Relocation Services & Process

  1. Initial Consultation

To get started, we like to schedule a short phone call to discuss your search. We'll want to establish your time frame, your goals, your price range, & your location needs. Do you prefer to communicate by email initially? That's no problem at all!

  2. Area & Neighborhood Recommendations

After we've discussed what you need in your new home & what's important to you with regards to location, we will send a list of area & neighborhood recommendations. These will fit your budget, your commute, and any other important location specific criteria like schools or proximity to entertainment.

  3. Targeted Property Searches

It's great for you to search online on your own, but we will also set up highly targeted property searches based on the locations we've identified and your specific needs in your new home. The MLS provides us a powerful property search that we have years of experience using, so we can taylor your searches just for you. We will create a separate search for each area/neighborhood that you want to explore, which allows you to easily organize your search.

  4. Organize Your Favorites

We'll provide a client portal that allows you to save favorites, possibilities, and discard properties that you don't like. You can make notes on properties so that you can easily remember what you liked about each home. If you're buying your new home with your partner or family, this allows you to share your thoughts on different properties and areas easily.

  5. Tour Areas & Properties

We are happy to spend as much time with you as you would like when you make your trip to Austin. We typically like to spend time touring as many neighborhoods as possible so that you can get a feel for which location fits you the best, and we're also happy to show you as many homes as you would like to see to feel comfortable that you understand the market & your options.

  6. Vendor Recommendations

Since you're new to town, we're happy to provide you with a list of vendors that we've worked with for years. We can recommend a great mortgage lender, home inspector, insurance provider, landscaper, and more! If you need help finding help, just ask!

  7. Move Forward With a Purchase

When you're ready to move forward with your purchase, we will guide you through the traditional home buying process. We do understand that a relocation can present unique challenges that usually involve purchasing remotely, and we're happy to help you through this process.

Tips for a Great Relocation to Austin

Plan at Least Two Trips

While we’ve successfully helped clients purchase a home on a single trip, we’ve found that an initial “scouting trip” helps you identify which neighborhood(s) you really want to focus on. A follow-up trip where the focus is to find your new home is much less stressful & more beneficial because you’ve already picked out where you want to live, so you just have to pick out your house.

Close Remotely on Your New Home Before You Move

Moving is stressful enough. Arriving in town w/ a full truck, closing, funding, collecting your keys, and then directing your movers in one day is even more stressful. We can set up a remote closing for you wherever you would like (a notary comes to you to close the day before funding.) We’ll perform your final walk through for you & are happy to video chat or send a video walk through so that you’re confident the property is in good shape.

Consider Making an Offer Site Unseen

If you’ve made a couple of trips to Austin & haven’t found “the one” then we can preview homes & upload walk-through videos on properties you’re interested in. If the property looks great, you can make an offer & put it under contract prior to flying to Austin to confirm it’s “the one.” Bear in mind that you will have a 7-10 day option period during which your earnest money is protected, so the risk is a $200-$500 option fee + a plane ticket. If you don’t like the house, you can terminate the contract.

Create a Backup Plan

It reduces a lot of stress on your trip if you have a Plan B. If you don’t find your home on your trip, this could mean another trip, or considering making an offer site unseen. A last resort is always a short term rental, which isn’t ideal, but does allow you plenty of time to search & make your decision after the move. Regardless of what your backup plan is, simply having one will reduce your stress levels enormously.

We would love to help you with your relocation.

We got to use Simon Vand to find our home when we were in a time crunch and he helped us out greatly! Not only did he do his job well, but he was easy to establish a relationship with. I highly recommend him Simon.

I’ve worked with Will Mackintosh both buying and selling homes, and I cannot recommend him enough. After working with other agents in the past, it is apparent that Bramlett is different. Will is professional, hyper-responsive, and makes the buying and selling process incredibly simple. He was consistently available, on time, and helpful. I will continue to work with Will on future purchases.

Every step of our first home buying experience was amazing due to Chris Johnsons dedication to not only helping us find our perfect home but every step after all the way through closing and now even after helping us find contractorsfor things we want done. I would highly recommend him if you’re looking to purchase a home and if we ever plan on moving he will be my first call! Thank you Chris for everything!

My husband and I had an excellent experience working with Tara McGuire on both selling our home and buying a new home. We were impressed with how extremely knowledgeable Tara is about the market. She knew exactly how to price our home and, like she predicted, we had multiple above asking offers within a few days. She also provide very helpful suggestions on how to prepare and stage our home that we are certain made all the difference. She was very communicative and kept us apprised every step of the way. We highly recommend Tara!

Ashley Vavasour is a gem! We researched Austin realtors extensively before choosing Eric Bramlett Real Estate Agency and based on their performance and reviews we connected with Ashley – we never looked back and are delighted with the results. I can only imagine how much easier a local client who is also not a first time buyer must be, but Ashley not only listened carefully to our unique needs and concerns, she helped educate us on the dynamic Austin real estate market. She was supportive of our needs every step of the way. With Ashley’s help we were able to confidently purchase a beautiful home remotely. I can only say due to our schedules this was an enormous help and relief. If you’re searching for an agent to work with, go with Ashley. She will be able to help get the home you’re after and she’s a pleasure to work with.

