Couldn't be more thankful to have Eric Bramlett as my broker especially for my 1st ever home purchase! He was personally recommended to me by the builder I work for and as soon as I engaged him with interest he went to work. Being in the construction industry I was mindful of ideal locations to invest in and didn't need to bother with numbers. Eric though took the initiative to provide evaluations anyway which is one of the many examples of the sort of consideration he puts into working with you. My interest was mostly with affordable new construction which he provided options to weigh out. It is helpful he is interconnected and is able to provide personal feedback on developers he has worked with. It is also refreshing to have someone as invested as you are in your dwelling. Such a good experience and would certainly seek Eric Bramlett as my broker again when needed.


Eric is a fantastic real estate broker. He's extremely knowledgeable of the market, and very patient. Eric has been helping me with an Austin purchase for over two years now. I'm making the purchase from DC, so it can be stressful, especially in a fast market like Austin's. We had a property under contract about 6 months ago, but it didn't work out, as there were just too many items that came up on the inspection. The whole time, Eric was very supportive, and didn't pressure me to go through with the deal. Since I've been looking for so long, I've gotten to know the different neighborhoods in central and east Austin very well, and Eric was the primary reason why that's happened. The only downside to looking for so long is that the market changes, but Eric keeps me up to date with the market trends, so I always feel like I know what's going on. another review for extraordinary services from Bailey! this time I got the opportunity to work very closely with Bailey Moran for my home purchase. We started looking at properties right in the midst of the crazy time (Jan-Mar, 2020) when home sale prices were record high at Austin. Though we missed out on some of the homes we liked, (even after offering more than the asking price) Bailey always reminded me to be patient. As soon as the COVID pandemic spread in April, Bailey was so quick to react; she shared her knowledge and her prior experiences on how the market would react. She advised me to wait for a month to fend off competition. We played the waiting game and finally bought our favorite home in the end of May, (right when the lock down ended) for less than the sellers asking price, saving grands that we would have lost overpaying. I'm proud to say that we timed it right and it was only possible due to Bailey's in-depth knowledge of the housing market, ability to smartly correlate events in the past with the present and advise decisively; again, like I mentioned before, she has the attitude to do the extra mile all the time, no sense of hesitancy whatsoever and always prompt. Glad I have a great real estate partner!


We are from CA, worried a bit to invest in Austin, relatively unknown territory; but Bailey made the difference; she guided us right from the start to the end (helping me even now 40 days after closing); She has the willingness to do the extra mile to delight customers. 6 words to describe her: She is smart and focused, honest and trustworthy, patient and responsive.

Out of the 40 homes that we saw on a continuous stretch of 6 days (incl weekends), we never found a sense of hesitation from her. We called Bramlett to sell our first home in South Austin. We had no experience selling, weren't sure what renovations would get us money back, and just had a lot of uncertainty. Tara came over, looked at the house and gave us a really clear plan with options depending on how much work we wanted to put into the house. The timeline and sale price that she estimated for our house ended up being spot-on. We got lots of showings and a cash offer for our full asking price within 48 hours of hitting the market. Even the closing just flew by, it was so painless. We sold right at the start of COVID-19 and Tara helped us navigate all the needed signatures and things smoothly and with minimal in-person contact. Great experience overall. I sold a rental property from out of state, and they took care of everything. Tara was very communicative, always quick to respond to texts/calls/emails when I had questions/concerns, and she always was very transparent and honest. I felt very comfortable with the entire process, and I also felt that with every decision and price during negotiations, I was given informed advice but I still had opportunity for my input in our decisions during the negotiating. Basically, the company and Tara made my entire sale-process pretty painless. I even went on vacation for a few days during the beginning of closing! Absolute 5-stars.

Although the market was very competitive I trusted that Eric could help give me the edge on my competition because I knew he had a very good knowledge of the Austin market and that he had a reputation of working hard for his clients. I got introduced to Eric when he helped us find our rental apartment a couple years ago. And the experience was so pleasant, that when we were looking to buy a house, we went straight to him. And boy am I glad we did. As a first time home buyer it was important we had a realtor who was both knowledgeable and patient with the several questions we had. Eric gets high points on both. Plus he is not pushy. When we went under contract for a property where the seller was not willing to pay for the repairs, instead of pushing us to pay the extra few thousand for repairs, and be done with his job, Eric recommended that we continue searching for the right property!

