We finally made the move from San Diego to Austin this summer. We were blessed to find Eric Bramlett through an Internet search a year and a half ago when we first began considering Austin. I could tell right away during our phone conversations that he was real, detailed, and extremely knowledgeable in regards to almost every neighborhood in the Austin area. He even knew a lot about the schools, which appealed to us greatly. We made four separate trips to Austin to house hunt, and Eric was awesome! He was patient, good with our children, and was efficient at pinpointing neighborhoods we would like. In addition, he answered every question we had quickly and in great detail. He even did research on cost of various remodel options so that we could consider those things in relation to price as we home shopped. In my opinion, we were not easy clients. We had to opt out of a contract or two within our option period, and we ultimately did not make Austin our home until a year and a half after we began the search with Eric. Yet, he was extremely kind, understanding, professional, and patient throughout the entire process. When we finally did make the move, we were under great time constraints due to a job. But because Eric knew our preferences and parameters of what we wanted in a house, he was able to find us a wonderful house in a perfect neighborhood for our family, and close it for us in 7 days. Did I mention we didn't see our home in person until we arrived 1 day before closing?! And we absolutely LOVE it! The best house we have seen for our family, by far. Being a first time home buyer in this crazy Austin feeding frenzy market can be quite intimidating. I was referred to Eric Bramlett by a trusted friend. Eric and his assistant Bailey were fun to work with. They were both patient with my learning curve, tolerant of my freak out moments and knowledgable beyond their required licensure. He was very approachable, and gave us all the details, provided some insight on investment properties and what to expect. He was able to meet with us on short notices as well. I had thought finding a good, reliable, professional, prompt, easy to reach, has my best interest in mind type agent did not exist in Austin area until I found Eric. He is all of that and more. It started with an easy call that explained my goals to him and within two hours I got customized emails with properties I should target.

Eric offered his insight into property condition, fair offer price based on market condition and history/geography and desirability of the location. He even recorded video walk through of the properties for us.

Always had my best interest in mind. Offers we wrote would get us considered, but fair for the property. We had one really bad seller agent try to get us into a badly maintained property by trying to pull some legal technicality on us (which they were wrong about). Eric patiently, expertly and professionally navigated the situation and got us out of the mess without too much stress on my side.

We finally got an investment property that Eric picked for us (he knew what we were looking for so well), and is now managing it for us. He also helped me with local load and insurance agents who are equally responsive and professional as him.

My girlfriend and I worked with Eric to find our first house. Eric was able to position our offer correctly and we won out over other competing offers. Our lender turned out to be a nightmare, but Eric was able to keep the seller engaged through multiple extensions to our close. Couldn't have been more impressed and happy with Eric's professionalism and empathy throughout what turned out to be a pretty stressful process due to our lender. I'd recommend Eric to anyone.


Update. I first met with Eric on Oct 15, my 2nd day in Austin. I closed on my purchased property on Nov 23. That's not a typo. 5 weeks. And my new home and neighborhood is... spectacular.

And I'm a thorough buying investigator. Probably much more than most. I combed through many neighborhoods, listings. I vetted many options online and via discussion with Eric, and looked at 50+ properties (possibly many more?) in person. So... I'm not an "easy" shopper. I did not just look at one of the first few places I saw and said "I'll take that one." We -worked- on this home search, intensely.

This was my first single-family home. I had questions galore. Eric never blinked. He was incredibly and continually responsive. (Again: the lone, 1-star reviewer of Eric claimed Eric wasn't responsive; my experience is the total opposite. And I'm quite possibly one of the more-demanding personalities you'll meet.) Further, he doesn't miss a beat, no missed issues, all commitments kept and solid, everything scheduled precisely without a hint of impatience--an excellent skill. And it's remarkably valuable to have a partner like Eric for whom you need not track their work - it makes my effort so much easier.

Finally, Eric works hard to align with your goals. Yes, buying agents have an inherent conflict of interest: they get paid more solely if you spend more (on a property). However, if I get any sense that my buying agent is pressuring me inappropriately, I'll immediately cease the partnership. There was never, ever a hint of problem in this arena.

There's no way all the above gets done in 5 weeks without Eric and his team. Thanks guys.


Thanks to our agent Lauren the whole process of buying a home felt much easier than expected. She did a great job relaying information and breaking down the process so that we didn't feel overwhelmed. We had a few setbacks with repair items before closing but Lauren handled it in a way that didn't add stress to our lives. She is highly competent and also a really kind and caring person. I have full confidence in her and have recommended her to friends.


