We were making one the most challenging moves of our lives, relocating from California to Austin. With no prior knowledge of the area or the market, we quickly realized that we needed a real estate professional. It was disheartening at first that some agents did not want to invest time in us when we were in such early stages of our decision making process, if we weren't ready to buy right then and there- until we met Tara Mcguire of Bramlett Residential Real Estate.

She treated us just as importantly as a tenured client, taking us through the different communities with the amenities and price points. After shopping for a neighborhood, it was a matter of getting know our likes and dislikes which honestly took over a year with numerous trips in between. Throughout this time, Tara built a relationship with us of implicit trust that led us to finally purchasing home. She held our hand throughout the process and has provided excellent referrals for a lender, insurance, and may other services that we would have had to figured out on our own. We are very thankful for the commitment and level of professionalism that is demonstrated by Tara and is carried through the Bramlett team.


We worked with Vicki Duran, to buy a house in Leander. Vicki is an amazing agent, she was super helpful with everything that we were doing, she was very open and helped us to see enormous amount of properties in two days, and provided all the information that we needed.

She also literally saved our deal when we had to re-negotiate deal closure delay. I believe she is the best possible agent we could even think of, I could not be pleased more. I definitely recommend Bramlett Residential and Vicki Duran.


I don't know where to begin to rave about Eric and the team! I've sold houses with good realtors before, but Eric Bramlett Realtors is just a different level of expertise and service at every turn! Responsive, professional, focused on our best interests (even gave us advice that went against his best interests, without any hesitation), and knows the Northwest Hills market exceptionally well. Also, the realtors we worked with were all genuine, good people I enjoyed interacting with.


We originally tried with a friend's recommendation with a local realtor and it never panned out, he always acted as if he was too busy. When I got with Craig, we never felt that we weren't his top priority. We contacted him the first time on 12/12/19, had a small area to work with and a lower budget, but he got us into the perfect home, in the perfect spot in the perfect neighborhood. Couldn't be more happy with our interaction and will make sure anyone I know goes not only to Eric Bramlett, but to Craig McGuire.


We moved to Austin from LA and wanted to purchase as soon as possible. After interviewing 4 realtors over the phone, we knew we'd be in good hands with Eric. He asked all the right questions and was realistic with what we could expect with our budget and wishlist. A bonus, Eric also has a ton of experience in remodeling homes and is an investor himself. This was really helpful as we not only wanted to explore home options but investment opportunities as well. Almost a year after house hunting with him and his team, we finally closed on a house last weekend and couldn't be more thrilled. We saw dozens of homes and took our time, but Eric was always patient and persisted through with us.

Eric genuinely wants his clients to maximize the potential of their home. He's full of ideas for renovations, layout, vendor recommendations and even details such as what light bulbs shine the best! Not to mention, he's just a really cool guy. House hunting can get draining but it helps when your agent is down to earth and can crack a joke or two :)

I would say the 3 most important qualities in your realtor is that they are honest, knowledgeable and engaged. Eric and his team hit the mark on all points and we'll be using them again for any future purchases/sales.

My family is relocating from California to Austin and per a friend's referral, we contacted Eric to see if they could help us find a lease property. He set us up with Bailey and she was a total godsend!

Bailey was so helpful, sweet, and professional. The few days I was in Austin to look at homes, I had my 10 month old with me. Bailey was so great and patient with me and her. (Think having to get baby in and out of car seat at every property, wanting to play, then nap time fussiness)

Though I know a lease is not as lucrative as a buy, she never gave us less than her 100%. She really went above and beyond and helped us find the perfect home for our family.

We will definitely be working with Bailey again in the future when we purchase a home.


My husband found Eric on the Internet, fairly randomly, and I can not believe how lucky we got! Eric is hands down the best realtor I have ever had working for me. My boyfriend and I contacted Eric Bramlett Residential via their website, after reading great Yelp reviews. We were referred to Will Mackintosh. As first time home buyers, the Austin real estate market can be very intimidating. Will set up an MLS listing search that alerted us to new listings that met our criteria. When we were ready to tour, Will was very flexible with scheduling showings. He is very laid back and not at all high pressure ,which matches our style. After making several offers that were declined, Will encouraged us to keep looking. He promptly responded to our emails (sometimes freak-outs) and educated us about the process as we went. Will even helped us diffuse a situation with a pushy listing agent after closing earlier this month. Although we hope to not be in the market for a new home for quite a while, we will certainly recommend Will to family and friends!