Initially we had ruled out fixer uppers because of our inexperience. But Eric guided us through that process like the expert he is - I have learned a LOT from him. And its only because of his guidance, that we felt comfortable going ahead with a property that had everything we needed, except it needed a lot of work. He went above and beyond, by helping us make smart/cost effective renovation decisions to ensure we get our money's worth. And I still call him to get his advice - you can clearly see that he genuinely cares about it.

He is not afraid of answering specific questions you might have, and won't hide behind "Oh, that's a personal decision you need to make" or "I am not sure how much that would cost". He will tell you his opinion if you ask him nicely :) and that was a HUGE thing for us as first time buyers. The house we liked received 7 offers, and one of the reasons we got the house was because we had Eric on our side. Here is a direct quote from the listing agent's email informing Eric we got the house: "The seller has decided to go with your buyers because ..... we liked your professionalism in winning this contract for your buyers".

He is bloody good at what he does! Goes without saying that I will be looking to him for help with any future real estate transactions.


Eric provided outstanding customer service throughout the entire process. This was our first time selling a home and we needed a lot of guidance. He helped us plan out how much to invest in improvements to prepare the house for sale and walked us through each step of the process so we knew exactly what to expect. After we were done the house was in great shape and we received multiple offers. Overall a great experience.

What more can you say?

Well, I'll try to add more color just so this doesn't seem absurdly short. He knows the Austin real estate market essentially intuitively. He has "a guy", or gal, for anything that needs fixing or remodeling. His staging lady is an ace. He's professional in a line of work that attracts a lot of halfwits and flakes. If you've ever sold or purchased a home before, you unfortunately know what I mean. He's always working and always available, which must be terrible for his personal life but is fantastic for you if he is selling your house.


Spoke with Eric today and he gave me free advice regarding a property I have for sale. He was exceptionally helpful in explaining how homes are valued. He was patient, kind and responsive. If you need help with real estate, give him a call.

I honestly cannot say enough good things about Eric. Best real estate agent I have ever used.
I've bought and sold a few houses and have worked with some good Realtors in the past but Eric and his professional staff are by far the best team I have ever had the pleasure of working with. Through the entire process they were very attentive to my needs and kept me informed on the status of everything every step of the way. I got the "turn-key" service I wanted (Eric arranged for a contractor, photographer, professional staging etc.) One of my biggest pet peeves is real estate agents that don't bother to hire professional photographers and do quality staging when listing a home. My listing was well written and the photos were of excellent quality and the staging was magnificent (see photos). Eric and his team definitely knows their business and really helped me in selling my home. He never made me feel rushed and there was never any pressure to make a decision. If I could give him a 6 star rating I would.


Eric just keeps on giving.

Two years ago he saved us from an ill-conceived decision to hire a (read: the wrong) broker to represent us in the sale of our home. And that alone would have been enough, but Eric also advised us in the by-owner cash purchase of our new home - without representing us in that transaction(!) - by putting us in touch with contractors to refinish wood floors and install a new central heating/air system.

Fast forward two years - we are ready to rebuild the garage, this time with a studio apartment on top of it, and finish out the attic into livable space. Our first stop at our longstanding bank for a home equity loan proved disastrous - their appraiser's incompetence led to a too-high interest rate and unnecessary points.

So we called Eric, who put us in touch with a mortgage broker, whose appraiser immediately saw the real market value. The result: much more appropriate terms, which of course we accepted.

What does this mean? It means that in 5 or 6 years we plan to downsize into retirement bliss; and when we do, Eric will represent us in BOTH the sale AND the purchase transactions.


Eric helped me prepare and sell my property this summer and did a great job. I needed someone who could tell me what repairs and improvements I could make to get more for the house and he did just that. He gave me a list of fixes and helped refer me to reliable people who did the work at good prices. Eric even picked out the carpet for me!

Before we listed the property, Eric helped get everything ready for pictures and sent over a really good photographer. The listing looked great and we sold for more than any other house in the neighborhood in the first weekend!!!

Eric is really good at his job. He has a lot of experience and gives great advice. He has a great team, but I never felt like I was passed off to other people because he was always available for a call or email. After we went under contract, he didn't disappear, and was always around for any questions I had. I really enjoyed working with Eric, was very happy with the results we got, and would recommend him to anyone who needs to sell a house in Austin.

Tara McGuire is an excellent realtor and the best option for first time home buyers in the Austin area. Her contract knowledge, eye for detail, and honesty made the whole process a lot less stressful, especially in the tough Austin market.
