I met JC as an agent representing the people that bought a house that I had listed for sale. So he was on the other side of the transaction. I quickly realized that he is the type of agent and person that I wanted to work with. After the closing, I approached him and asked him if he would like to represent me on my next purchase and things quickly fell into place. Ruth helped us to view many houses and (over months) to make multiple offers in a really, really tough market for buyers. Our low bids were our own fault! Ruth's guesses are always spot on. We finally had a bid accepted last month, and Ruth helped us re-negotiate after significant problems were discovered. Ruth has gone above and beyond for us, giving us far more time during this long search than we could reasonably have expected. She even helped us look for a rental when we'd basically given up. Her advice has always been immensely valuable and brutally honest. She is the most knowledgeable agent I've met on the Central Austin market. Eric Bramlett is an incredible broker. I purchased a vacation home from him in 2012. It was very important to me to be as close to downtown as possible, but I didn't want a condo. I didn't know it at the time, but central Austin neighborhoods are very different, in a very short space. You can go a mile or two in any direction, and the prices & neighborhood feel change dramatically. Eric is well versed in central Austin and helped me learn the neighborhoods and understand the pros and cons of what I could afford in each neighborhood. After we found the right house, he was integral in the smooth transaction. I'm now the proud owner of an awesome bungalow in east Austin and it's truly my home away from home.
Eric and Bailey are amazingly helpful! We both sold our condo and bought our new home through EBRRE.
First, Eric made sure we received all the help and information on how to best present our condo before putting it on the market. Ours was a difficult sell, as it was in a high-priced market and only a one bedroom. He kept us in the loop about potential buyers' opinions after viewing the property, and we were able to make adjustments quickly. The pictures of our condo made us wonder why we were selling in the first place.
Even when we hit a snag with a loopy "potential buyer", he worked quickly and professionally to disengage and get my house back on the hot list.
It only took a couple of months and we had a buyer and received just a little below asking and above our final goal.
Second, we had a very specific "forever home" in mind that was really what we thought would be a pipe dream.
He sent me homes that fit the bill on a very regular basis and immediately sent me homes that came almost exactly to what we wanted. Bailey would make sure I could see the house as soon as possible (to fit my schedule) and at times we would be in the house within the hour. The market is tight and we actually had several homes bought out from under us within hours, but they did an amazing job of keeping us focused on "the perfect home."
When we found "the one" it was on a Friday afternoon in which Eric was out of town for the day and Bailey had the afternoon off. Not only did she make arrangements to see the home immediately (30 minutes!!), she met me and helped keep me grounded to make sure this truly was it. We actually found a home with all the weird quirks we wanted and would never have dreamed to find something like this in the neighborhood we hoped at the price we could afford (they never pushed us or introduced homes "just a little over" as most agents we have found do).
EBRRE made sure we got our bid in in such a way as to entice the buyer without going into a bidding war (there were other offers). We were in contract within just a couple of weeks and had the home by the end of the month.
They also escorted us through the legal release and purchase and made sure our new home would be everything we hoped.
I couldn't be happier with EBRRE and the wonderful people who made my forever home happen so smoothly.

I moved to Austin and knew nothing about the neighborhoods and suburbs. He was incredible at providing me insight into numerous areas and extremely prompt on any questions I had during the search. We were planning to relocate to Austin Texas this summer and started our search for a good realtor last year as my husband planned to fly out and just check out Austin and some neighborhoods. As there are many realtors with stellar reviews it was hard to chose and actually just because it's 5 stars yelp review sometimes you don't get 5 star customer service when they get busy. Actually I had to look for a new realtor this spring as our other realtor never really got back with us when we tried to email or call him.
Nevertheless when I contacted Eric over yelp he responded to me within an hour and connected me with Meredith who is a relocation specialist. She was amazing!! Really listened to all our wish list items and set us up with a great selection of homes in great neighborhoods. Unfortunately due to family emergency she was not able to meet up with us when it was time for my husband to fly out to Austin and check those homes or but she connected us with Vicki. This was the smoothest transition ever within a team. Vicki was updated about our situation, she knew exactly what kind of homes were looking for. She even picked my husband up from his hotel and showed him all the homes within a day.
We found a dream home and during the entire process of paper work, talking to the seller, lender, home inspection. Vicki was there for us. She responds to our emails/texts/calls immediately. We feel very well taken care of considering we are purchasing a home in Austin while we are still in California.

I was a realtor in the mid 80s. Time have changed a ton since then, and realtors have the opportunity to use technology to improve the home buying/selling experience. However, we've bought and or sold 6 times just since moving to Austin in 2006 (over 10 times before that, but also before the internet), and Eric Bramlett and his workers have really made the most of all that modern technology has to offer. Not only are they well connected with information, statistics, and feedback, but they PERSONALLY respond with lightening speed to all our questions and needs.
I expected to deal mostly with assistants, but from day one... Literally, my FIRST CALL to his office... Eric has gotten back to me within minutes (typically, less than 5 minutes), whenever I've contacted him! He really gives the personal touch and has brilliant advice. That said, his assistants are also top notch. I was especially floored to find that he stages a house as part of his fee.... and with lovely touches!!!
If you are going to list with a realtor, I cannot recommend anyone but Eric.
I reached out to Eric because of his strong reviews on Yelp and he did not disappoint. He helped me purchase a house in the campus area for my son to live in while he attended school at the University of Texas. Eric has an extremely strong understanding of the central Austin market. As an out-of-towner, the price differences within a few blocks were perplexing. Eric explained to me not only what the price differences were, but also why they were priced that way. Eric is intelligent, patient, and never condescending.
Equally impressive is Eric's understanding of construction and what to expect in an older property. The property we purchased is on pier & beam construction and was built in the 1940s. Eric helped us avoid potential pitfalls (cast iron plumbing,) and explained what to expect in central Texas pier & beam construction (it will move over time.) He set our expectations prior to the inspection and helped us prioritize what needed repair and what could be safely "lived with."
All in all, Eric is a 5 star agent. I couldn't have asked for a better experience and couldn't recommend him any higher.
Buying a house is scary... There I said it. Buying your FIRST house can be down right mortifying, especially when in your 40's like myself.
It's important that you find the right real estate agent to help make the process less scary.

No question was off-limits, and every request for viewings was arranged in a timely manner.
