When we started looking for our next home, we wanted a team committed
to the process of our family moving to the next home. We did not want
a realtor that just took advantage of the fact that you need a
realtor , and just wanted to cash the 3% of the transaction of
selling/buying your home. We had two previous experiences, in both cases
the realtor, just built expectations to convince us to buy/sell
the property, and then crushed us with a depressing reality to force
us to sell/buy under unfavorable circumstances, cashing their
commission and walking away.

Eric in other hand, explained us the current circumstance in Austin
Texas. Set up the expectations to a reasonable level. Pointed all
the flaws in our home and explain the best way to fix them. He
adapted to our needs and worked around them. He is very professional,
and he has a team to support his clients. He offers a professional
stagger and a professional photographer, (compared with the previous
experience where the realtor just used her daughter to take the
pictures or used her cell phone to take the photos). Eric always has
more than one possible alternative for any issues that pops up in the
process of selling/buying a home.

Eric makes an effort to offer all possible paths/option in the process
to do a real estate deal and he takes the time to ensure his customers
understand the most probable outcomes of their decision . At no point
in the process we fell any kind of pressure or frustration from him or
his team. He always try to accommodate his customer request.

Eric Bramlett was a rare and valuable find when it came to me looking for a real estate agent - I'd consider anyone reading this very fortunate in fact. Eric had the unique ability to put himself squarely in my position, while superimposing the years of experience that a first-time buyer like me was lacking. Added to that was his no-sales-pressure approach, warm personality, promptness in replies, and a no-nonsense approach to doing business. When we would walk into a place, I had complete confidence that he would know if it was a place I should be considering, or just a waste of my time.

Just for some more background: I'm someone with extensive experience in investments outside of housing, and for a long time had thought "I can buy a house without an agent". But after the time I spent with Eric, I've changed my opinion quite a bit. While I still think I could buy a house without the help of the average real estate agent out there, I would never, ever buy a house in Austin without using Eric. It's too big a decision, there are too many pitfalls, and he's just too valuable a resource.

Eric is extremely knowledgeable about the buying process and really helped us make a good, informed offer on a home that already had multiple offers on it. He was a professional negotiator once our inspection came in, and he made the closing as smooth as possible. His advice and experience were invaluable throughout the whole process. Working with Eric and his team was absolutely outstanding. Since I was selling a property while living out-of-state (California) I expected a lot of problems. But Eric monitored and controlled everything so well that it all went smoothly.

While having a good real estate team is obviously important, it's also important to have a relationship with a good title company, appraiser, etc. and Eric has some of the best. They were all professional, knowledgeable, and friendly.

And to top it all off, he sent me some good ol' Texas BBQ ribs! How does it get better than that! I highly recommend him and his team. And I also recommend you ask for some ribs at closing too. :)


Eric is the best! Whether you are buying or selling a home, if you want an expert realtor who will work for you, put your interest first, and whom you can trust completely, hire Eric. He came to our rescue and navigated us through the crazy terrain of the Austin real estate market.

The last time we sold a home was 23 years ago; and we had no idea how much different it is today to do so. As a result we initially hired a realtor who did not arrive with comps and a suggested price for our house and who gave us a price only the day before listing it. And then she had no strategy when the house was not immediately snapped up. It quickly became apparent her strength was as a buyer's representative. We ended our contract, took the house off the market for one precious week, and sought out someone else.

Thank goodness we found Eric. He arrived at our home the day after we first reached out to him, fully prepared with comps, a thorough and convincing analysis, and suggested price and strategy. He held our hands throughout the duration of the listing, calming our anxiety and made invaluable suggestions for the new home we had under contract, even though he did not represent us in that transaction. He has an amazing list of references for every type of work an older home might need. What would have been a tortuous process became bearable with Eric leading us forward.

He is the unusual professional: as strong representing sellers as he is buyers, down to earth, authentic, and sincere. He's one of the very best in town.


If anyone is looking to re-locate to Austin or to purchase a home, I'd recommend working with Will Mackintosh at Bramlett Residential. He is professional and very experienced with the Austin market & surrounding areas. I was flying into town from NY for just a few days and communicated with Will via email. I was interested in a few condos and he quickly responded and provided me with a detailed breakdown of rent comps and an investment analysis on all the units I inquired about. This included HOA fees, estimated mgmt fees, insurance, interest rates etc. The data helped me understand the market and also the appreciation values year over year. Receiving this prior to my arrival was great. This shows how prepared Will is as an agent. He works with #'s and that's the most important thing when considering a purchase.

Will was friendly and kept me realistic when it came to what I could find with in my budget parameters. He even put me in contact with a local lender who I connected with to answer my questions in regards to loan approval and interest rates for investment or secondary properties. Having fast and good client service is important when you are making a buying decision. Will was quick, responsive and very helpful for someone looking to re-locate.


