Allandale Homes for Sale

This tranquil Northwest Austin neighborhood is one of the best places to live in the city. But it's also a great place to eat, drink, and be merry. And though the traffic on Burnet isn't bad compared to most of the residential areas in town, Mopac is a quick drive away.
Allandale real estate is found between Mopac and Burnet, south of Anderson Lane, north of North Loop. The Allandale properties are endearing and affordable. And the local public schools are top notch with Brentwood Elementary and McCallum High School, Austin's Fine Arts Academy with a strong AP program. Mostly single-family, Allandale homes are the perfect fit for your growing family, or young professionals looking for a place with space. Burnet Road is undoubtedly the cultural and business center of this area. There you'll find just about everything you need from restaurants and bars to pottery classes and tax services. For coffee and a bite, veg or not, try Pacha - an eclectic little shop. If you're in the mood for Mexican, you really can't beat Taco Deli. One of the best (and little known) breakfast joints in town, Austin Diner, aims to please you and your family. The Poodle Dog Lounge is a perfect dive bar for when you need to get away from them. Or you could take them with you for a Sunday afternoon of "Chicken Shit Bingo" at Ginny's Little Longhorn Saloon. And Phil's Ice House serves up killer burgers, it's also next door to Amy's Ice Cream, a legendary Austin staple for over twenty years. For shopping there's the H-E-B. Or you could try the MGM Indian Foods down the road if you're feeling up for an ethnic adventure. Allandale is also a great area for arts and activities. Clayways has pottery classes at their studio and gallery. The Shoal Creek Greenbelt is nearby and Beverly S. Scheffield Northwest District Park is a huge public park with a pool, playground, picnic/BBQ areas and a baseball diamond. And if you're hard-up for ideas, the Allandale Reporter website keeps you up to date on the latest news clippings and neighborhood goings-on. All in all, this area is the kind of place anyway would enjoy. It has all the flavor of any other eccentric Austin neighborhood without the unfortunate foibles of a city in the midst of overpopulation.

My fiancé and I had the pleasure of working with Kristin from Bramlett Residential and had a great experience. Kristin made sure to keep us informed of anything that was going on through text, phone calls, and e-mails. Her experience with lenders, the title company, and of Austin as a whole made for a seamless experience from beginning to close. I already have recommended her to friends.

This was our first time selling a home, and Ashley made it a breeze! We had complete trust in her understanding of the market and the appropriate terms/ contingencies that were necessary. We loved how responsive she was to all of our questions, and she and her team are absolute pros. Would highly recommend working with Ashley if you have the opportunity too!

Ashley Vavasour did an awesome job helping us with the sale of our home! She kept us informed during every step of the process and was always available to answer our questions or hold our hand. She even retrieved my favorite spatulas that I had left behind! I would definitely recommend her to anyone looking to list their house.

Tara McGuire represented us in purchasing our home. To say she was amazing would be an understatement: Tara walked us through every step of the process (this was our first purchase), and provided detailed answers to every question we had, no matter how simple or complex. She helped save money where we could, pointed out things we wouldn’t have otherwise noticed, and was extremely pleasant to work with.

Philip Myers was great to work with and very knowledgeable of the area as well as what to look for that my wife and I were not as versed on when looking at houses, especuially since we were moving from out of state. He was exactly what we needed from a Real Estate Agent.

Philip Myers was great to work with and very knowledgeable of the area as well as what to look for that my wife and I were not as versed on when looking at houses, especuially since we were moving from out of state. He was exactly what we needed from a Real Estate Agent.

My Fiance and I worked with Lauren Yoder and we cannot recommend her enough!! We worked with Lauren to buy a house during the wild COVID market, when home buying was so unpredictable. Lauren is super organized and patient, which was very helpful for us as we were first time homebuyers. She was quick to respond, spent time answering all our questions (and we have a LOT of questions), quickly picked up on our style, and is very connected within the community. She is incredibly knowledgeable about the entire home buying process and has a list of trusted contractors… I’m talking Lenders, Inspectors, Handymen, Landscapers, Builders, etc., all of whom were also great to work with. I really appreciated was her willingness to talk through all the anxiety and fears that come with home buying. Lauren genuinely worked so hard to help us find the right home. I have already recommended her to friends and will continue to recommend her! You will not regret working with her and will feel like you are in great hands!

They say the market is so hot right now in Austin that you need to be prepared to write many offers and be prepared to get your offer beat out. I have had friends tell me they have made 30+ offers and are still looking.

That is not the case with Shaun and the team at Eric Bramlett Residential Real Estate. We went and saw three homes over two weekends. We found one that we absolutely fell for but didn’t want to get to attached to it for fear of getting beaten out.

Shaun helped us quickly move and place our offer on the home. He guided us to make a competitive offer and then he took it from there. We made our offer the same day the listing came on the market. He positioned the offer as super competitive to the listing agent and was able to get the listing agent to take the house off the market before the Saturday open house. This helped us limit the competitiveness of competing with multiple bids and getting in a bidding war.

