The neighborhood’s strategic location ensures easy accessibility to major employment hubs, downtown Austin, and the airport via Hwy 290 and I-35. This proximity to major arteries of transport allows residents to enjoy the benefits of a serene residential area while having the bustling city life of Austin within reach. The exact distances to these locations, however, require further details to provide a comprehensive understanding.

Recreational opportunities near Carriage Hills are abundant and diverse, catering to a range of interests and activities. Ben E Fisher Park, with its basketball court and walking paths, and East Metropolitan Park, featuring a soccer field, baseball court, beach volleyball court, and a swimming pool, are some of the notable spots. Additionally, Bell Farms Park North and South, along with Carriage Hills Park, provide open green spaces perfect for leisurely walks and enjoying the outdoors. The presence of a nice pond at Bell Farms Park South adds to the scenic charm of the area.

Residents have convenient access to an array of grocery stores, cafes, and restaurants, ensuring day-to-day needs and dining options are well within reach. The availability of these amenities contributes to the ease of living in Carriage Hills, making it a well-rounded community.

Education is well catered for, with the Manor Independent School District serving the area. The district encompasses Presidential Meadows Elementary, Manor Middle School, and Manor High School, all rated as good or higher by GreatSchools. This offers residents a range of educational options, ensuring quality schooling for the community.

In terms of real estate, Carriage Hills boasts a selection of homes designed with an emphasis on both design and value. The types of homes available cater to varying preferences, but specific details on the styles, sizes, or characteristics of these homes would require further investigation.

The allure of living in Carriage Hills is rooted in its peaceful suburban setting, combined with the convenience of city amenities and the natural beauty of the surrounding parks. The neighborhood offers a well-balanced lifestyle, making it an attractive choice for those seeking a calm yet connected living environment.

However, I was unable to find specific details regarding the exact distance to major employers, downtown Austin, and the airport, which are crucial to fully understand the neighborhood’s connectivity and accessibility. Additionally, more specific information about the types of real estate available in Carriage Hills, including the architectural styles and sizes, would provide a clearer picture for potential homebuyers. Despite these gaps, the available information paints a picture of a community that balances suburban charm with urban convenience, making Carriage Hills a desirable place to live.

Anna Uliassi is one of the best in the business. Her experience, professionalism and knowledge were invaluable. She was on top of everything from beginning to closing, always available & quick to address anything that came up. She gave great advice about staging and little fixes to make my property stand out. She has a great rapport with other agents which is invaluable in the negotiation process. I would highly recommend her to anyone as a Buyer or Seller agent.

Molly Parks did an amazing job selling our house very quickly under a very tight timeframe. She went above and beyond to help us get ready to list our home. I trust her judgment 100% when it comes to any and all real estate decisions.

I have been involved in many residential real estate transactions and Tracey is by far the most experienced, knowledgeable, and personable realtors my wife and I have ever worked with. Tracey knows the local area, provides tips on how to present your home when selling, and is a very skilled negotiator. I have recommended Tracey to several other people and won’t go to anyone else now that we have found the best realtor in the area!

My personal opnion is that Tracey Guttess is intelligent, professional, motivated, punctional, an excellent problem solver, creative thinker and ethical. She is someone who can put out a fire and turn it into a Win Win situation for all individuals. Yes, I highly recommend her.

Tracey, is an excellent real estate professional. She communicates very well and has tremedous amount of knowledge for the central texas area she services. She listens to your needs and advices well as you search for a home. She is a great agent to work with whether you are purchasing or selling!

Tracey helped me find and buy my first home and I am very happy with the result! Tracey is incredibly knowledgeable–she was helpful during walk-throughs, pointing out things that I would have missed. She is incredibly responsive and was quick to get me into houses I was interested in looking at. She is very dedicated and always followed up for more information about a house after we had looked at it. The negotiation and closing process was incredibly easy thanks to Tracey. She is a good communicator and can explain in plain english all of the long, confusing, boring forms that you have to sign. The negotiation was very easy and we were able to get below what the house was appraised for. Throughout the entire process, Tracey always had a positive, helpful attitude and professional demeanor. I am very happy with the result and would recommend Tracey to anyone looking for help finding a home.

