Before settling into the beautiful hill country she calls home, Tracey relocated to and from Austin numerous times, and these experiences immersed her in the complex nuances of moving, selling, and buying, enabling her to navigate clients through these processes with confidence and skill.

Originally from Oregon, Tracey graduated from the University of Texas. She holds a Certified Residential Specialist (CRS) certification and a Certified Luxury Home Marketing Specialist™ (CLHMS) designation. Tracey primarily serves Austin and the surrounding areas of Bee Cave, Dripping Springs, Lakeway and Spicewood.

In her spare time, Tracey is outdoors riding/hiking trails all over Austin with her horses or dogs. Along with her husband, she has fostered dogs for Field to Family Dogs, transitioning them from hunting lodge to home life. Their adult children live in San Diego and San Francisco, where she often visits.

We felt very lucky to have found Tracey to help us relocate from Tyler to Austin. Tracey is extremely knowledgeable about the Austin area and was professional in all interactions. We really didn’t know which community was best for us and Tracey was always willing to go the extra mile and show us homes from Dripping Springs to Georgetown! Not many REALTORS would be willing to cover that much territory. Tracey was always patient and reassured us that the most important thing was to find a place we truly loved. My experience with Tracey was great! I needed an agent that would put my needs ahead of her own, and that is what I got with Tracey. The process was long and arduous (twelve months), with a significant and unwelcome hiccup involving a septic system. Through it all, Tracey never lost the faith, and never pressured me to lower the price for a faster sale. She gave me good advice, but was never overbearing or patronizing, though I have very little experience with real estate and surely tried her patience at times. She always listened to my ideas and provided honest feedback in her pleasant but no-nonsense manner. I would highly recommend her.

I had another realtor, a friend, who over a year showed my home 4 or 5 times, two of which she sent another realtor to preside over. When her contract was up, I decided to go another direction. Tracey Guttes lives in my neighborhood and, in the first month, had approximately 10 showings, hosted a neighborhood party there (which generated substantial interest), and was able to bring to the decision-making process so much more information about sales in the area, enabling us to place a “sellable” figure on my home, not a “give-away” figure. I’m happy to say I closed on my house last week. Tracey is bright, resourceful, and incredibly responsive, a very nice person, and a wonderful realtor. I don’t think you can do better.

I don’t even know where to begin with this recommendation. Tracey is an absolute GEM of an agent. I found her through another listing she had in the Homestead area of Bee Cave. I was in the beginning stages of relocating from California to the Austin area and didn’t even know what to do, where to begin and who to work with. Tracey not only has the extensive knowledge of the Austin area, but she knows what it takes to relocate from our of state. This was invaluable to my family. She generously took a weekend of her time to accommodate multiple showings in the Bee Cave area. We didn’t find “the dream home” that visit but Tracey kept in touch with us the entire time of selling our home in California. And not in a “I want your business” type of way; she was genuinely a friend reaching out and keeping us in loop on the market in Bee Cave. When the stars finally aligned, our house sold in CA and the perfect home popped up on the market in Dripping Springs, she basically dropped everything to assist in a super quick inspection and close. Being in CA during this entire process, she totally stepped in to help with EVERYTHING on our behalf. I can’t say enough about her and I hope that you choose Tracey to help with your real estate needs. I am thrilled that being new to the area I already have a friend in Tracey!

Ah, where to begin other than this is your gal if you are looking for a dependable, on the ball, superb with communication and very knowledgeable agent. My family and I just relocated to the Austin from, you guessed it, California, and started this process back in late February. Tracey had her work cut out for her because we had a pretty specific checklist and neighborhoods that we were interested in… Let me back up, when I first started I knew nothing about the Austin area and from the very start she took her time to show me around, and shared her extensive knowledge about all the different pockets surrounding Austin. In spite of being in another state during this process, she made it as painless as it could have been, and even skyped listings she previewed for us. She even saved us from buying a money pit which turned up all sorts of problems during the inspection and as per her advice, we backed out of the deal. At the time we were devastated, but as she kept reminding us, everything happens out for a reason. We know this was absolutely the right decision and we are so thankful for her willingness to give us her honest opinion which didn’t make her job any easier. I should also mention that we knew nothing about propane and septic systems so she guided us through all of that fun stuff, too. Tracey Guttes is an A+++ agent.

Tracey is THE ONE you want to be your agent. She is patient, positive, honest and sharp. As first time home buyers she encouraged us to look at as many houses as we could to get a feel for areas and what we liked/disliked. We saw a lot, and I never felt pressure from her to hurry up. She genuinely cared that we took our time and really got out there to see the market. She is so poised and gracious, we trusted her insight on all the properties. After we decided to move to Texas from California, we needed a realtor we could rely on to understand our family’s needs and help us navigate a new area from a distance. We first met Tracey when visiting Austin and requested to see a home she was listing. She was immediately responsive and scheduled a showing around our scheduled while we were in town. While the house was not for us, we were so impressed by Tracey’s responsiveness, knowledge, and understanding of our circumstances that we asked her if she could be our realtor for our purchase. It was truly the best decision we ever could have made in this process, which took several months and had countless roadblocks along the way (such as our California home taking longer to sell than expected, inspection issues on the first house we made an offer on, etc.) She navigated each and every bump with poise and was instrumental in helping us keep our nerves and emotions in check through what turned out to be a much more challenging process than we ever imagined. At every step of the way, Tracey gave us her honest opinion, and never once tried to push us in any direction or try to “sell” us on a house. She truly understood our needs and made sure they were all met. We ended up in our dream home that we plan to live in for decades raising our three children. Without a doubt, we could not have done this without her, and she has made us into a forever client (and referral source).
