The Travis Country neighborhood in Texas is a community that offers a true abundance of natural beauty. Located near Austin's Barton Creek Greenbelt, Travis Country is nestled in the southwest area of Austin, where there are still plenty of green spaces. In fact, the Travis Country community has its own pond stocked with fish, turtles, and ducks. Plus, Travis Country is also home to a wildflower center, where visitors can admire many animals and plants, including the very rare plateau Gerardia. The monarch butterfly and the Rufous hummingbird also put in appearances at the wildflower center. After a day at work, Travis Country residents can return home to an oasis in the city.

The little pocket of Texas Hill Country that exists in Travis Country is carefully preserved and nurtured. The Blue Valley Recreation Area is carefully maintained to offer a great hiking trail as well as protected green spaces. The streets of the community itself are lined with greenery and are kept clean and quiet. If you want a natural retreat right in the city, Travis Country may be right for you.

Plus, since Travis Country is in southwestern Austin, right on the city's border, the community provides lots of access to nearby recreation, including access to nearby green spots and parks outside the city. For example, the famous Texas Hill Country is only a short drive away and offers views of cows, wildlife, fields, and wildflowers. Pedernales Falls offers gorgeous views and is only about an hour's drive away. Two spring-fed swimming areas, Hamilton Pool and Krause Springs are also only an hour away, and provide the ideal place to swim.

Travis Country has long been considered one of the best maintained Austin communities. Situated conveniently north of Southwest Parkway and west of MoPac, Travis Country offers very short commutes to nearby employers as well as excellent access to all the amenities that Austin has to offer. Barton Creek Square Mall and the Brodie Lane shopping area are both only ten minutes away. All that Austin's downtown has to offer is only 15 minutes away by car.

Since this well-designed community was developed in the late 1970s and early 1980s, lots are mature and green. Properties are large, offering plenty of room as well as character. Streets are clean and safe, and the community is designed to be comfortable and attractive. All this makes Travis Country a great real estate market. We moved the whole family to Austin for a career change and jumped right into a hectic seller’s market, looking to buy a home. A friend had recommended Bramlett Residential and introduced us to Tyson via email. Tyson got a list from us detailing the specific things we needed in our new home. He used this to generate possibilities in a list which he emailed to us frequently while we settled affairs out of state. Austin Pitts is my realtor for life! We were taking a walk one Friday evening, and saw a for sale sign in front of our favorite house in the neighborhood. I immediately texted Austin, who set a showing for 10:00am the next day. Finding the right home for an out of state move with 2 kids through Covid within a small window was what we were looking at. We were not even sure if we could pull this off but decided to get the ball rolling. We found Kasey Gilliam and Eric Bramlett Residential Real Estate via a review based search (and we now know why she and her company feature at the top). Kasey patiently reviewed our requirements and helped narrow down the search areas to what we now know were perfect for us. Daily search results started coming in and we got to the “virtual tour+bidding” stage. The home we ended up with was the very first home we toured after landing in Austin. The floorplan, the neighborhood, the area…..everything was just what we wanted. Today’s real estate market has remarkably changed.  You now have to compete against not only higher prices, limited inventory but also multiple bids.  Craig McGuire was excellent in his approach to what is available, how to negotiate and offer the most attractive contract in a bidding war and also making sure that he is available to show when something does come on the market.  I got out-bidded three times but in the end it was definitely worth it for finding the best home and more room for your buck.

If you are in the market for a trusted and experienced agent, I would recommend Philip Myers with Bramlett Realty. We just closed on our second property with him. Choosing a realtor to represent you is a daunting, and often frustrating endeavor. We worked with two or three agents before we were lucky enough to be put in touch with Philip. He is very professional, knowledgeable, and has excellent contacts in all the areas of real estate from contractors, to lenders, to inspectors, to appraisers. There are always a few bumps along the way when buying or selling a property and it’s always good to have an experienced professional in your corner. When we had to push back our closing date two times, Philip handled it immediately. When the seller wasn’t getting us the appropriate documents, he made sure he followed up until we had them. He even recommended an amazing lender – this was a life saver. The two previous lenders we had spoken with had said we could only get our property with 20% down, but Philip’s contact was able to get it to us for 5% down and lower interest rates than the other two. I don’t think we would have been able to close at all on our first property if we hadn’t worked with Philip and Charlie from Austin Capital Mortgage. Philip knows the ins and outs of how real estate transactions work. When something inevitably goes wrong, he knows the next best move. I’ve recommended him to several friends and unreservedly recommend him to anyone who is serious about buying a property.
