions that did manage to remain unanswered long enough to leave my mouth, she quickly produced either answers or resources where I could find said answers.

Our home viewing tour that ranged all over the greater North Austin area was exceedingly well organized (everything moved quick, but nothing felt rushed). Then, after we pounced on a new construction, Vicki made herself available to help us review the builder’s contract and walked through the property with us for the pre-closing inspection. I’m pretty sure she had some magical surgeon in a far-off land swap her human eyes out for those of a falcon, but I didn’t get a good enough look to confirm this.

We recently closed on a house where Vicki Duran represented us and we had a wonderful experience throughout the process – right from putting in an offer all the way to the closing. We reached out to Vicki a few years ago when we were in the market for a house but then our plans changed and we put the home buying on hold. When we were ready again we contacted Vicki and I was happy to see that she still remembered us and was very responsive to us even though she was busy with a lot of other clients. She also educated us very well during the process with Dos and Donts. I would highly recommend Vicki or anyone else on her team.