Worked with Will for our first house purchase years ago and again to sell our house this year. He did helps us to provide a decent offer when we purchased our first house. We used him again based on reviews and his first meeting knowledge and valuable opinions as seller agent, we were pleased by his recommendations and advise. We followed his advice by what are highly recommended to renovate and what to avoid renovate not to waste money to increase house value. It was a bit unfortunate that the house we purchased has less privacy and smaller backyard that we didn’t consider and not in a good market. And we were in a hurry to sell house so did not go through other major renovations. The selling process is not a pleasant experience because of several potential buyers side issues and inexperienced buyer agent, but Will helped us to go through the offer and ensure to protect our benefits during negotiation period. Without Will, we probably would take the wrong step to over renovate or not renovate the house. I still highly recommend working with him based on both selling and buying experience.

Recently, my husband and I decided to take a life changing step and move to the Austin area for a job opportunity. We had never been here before and had no idea what to expect. We also decided to set up a more permanent situation and buy our first house. We had no idea where to start or what to do. Thankfully, we reached out to a friend of ours that had relocated to the Austin area a few years ago and she referred us to Craig McGuire with Bramlett Real Estate. All I can say is WOW! Craig knows what he’s doing and took our fears/worries/anxieties and put them all to rest. He walked us through each and every step, always made us feel in control of our choices, educated us on how selling the property or renting it out in the future would look like, and even gave us decorating/home maintenance advice if we saw a challenging area of a home we weren’t sure what to do with. The passion Craig shows in what he does stood out to me over everything. Each and every house we looked at, he seemed just as excited as we were to open the door and see what was inside. Every time we saw a new property, having Craig with us made us feel like we were looking at a house with an expert friend. He never left us hanging, always answered our questions, (we had thousands of course), and made us feel like we were his best and only clients! If you are still reading this, then grab the phone, call Craig, get the keys to your dream house and start living!

All I can say is Jeff was great. We were looking for a condo in the UT campus area.We had received several mailers from area realtors/brokers who target out of state students about the benefits and requirements for obtaining in state tuition. I set them aside and thought about all the advantages of, one, getting out of the UT dorms in COVID environment, and two, in state tuition. Our daughter absolutely loves Austin and knew that is where she wanted to attend. Her program is a 5 year program so we knew she’d be in for the long haul. I found Jeff, and your brokerage firm through a Google search and Jeff promptly returned my call. I had already identified a few properties that were of interest and Jeff was great at giving me feedback since I was out of state. He was readily available to show the properties to my daughter. Jeff knew my concerns with the dense population of west campus and the “party-Greek life”, security concerns, re-sale, and our desire to have a more “quite older neighborhood/community”. Since we were cash buyers and the property we purchased was fairly active with showings, he wrote the contract fast and negotiated it for us over the weekend, even on a UT game day! I understand his love and loyalty to UT eventhough we are Sooners. When it came to closing and inspection, Jeff made several recommendations of service providers and I couldn’t be happier with any of them.He was extremely patient with us since we were out of state buyers and I feel he genuinely looked out for our best interest. He was quick to respond and research concerns I had about a recent demolition next to the property and what could potentially be developed in the space. Although it is too early to tell, he took the effort to research the issue. Additionally, he was able to make contact for me with the HOA which was difficult for me to get a call back. I feel like I could always call on Jeff with any questions. I’m in the banking business and understand the importance of customer relationship and quick responses. I would highly recommend him and your company to any out of state buyers.

Will was timely in his responses, professional, and extremely helpful. It’s clear he has a lot of knowledge and I relied on his professional opinion throughout the process. Everyone on the team had exceptional communication with me and they were patient, kind, and thorough. I have already recommended you to a few people and will continue to do so. Thank you so much for everything!

I’ve heard from many people, buying your first house is a nightmare and stressful, anxiety inducing grueling process. Those people have clearly not had the pleasure of working with Craig McGuire with Bramlett Real Estate! My spouse and I were lucky enough to be put in touch with Craig from a referral from a friend, and from our first conversation, we knew he was looking out for our best interests and wanted to make as much of our dreams a reality within our budget. Craig was excited and upbeat and positive throughout the whole process. The Austin market is crazy right now and almost disheartening for newbie buyers, but Craig assured us all would work out fine and squashed any doubt or fear we felt creeping in. He answered every single question we had and gave us a timeline on how things would progress along the way. From the get go when we said what our plans and dreams were, he was onboard and ready to jump on and help us on our quest. WHO just hears some stranger’s dreams and plans and springs into action like that?? There are some good real estate agents out there. But in this market, especially if your are a newbie buyer, good isn’t good enough. Forget the rest, get with the best, call Craig, tell him your plans and dreams and let his best work for you! I did and I’m writing this post from my dream kitchen island in my new dream house!
