We just closed on our first house and we are grateful to have worked with the firm, specifically with Kasey Gilliam whose service was absolutely top-notch. My wife and I give her our absolute highest endorsement.
The overall transaction went very smoothly and Kasey was in full control throughout. My wife and I are first time home buyers, which comes with a lot of anxiety, yet Kasey kept us calm and confident. Kasey showed she was an excellent listener by showing us highly relevant properties at the beginning. We found one that was pre-market that we loved and Kasey crafted an excellent strategy that worked out perfectly.
There were four attributes in particular that stood out:
- analytical nature - Kasey mentioned she was previously a CPA and it showed. We absolutely loved how analytical she was which was incredibly effective for us, since we're of the same mindset. She did great navigating us through so much uncertainty carefully measuring expected risks & rewards.
- reliability - she always responded very quickly who was extremely knowledgeable and genuine (e.g. she was unafraid to say she didn't know instead of trying to fake it like I have encountered in the past). No calls or texts were ignored.
- reassuring - as first time home buyers she gave us a lot of good and salient information without overwhelming us. She always made sure we understood something before going further. She was calm throughout which gave us incredibly high confidence in her ability.
- outcome - most importantly, she delivered the outcome that we desired drove the process with few frictions making it much smoother than anticipated.
This is our first purchase so admittedly I don't have much basis for a comparison. But after reading numerous books and speaking with so many who went through this same process, it's clear Kasey provides a level of service that is among the very best.
Eric is the best Realtor in Austin! He is a really patient person because he has helped me look off and on for the past 3 years. I'm looking in different parts of central Austin and the market changes a lot and has changed a lot over time. Eric has sent over countless emails about price, condition, and neighborhood of every area I can think of because I've changed my mind so much. I can't thank him enough for sticking with me while I pick out my forever home. He has never pressured me or made me feel like I'm taking too long. Eric is a great guy and he'll work really hard for you.
We could not have asked for a better realtor than KASEY GILLIAM!! Kasey was incredibly proactive, knowledgeable, and highly responsive from beginning to end, even as our circumstances changed. We were only in town for a few days, making our house hunt incredibly time sensitive and to be honest, overwhelming. Kasey was able to tailor the search perfectly and her organization helped us to efficaciously make the perfect choice for our needs. One of the things we were most pleased with was her dedication to seeing the process through until the house was completely closed. We were so comfortable with her professionalism and attention to detail we felt completely at ease having her attend our final inspection and Facetime us. She was incredibly accommodating and thoughtful. Kasey even took the initiative to drive by the house on our closing date to make sure everything looked good. I don't think there is anything we could identify that she could have done better. We would recommend her to friends and family, and seek her out again if we were ever back in the market.
Tara McGuire helped us with the sale of our home in Austin, that just sold recently. I am very pleased with her work.
The sale was a very challenging one, solely because a co-owner of the property made it difficult. Despite this, Tara stayed by our side and worked with us to get the house in top shape and prepare everything necessary to sell our house at a reasonable price. She worked with us for months and never gave up. We ended up selling the house for a great price because of all the hard work and persistence that Tara provided.
She really knows her stuff - she was able to give accurate prices for what the house was worth based on its condition. She made on-point predictions about how the sale would go based on the house's properties. She also helped us determine exactly what needed to be done to increase the value of our home. Her husband Craig is also a fantastic contractor who helped us make ideal repairs on our home.

Vicki Duran was referred to me by a friend a mine who had previously used her services. Right from the first time I connected with Vicki, she has always been well-prepared, action-oriented and knowledgeable not only about the housing market but all the peripheral services as well. Vicki is extremely detail oriented and took every single one of my requirements very seriously. Because of my busy schedule, I was not able to go and see the property myself, but could trust her to close on the property remotely. She was able to close the property my choice in just 3 weeks, negotiated major fixes, connected me to a good mortgage company (I did my own research but this was the best), arranged for a painter, and provided reco for property mgmt services! Ever since, I have already referred her to multiple friends and families who are also planning to purchase property in Austin area. Vicki is awesome!
I worked with Eric to sell my home in North Central Austin. This deal was especially challenging since the property had a difficult tenant and the whole deal was conducted remotely because I live out of state.
Eric, along with the staging service and photographer, managed to get my home listed quickly - despite the tenant's best efforts - and we received multiple offers (all over asking) within two days of being on the market. We closed on time, but not without a bit of real estate drama on the way.
The drama resulted from the handyman he had hired to patch an exterior hole in the siding (pesky squirrels), and much heartburn resulted from the buyers demand for a new roof.
Be wary of he offers handyman services, hire your own contractor.
The roof-replacement worked out in the end, but I had to file an insurance claim and provide concessions to cover the deductible. Be careful about the amendment verbiage, make sure you CYA so you don't have to sweat thinking about paying for a $17k roof out of pocket!