Professional and efficient ! This year we bought our first house with the help of Eric. It is very stressful because we never went through the process before but Eric was amazing and explained us everything. He really made everything go easy ! I especially liked working with him because he has been very honest the all way, telling us when he thought something was wrong rather than just pushing us to buy ! We had to go through the all paper process from New Hampshire and Eric has been amazingly available. I would highly recommend him to anyone !


I chose Eric because of his ratings on yelp, and boy, are they right! I have bought and sold several houses over the past few years, and Eric is by far the best realtor I have worked with. He went above and beyond to make everything so simple for us. Our house sold in just 1 week! I have already recommended him to others, and I will certainly continue to do so!


Eric sold my mother's house in late 2014 and I dealt with him through the whole transaction. Her house wasn't in very good shape, but he helped us find a price that made it sell quickly while we were still able to get a good price. The buyer wanted a bunch of repairs, but Eric explained that we'd already accounted for that in the price, and we didn't have to fix anything or pay for any repairs.

Eric knows central Austin very well and is pleasant to work with . He and his assistant Bailey were always available by phone or text. They are very good at communicating and answering all questions and concerns. I gave Eric 5 stars because he's good at what he does and cares about his clients.

My dad was looking to purchase a house so that my brother and I could rent from him - splitting a mortgage is cheaper than two one bedrooms in Austin- so I googled best realtor in Austin. Eric Bramlett came up, and I was not disappointed! Jennifer Bailey was the realtor we were matched with, and she walked me through 40 different houses without complaint. We looked at houses for around 3 weeks, and closed within three weeks of putting in an offer. This was personally my first time looking at houses as an adult, and Jennifer was ready and available whenever we needed her to answer whatever questions we had. I appreciated that I was not looked down on due to being young and it not being me who had the money. She was very knowledgeable about everything from the area, to resale value, to the builders of the homes we were touring. Excellent service!

As a bonus, jennifer has been instrumental in building connections both during post-purchase. She connected us to a a loan servicer, a contractor, and is now giving us a contact for a deck builder. Amazing experience, and I highly recommend Jennifer for all of your realtor needs!


I moved here with my family 10 years ago from Ireland, I am so grateful I met Eric. I bought two investment property with Eric's help. Eric was invaluable to me helping get tenants and vetting them to make sure I got the right ones. He is a wealth of knowledge not only with real estate but his list of "fix it" guys for any problem that might occur in renal properties. This was a huge bonus to me, especially since I moved from over seas and were not familiar with the area.

Eric Bramlett is an incredible realtor. When my wife and I were looking for a realtor to help us relocate from California to Austin, Texas, we were impressed by the quantity and quality of the online reviews for Eric... and let me tell you, they were not incorrect. Eric is very knowledgeable of the entire Austin area, but he was also very accommodating of our timeline and our need to work feverishly to find a home quickly (as it's not easy to go back and forth from CA to Austin multiple homes).

So, the result was that within 3 days we viewed at least 30 homes - and then made an offer. Eric navigated the offer and closing process like a true veteran, foreseeing (and avoiding) multiple pitfalls while negotiating very favorably on our behalf with the seller in a pretty strong seller's market. Most importantly, he's a great guy with excellent family values. I could not recommend Eric any higher or with any more enthusiasm.


Eric represented me when I bought my house in Clarksville in the summer of 2012. I met him through friends quite awhile ago and we looked for awhile. Well, we looked for a really long time. We started looking in 2007 and I wasn't sure that the market was the best time to buy. I turned out to be right and am happy that I waited to buy. We looked a little in 2008 but started really looking again in 2010. We put in probably 5 offers and contracted one other house, which I backed out of because it was going to be way more work than I wanted to put into a house. The house I ended up buying is great for me. There's some improvements I can make, but I don't really have to do anything. It's on one of the best streets in the neighborhood.

I can't rate Eric's performance highly enough. He's obviously very patient and is absolutely not pushy at all. He knows central Austin extremely well, as we were looking in Clarksville, Tarrytown, Barton Hills, Travis Heights, & Bouldin Creek. When it was time to negotiate, he let me know what to expect & what was reasonable. He helped me through the inspection and through the loan process. Very recently, he's recommended a good a/c guy when my heater went out. I'm more than satisfied with his services. He doesn't really seem like a salesperson at all, but more like he's just helping me through the transaction.


I worked with Vicki Duran from Bramlett Residential during my search for a property in Austin. The thing that I liked the most about working with her was her promptness at responding to my emails, calls, messages. She was genuine and made this process seamless. From understanding my requirements to searching for a house and visiting the property (since I am remote), she did it all so fast. It couldn't have been better. I felt comfortable working with her because she is so experienced, genuine and not pushy. I strongly recommend Vicki and would love to work with her again if I get the chance.