We finally made the move from San Diego to Austin this summer. We were blessed to find Eric Bramlett through an Internet search a year and a half ago when we first began considering Austin. I could tell right away during our phone conversations that he was real, detailed, and extremely knowledgeable in regards to almost every neighborhood in the Austin area. He even knew a lot about the schools, which appealed to us greatly. We made four separate trips to Austin to house hunt, and Eric was awesome! He was patient, good with our children, and was efficient at pinpointing neighborhoods we would like. In addition, he answered every question we had quickly and in great detail. He even did research on cost of various remodel options so that we could consider those things in relation to price as we home shopped. In my opinion, we were not easy clients. We had to opt out of a contract or two within our option period, and we ultimately did not make Austin our home until a year and a half after we began the search with Eric. Yet, he was extremely kind, understanding, professional, and patient throughout the entire process. When we finally did make the move, we were under great time constraints due to a job. But because Eric knew our preferences and parameters of what we wanted in a house, he was able to find us a wonderful house in a perfect neighborhood for our family, and close it for us in 7 days. Did I mention we didn't see our home in person until we arrived 1 day before closing?! And we absolutely LOVE it! The best house we have seen for our family, by far. Being a first time home buyer in this crazy Austin feeding frenzy market can be quite intimidating. I was referred to Eric Bramlett by a trusted friend. I had thought finding a good, reliable, professional, prompt, easy to reach, has my best interest in mind type agent did not exist in Austin area until I found Eric. He is all of that and more. It started with an easy call that explained my goals to him and within two hours I got customized emails with properties I should target.

Eric offered his insight into property condition, fair offer price based on market condition and history/geography and desirability of the location. He even recorded video walk through of the properties for us.

Always had my best interest in mind. Offers we wrote would get us considered, but fair for the property. We had one really bad seller agent try to get us into a badly maintained property by trying to pull some legal technicality on us (which they were wrong about). Eric patiently, expertly and professionally navigated the situation and got us out of the mess without too much stress on my side.

We finally got an investment property that Eric picked for us (he knew what we were looking for so well), and is now managing it for us. He also helped me with local load and insurance agents who are equally responsive and professional as him.

My girlfriend and I worked with Eric to find our first house. Eric was able to position our offer correctly and we won out over other competing offers. Our lender turned out to be a nightmare, but Eric was able to keep the seller engaged through multiple extensions to our close. Couldn't have been more impressed and happy with Eric's professionalism and empathy throughout what turned out to be a pretty stressful process due to our lender. I'd recommend Eric to anyone.


Update. I first met with Eric on Oct 15, my 2nd day in Austin. I closed on my purchased property on Nov 23. That's not a typo. 5 weeks. And my new home and neighborhood is... spectacular.

And I'm a thorough buying investigator. Probably much more than most. I combed through many neighborhoods, listings. I vetted many options online and via discussion with Eric, and looked at 50+ properties (possibly many more?) in person. So... I'm not an "easy" shopper. I did not just look at one of the first few places I saw and said "I'll take that one." We -worked- on this home search, intensely.

This was my first single-family home. I had questions galore. Eric never blinked. He was incredibly and continually responsive. (Again: the lone, 1-star reviewer of Eric claimed Eric wasn't responsive; my experience is the total opposite. And I'm quite possibly one of the more-demanding personalities you'll meet.) Further, he doesn't miss a beat, no missed issues, all commitments kept and solid, everything scheduled precisely without a hint of impatience--an excellent skill. And it's remarkably valuable to have a partner like Eric for whom you need not track their work - it makes my effort so much easier.

Finally, Eric works hard to align with your goals. Yes, buying agents have an inherent conflict of interest: they get paid more solely if you spend more (on a property). However, if I get any sense that my buying agent is pressuring me inappropriately, I'll immediately cease the partnership. There was never, ever a hint of problem in this arena.

There's no way all the above gets done in 5 weeks without Eric and his team. Thanks guys.