Overall, I am pleased with Eric's services. He will get you a good price, fight for you when the buyer makes outrageous repair demands and find a solution that works for you.
My husband and I worked with Will Mackintosh. From the first time I reached out through the closing process I couldn't have imagined it going any better or smoother. My husband and I were what I thought was a tricky situation. Due to work we were each coming from a different state and only had a full weekend to look at houses on both sides of town. I know Will is a busy man but he made us feel like we were his number one priority. We were happily surprised we found a house that weekend and Will made all the E-paper work extremely easy for us, even attended walk throughs we couldn't be there for, and referred us to an amazing mortgage broker. Will has great resource to help you in special situation. In our transaction, after the inspection, we were surprised that the buyer claim there is a foundation issue and need a big cut in price. Will quickly connect a foundation engineering firm to verify the claim. Turns out the foundation was perfectly fine, no repair needed. Thankful for Will's fast response navigate the situation and communicate effectively with seller to save us. This is a key differentiator service between an ok realtor to a great realtor like Will.

My husband already moved out of state, so I cannot move the heavy stuff to our garage. Will emailed me saying- he will move the heavy stuff. Kasey Gilliam was AMAZING!! As a first home buyer I had little knowledge about the process or what it looked like (and was SUPER nervous) -- Kasey made this super easy and helped me understand everything that was happening along the way. Kasey clued me in on a ton of stuff that she didn't necessarily need to and I truly felt that she had my best interest in mind from start to finish. She answered every question I had right away and was super flexible and quick to get me in to see properties at times that worked with my schedule. She took the time to go over all the documentation with me to ensure I understood what I was signing and agreeing to, she showed up to every inspection and helped research some issues and reached out to her contacts so we could get an estimate of possible repairs. By the time this process was over I felt like an experienced home buyer due to her knowledge and everything she shared with me and made sure I knew.
I feel truly blessed to have been a client of Kasey's --I've spoke to many others who have gone through the processes and often times heard horror stories of their experiences due to their realtor. I had an absolutely wonderful experience working with Bramlett Residential to find my ideal condo. In anticipation of my move to Austin, I felt nervous that I had zero familiarity with the area. We found Eric through Yelp after an exhaustive search for a property management company in Austin. After speaking to a few different companies we decided to go with Eric and his team. From the outset we felt very comfortable with Eric - he was very responsive, knowledgeable and patient with us. It was our first time buying a house, and we had lots of questions. Eric was very patient, informative, and friendly. He was never hard to get a hold of, and responded very quickly to our messages. He has a lot of experience with the Austin housing market and suggested several neighborhoods that we hadn't been considering. He gave us good advice about renovation possibilities and talked us through which houses we could improve the resale value of.
My husband and I were moving back to Austin from Seattle and contacted Eric after reading his numerous Yelp reviews and experiencing slow communications with the realtor we originally intended to use. He was upfront about potential issues in any home we looked at, rather than blindly encouraging us to just purchase a home already. By the time we flew home from our trip, Eric had prepared our offer and sent everything we needed over to us to sign. He helped us through the process and recommended an excellent lender who was able to offer us great rates and patiently listen to all of our first-time home buyer questions. When we panicked over not understanding something in the contract at the last minute when we were supposed to be signing all the papers, Eric quickly responded to our text (after hours in Austin) and called us to explain what we were confused about.
Buying a home from another state is difficult, and Eric was a great realtor throughout the process. He and his team even arranged for flooring companies to access the house so we could arrange to have floors installed before our move from Seattle. Once we moved into the house, I had trouble operating the jacuzzi in the Master bath, and Eric was quick to respond. He not only re-sent the inspection report, but called me and patiently walked me through trouble-shooting the tub until I got it to work.
We are very happy with our experience working with Eric and Bailey and would highly recommend them without reservation to anyone looking to purchase a home in Austin.
Eric Bramlett helped me purchase a new construction property and was able to be very effective although I work in the oil & gas industry with limited access to personal correspondence while away for work weeks at a time. I was interested in central Austin and his insight into the different neighborhoods was invaluable. There are a lot of smaller central Austin builders and Eric knew most, if not all of them. I ended up purchasing from one of the larger builders who specialize in the area and Eric already had a relationship with them, which made the process go very smoothly.
Eric is very experienced and knowledgeable. I especially appreciated his no pressure approach. I never felt like he wanted to just "get a sale." I really trust his expertise and anyone would be very lucky to work with him.
We worked with Katie as our agent for our home purchase. She was very friendly and very easy to work with. We were concerned about the price we were paying for a resale home and she did a thorough market analysis to ensure it would be appraised for that. We bought our first house with Bramlett and then when it was time to sell it we decided to go with them again.