We worked with Eric's team on selling our previous house, and are in the process of buying a house with him. He is very easy to work with and extremely knowledgeable about all things real estate in Austin. With his advice on some updates/repairs before selling, we avoided wasting money on some costly work, and made some other improvements that really added value and increased selling price. We were looking for a buyer's agent to help us in our UT Austin campus area condo search (we are from WA so we had one weekend to cram it all in). We checked out several realtors online reviews and decided to go with Eric Bramlett Residential Real Estate.
We were connected with WILL MACKINTOSH - who is terrific to work with. He really listened to what our needs/wish list were. He forwarded us listings before we arrived in town so we could set up a "tour of listings". He knows the area/surrounding areas in depth. He gave us great unbiased input.
We ended up purchasing a great Hyde Park condo at a price we were comfortable with. It went super smooth since we had to close the deal long distance.

Some realtors just want a quick buck, then there are others who go above and beyond to satisfy the client regardless of the payout. Eric Bramlett and his team were very knowledgable of the entire Austin area, which was crucial as we relocated from California. Even though we decided to rent for a year to get to know the area, Eric still helped us find a rental home and even helped facilitate our rental agreement. We didn't even ask for help with the rental search. He offered it and we couldn't appreciate his help enough! We worked with Tara McGuire to sell our rental house in Austin after we moved to Seattle. I expected it to be a difficult process since our tenants left the house in poor condition and we were 2500 miles away. Well, it actually ended up being a very pleasant experience. We met with Tara a couple of months in advance to formulate a plan and then her team began working immediately after our tenants moved out. We met Eric back in 2007 when he helped us find a home to rent. We were abroad and mostly communicated through lengthy e-mails. It was amazing how smoothly and efficiently he helped us find a house. We are first-time home buyers, and were looking for a knowledgeable and reliable realtor to help us with our search. And I'm petty sure we couldn't have found a realtor better than Eric! He was very accessible over the phone from Day 1 all the way till closing. In our first meeting which lasted about 30 minutes, he very quickly understood what we were looking for and what factors would work as positives (or negatives) for us in the home search (even including criteria that we hadn't explicitly told him!). Eric promptly got in touch with a bunch of builders the same evening and made a schedule for us for the next few days. He was patient and worked with our schedules. Eric drove us by various neighborhoods he had shortlisted for us to help us get a feel for what we would like in a community. He would readily pitch in with his thoughts when we had questions about either the construction or the neighborhoods or anything else.

What we liked most about Eric was that he was never pushy during the whole process, never in a hurry to get us to close on a property, yet gave us valuable advice on the homes. This helped us narrow down our options relatively quickly, and his inputs enabled us to prioritize our criteria better. We had been independently looking for homes earlier, but this was definitely productive use of time. We found our new home on Day 3 with Eric, and he helped us with the negotiations and paperwork too. He was there all the way till the end making sure that everything went smooth, and now we and moving into a wonderful home!

We were so lucky to have Eric recommended to us. My husband and I have worked with our fair share of real estate agents in the past but Eric is by far the best agent we have ever worked with. I've employed Eric and his team to purchase twice and to sell two properties. So, I feel like I know quite a bit about how they work, and I couldn't give them a higher recommendation.

On the sell side: Eric is very systematic and thorough, and selling my first home I talked to quite a few realtors, I was really comfortable with Eric and his team, never feeling like I was asking a stupid question, and I asked a ton of questions. He has a great team of staff and contractors that helped me stage the homes, photograph the homes, last minute repairs to help the value, and they marketed the heck out of the homes. He gave me great advice with regards to pricing and strategy. We sold with multiple offers on one property (above asking) in a hotter area of town within 24 hours of listing and we sold very close to list price on a second property in a less hot market. He was available and promptly returned calls and emails. After we were under contract, he helped us negotiate repairs and kept us informed until we successfully closed. A+ all around.

On the purchase side: Eric is available, informative, and honest. He or Bailey were always available to view any property within 24 hours, usually just a few hours and they helped me look at the pros and cons of each property. I wasn't rushed in any way, and again I was comfortable looking at enough homes to make sure I got exactly what I wanted each time. Eric provided honest opinions of each neighborhood and the market value of each property. In short, he didn't just try to get a quick sale, but really helped me through the process (This proved it's value as my first purchase through eric we sold under a year for a substantial increase in price)

I have recommended Eric to a number of friends and family and will continue to do so. He's a true advocate for his clients and I absolutely enjoy working with him, I hope to never move again, but if I do I know who I'm calling first to sell.


I have known Eric Bramlett since we bought our first home in Texas with him five years ago and I would still recommend him as a realtor.