We felt very lucky to have found Tracey to help us relocate from Tyler to Austin. Tracey is extremely knowledgeable about the Austin area and was professional in all interactions. We really didn’t know which community was best for us and Tracey was always willing to go the extra mile and show us homes from Dripping Springs to Georgetown! Not many REALTORS would be willing to cover that much territory. Tracey was always patient and reassured us that the most important thing was to find a place we truly loved. Her patience paid off for we did find the home of our dreams! Tracey followed up on everything we asked and made sure we were informed about our new location. She again went the extra mile after closing to be sure we were comfortable in our home. We no longer feel she is just our REALTOR but rather our friend!

My experience with Tracey was great! I needed an agent that would put my needs ahead of her own, and that is what I got with Tracey. The process was long and arduous (twelve months), with a significant and unwelcome hiccup involving a septic system. Through it all, Tracey never lost the faith, and never pressured me to lower the price for a faster sale. She gave me good advice, but was never overbearing or patronizing, though I have very little experience with real estate and surely tried her patience at times. She always listened to my ideas and provided honest feedback in her pleasant but no-nonsense manner. I would highly recommend her.

Works hard, honest, pulls houses and shows homes we were interested in. Great experience, will definitely use Tracey in the future. Very involved in all aspects throughout the home building process, provided expert advice and made the process super easy.

I had another realtor, a friend, who over a year showed my home 4 or 5 times, two of which she sent another realtor to preside over. When her contract was up, I decided to go another direction. Tracey Guttes lives in my neighborhood and, in the first month, had approximately 10 showings, hosted a neighborhood party there (which generated substantial interest), and was able to bring to the decision-making process so much more information about sales in the area, enabling us to place a “sellable” figure on my home, not a “give-away” figure. I’m happy to say I closed on my house last week. Tracey is bright, resourceful, and incredibly responsive, a very nice person, and a wonderful realtor. I don’t think you can do better.

I don’t even know where to begin with this recommendation. Tracey is an absolute GEM of an agent. I found her through another listing she had in the Homestead area of Bee Cave. I was in the beginning stages of relocating from California to the Austin area and didn’t even know what to do, where to begin and who to work with. Tracey not only has the extensive knowledge of the Austin area, but she knows what it takes to relocate from our of state. This was invaluable to my family. She generously took a weekend of her time to accommodate multiple showings in the Bee Cave area. We didn’t find “the dream home” that visit but Tracey kept in touch with us the entire time of selling our home in California. And not in a “I want your business” type of way; she was genuinely a friend reaching out and keeping us in loop on the market in Bee Cave. When the stars finally aligned, our house sold in CA and the perfect home popped up on the market in Dripping Springs, she basically dropped everything to assist in a super quick inspection and close. Being in CA during this entire process, she totally stepped in to help with EVERYTHING on our behalf. I can’t say enough about her and I hope that you choose Tracey to help with your real estate needs. I am thrilled that being new to the area I already have a friend in Tracey!

Ah, where to begin other than this is your gal if you are looking for a dependable, on the ball, superb with communication and very knowledgeable agent. My family and I just relocated to the Austin from, you guessed it, California, and started this process back in late February. Tracey had her work cut out for her because we had a pretty specific checklist and neighborhoods that we were interested in… Let me back up, when I first started I knew nothing about the Austin area and from the very start she took her time to show me around, and shared her extensive knowledge about all the different pockets surrounding Austin. In spite of being in another state during this process, she made it as painless as it could have been, and even skyped listings she previewed for us. She even saved us from buying a money pit which turned up all sorts of problems during the inspection and as per her advice, we backed out of the deal. At the time we were devastated, but as she kept reminding us, everything happens out for a reason. We know this was absolutely the right decision and we are so thankful for her willingness to give us her honest opinion which didn’t make her job any easier. I should also mention that we knew nothing about propane and septic systems so she guided us through all of that fun stuff, too. Tracey Guttes is an A+++ agent.