We used our option period to quickly run through all the inspectors. Being from out of town Shaun handled all of this. He even found a plumber to come out and inspect our plumbing even though everyone says plumbers are booked solid still dealing with the fallout from the ice storm back a few weeks ago. Also, because we locked the house down so quickly without other offers, we could get the concessions we were looking for after the inspections came back.

We actually have a friend who was already under contract to buy their dream home when we engaged Shaun to help us find ours. We found and closed on our house before she has been able to complete her transaction.

There are plenty of agents to pick from but if you want the best and to get the home you truly desire the option is clear. You need to go with Shaun.

Last thing to note working with Shaun. He is super laid back and you will never feel pressure from him. He uses that pressure on the counterparty to your advantage.

We interviewed three different realtors and were impressed immediately with Will Macintosh.  He included our input into listing price, time line for listing, and detailed the services clearly.  The whole Bramlett team was was prompt in getting forms to us, and clear in terms of expectations.  The stager was great.  The pictures were great.  The house got multiple offers on the first weekend, sold at $55,000 above list price, and closed in 30 days.  Great experience.  I couldn’t recommend them more highly.

I just had a fantastic experience selling my house. Bailey Moran was my agent and she was just WONDERFUL.  I think it’s easy for a professional to be wonderful when everything goes as planned but it is far more telling how excellent they are when things go wrong.  First of all, I am a first time home seller and was completely unfamiliar with the process.  Bailey did much more than answering my questions, because I didn’t even know what questions to ask.  She provided such thorough information in our initial consult I felt like I had an excellent grasp on the process.  She provided a stager…free of charge!…who came out and gave me a complete plan on what to do to prepare my house for showings.  I followed their suggestions and the offers I got on my home were staggering…so much more than I had hoped.  Here’s where things went wrong and Bailey really showed what a fantastic agent does.  My home went under contract right when we had a huge winter storm here in Texas.  I’m a nurse and I ended up being stuck at my hospital four days straight.  When I was finally able to get back home I found my pipes had burst and the house was flooded.  I really couldn’t imagine a worse thing to have happened.  The floors, baseboards and all the doors had to be torn out.  There were over 30,000 claims in Austin alone, so there was a huge wait for plumbers, contractors etc…and I was supposed to be closing in two weeks!  Bailey worked magic with the buyers, their realtor and even the mitigation team that dried and repaired my house… she got them to create new contracts to transfer warranties to the new buyers, she checked in with me regularly to make sure *I* was doing okay, because she knew how stressed I was.  She was so reassuring and…she just handled everything.  She got the closing postponed and when I finally got the repairs completed the closing went off without a hitch.  She made what should have been an incredibly stressful experience SOOOO much better!  I feel incredibly lucky she was my agent.

And did I mention the actual sales process was so easy and she got FAR FAR more for my house than I would have ever expected?  I did, but it’s worth repeating.  My house was only on the market for one weekend.  She is simply the best.

My wife and I, somewhat on a whim, decided to start looking into options of building a home out of state, and the Austin area is where we ended up honing our search.
A Yelp search for Austin realtors brought up highly rated Bramlett Residential, and a handful of other highly rated real estate firms that I ended up reaching out to so that we could recruit a realtor to teach us a bit more about the Austin area, and to help us figure out where around Austin we wanted to narrow our search.
Craig McGuire from Bramlett was the first to reach out to me – within 30 mins of submitting my online inquiry, Craig reached out to me via phone to introduce himself and to gather some information about what it was my wife and I were looking for.  From there, the rest is history.
The most nerve wracking aspect of this process was the fact that we were out of state buyers looking to build a home in an area that my wife and I were not familiar with.  On top of that, once we settled on a location, my wife & I would rarely be present during the build process.
We cannot thank Craig enough for the all of his help and insight he provided us throughout the nearly 9 months of working with us.  Craig made the entire process easy, and left us with much less stress than we had anticipated we’d be faced with.
Craig was always willing to text, talk via phone, conduct FaceTime sessions, etc. so that we had the information we needed, to answer our questions, to walk us through the home as the build progressed, and to act as someone that gave us general guidance at any point in the process.
Another thing I appreciated about Craig was his non-real estate background and what that brought to the table.  Craig’s personal background in both construction and lending were also extremely valuable and insightful throughout the process, and helps to shape Craig’s overall value as a realtor.
We were never pressured with Craig – he always wanted to make sure we were as informed as possible before making any decision.
We couldn’t be more pleased with Craig and what he offered us during our 9 month build process.  Whether an in-state buyer, or an out-of-state buyer, I’d recommend Craig McGuire & Bramlett Residential to anyone, without question.

We worked with Katie from Eric Bramlett Residential Real Estate on the purchase of our home in Buda.  She did an outstanding job all the way through the process!  We have bought and sold several properties over the years and Katie is one of the best real estate agents that we have had the pleasure of working with.  She helped us select the right property, guided us through the bid and negotiation process, and helped us every step of the way to ensure that all details were covered.  Her insight, expertise, and hard work allowed us to be the winning bid without over paying which in this market is very important.  We highly recommend her and the Eric Bramlett Residential Real Estate group and will use them again when needed.
