My wife and I had the pleasure of working with Linda Baddour to find our dream house in Austin. Being out of state, and new to house buying, my wife and I were a little apprehensive about the whole process. Lucky for us, the first person we spoke to was Linda, and she was so great to work with. She walked us through the whole house-buying process and how to navigate the hot Austin house market. We met up with her during a house-hunting weekend, with very little expectation of finding a house and/or making a competitive bid. Surprise, surprise, not only did we find our dream house at a great price, Linda helped us bid competitively in a sellers market. We managed to close on the house we wanted, and we could not have done it without Linda's help. We can't thank her enough!


We worked with Craig McGuire at Bramlett, we have all praise for him. During these hostile months for buyers, the housing market was heavily tilted towards sellers. Craig was very patient and kind. At times when we were very much down emotionally because of losing a bid or two very narrowly, he would say all the right things to keep us on the look out for another home that would be even better fit. We ended up with a home that we like a lot, and a lot of the credit goes to Craig helping us and having timely discussions with seller's agent(s) all the time. If anything, Craig was only more cautious to not let his clients unnecessarily bid too high without being comfortable. We definitely recommend Craig's services with Bramlett.


Working with Ann Nye was a Joy We live in Fairview Heights Illinois (near St. Louis) so all are dealings were done remotely. Ann was working with our son and daughter-in-law, who live in Austin, to find a house. They had been very pleased with Ann and recommended her to us. Ann did video tours for us of the houses we were interested in and even did video tours of the parks near by. Ann helped us find a perfect house just 2 miles from the house that my son and daughter-in law chose. After that Ann helped us get loan information, someone to cut the grass at our new house until we arrive, and a contractor to do minor repairs before we arrive. My son and daughter-in law closed on their house on the same day we closed on ours. Now, thanks to Ann, we will be spending lots of time with our new baby grand daughter. Thank you Ann Nye


Steve Crossland is the best agent you could possibly ask for and here is why I feel this way; I live outside the Austin area so am unable to be onsite to meet in person and to make personal assessments of the property. Steve, performed an individual walk-through, provided photos, well written communications with clear assessments and the actions necessary to get ready to sell. Steve and his team of professionals managed every aspect and detail to include replacing flooring, a hail damaged roof, removal of a dead palm due to a freeze, and other maintenance items that in turn made the house an easy inspection and sell!!! Steve led me through the selling process like a champion coach! I am very pleased and highly recommend you work with Steve Crossland and his excellent team.


If you are in the market for a trusted and experienced agent, I would recommend Philip Myers with Bramlett Realty. We just closed on our second property with him. Choosing a realtor to represent you is a daunting, and often frustrating endeavor. We worked with two or three agents before we were lucky enough to be put in touch with Philip. He is very professional, knowledgeable, and has excellent contacts in all the areas of real estate from contractors, to lenders, to inspectors, to appraisers. There are always a few bumps along the way when buying or selling a property and it’s always good to have an experienced professional in your corner. When we had to push back our closing date two times, Philip handled it immediately. When the seller wasn’t getting us the appropriate documents, he made sure he followed up until we had them. He even recommended an amazing lender – this was a life saver. The two previous lenders we had spoken with had said we could only get our property with 20% down, but Philip’s contact was able to get it to us for 5% down and lower interest rates than the other two. I don’t think we would have been able to close at all on our first property if we hadn’t worked with Philip and Charlie from Austin Capital Mortgage. Philip knows the ins and outs of how real estate transactions work. When something inevitably goes wrong, he knows the next best move. I’ve recommended him to several friends and unreservedly recommend him to anyone who is serious about buying a property.


My experience with Tyson was awesome! With the way the market has been, this was the second attempt to find a home in the Austin area. Tyson stepped in after the first failed experience and made it happen. Closed on my home in a month and now I can relax and enjoy. Huge thanks to Tyson and Bramlett Residential.

Today's real estate market has remarkably changed.  You now have to compete against not only higher prices, limited inventory but also multiple bids.  Craig McGuire was excellent in his approach to what is available, how to negotiate and offer the most attractive contract in a bidding war and also making sure that he is available to show when something does come on the market.  I got out-bidded three times but in the end it was definitely worth it for finding the best home and more room for your buck.
I would definitely encourage anyone looking for a home, condo or lot to reach out to Craig for the best advice and strategy for buying that home.


Finding the right home for an out of state move with 2 kids through Covid within a small window was what we were looking at. We were not even sure if we could pull this off but decided to get the ball rolling. We found Kasey Gilliam and Eric Bramlett Residential Real Estate via a review based search (and we now know why she and her company feature at the top). Kasey patiently reviewed our requirements and helped narrow down the search areas to what we now know were perfect for us. Daily search results started coming in and we got to the "virtual tour+bidding" stage. Kasey and Mackenzie (Kasey's assistant) patiently walked through properties for us to view remotely and would always add comments on specifics which made our filtering much easier. With a fair idea of what to expect, thanks to the virtual tours and a couple of bids we had placed remotely, we came down to Austin for 3 weeks to continue the home search. Kasey and Mackenzie had already lined up 3 tours on the first day and the properties they chose matched almost our entire checklist. While bidding for the home we liked, Kasey was actually at the airport and about to get on a plane. She handled the paperwork from the gate and made sure that a clear and complete bid was put in place. That was the winning bid. The home we ended up with was the very first home we toured after landing in Austin. The floorplan, the neighborhood, the area.....everything was just what we wanted. We are glad we found this team and can say for sure that you will not go wrong with Kasey and Mackenzie. Thank you guys!


Will Mackintosh was great to work with. At our first meeting, I found Will to be very personable and easy to talk to. He readily answered all my questions and explained the process of how we would sell the house. I found Will to be easily assessible; always returning my texts and emails within a short time frame. The house sold in 10 days. I highly recommend Will to anyone who is ready to sell their house.


Austin Pitts is my realtor for life! We were taking a walk one Friday evening, and saw a for sale sign in front of our favorite house in the neighborhood. I immediately texted Austin, who set a showing for 10:00am the next day. We had an offer in on Saturday afternoon, under contract by Monday, and he even referred us to a lender that closed us in 3 weeks! He was also able to create a relationship with the seller’s agent so we knew where we had to be in order to come in with the most attractive bid - all without feeling like we overpaid because we knew what the next highest offer was. We moved the whole family to Austin for a career change and jumped right into a hectic seller’s market, looking to buy a home. A friend had recommended Bramlett Residential and introduced us to Tyson via email. Tyson got a list from us detailing the specific things we needed in our new home. He used this to generate possibilities in a list which he emailed to us frequently while we settled affairs out of state. After a few weeks, we had a great collection of homes that were the right size, within our budget, and in the area we wanted to live. He was patient, and worked hard to find my family a home that suited all our needs. During our move I had a friend tell me he wanted to relocate his family out to the Austin area. Our search for a realtor in the Austin area began and ended with Linda Baddour. She is the epitome of professionalism, helping us at every step of the process and she went above and beyond to make our homebuying experience a possibility in spite of the unbelievably competitive market. We were hoping to move within a specific timeframe and she worked extremely hard to facilitate several home viewings (virtual and in-person while we visited for a single weekend) ultimately enabling us to close on a brand new home resale within 45 days of beginning our search with an offer that was under asking + while coordinating 95% of the details out-of-state. Tara is a wonderful realtor. I had a historic multi-family Clarksville home in downtown Austin. I had a bad first experiance with another realtor and agency. I contacted Bramlett Realtors after terminating that contract and reached Tara. I explained to her that the property I was wanting to sell was a historic one of a kind downtown property. Although the property had an amazing location and alot of historic charm and some beautiful artistc upgrades, it was going to be hard to sell. It was a complicated one of a kind property, that required more atttention then other sales. Tara did a great job. She secured banks that were able to finance our one of a kind multi-family sale if neccessary. Tara stuck by me after three contracts fell through. We ended up securing an all cash contract and closed in ten days. I was very lucky to find Tara. She did a great job representing me, and I felt like she had my back during entire time of representation. I highly recomend Tara and Braumlet Realtors for someone looking for a sellers representation realtor.


My husband and I were planning a move to Austin TX and Vicki Duran was our realtor throughout these last 6 months. She has always been available and knowledgeable about the home buying process.
