Is Austin Real Estate Overpriced?

, Jan 28, 2021

The Austin real estate market has started the year with incredible velocity and acceleration, with new demand entering the market that can only be described as incredible and unprecedented. Our real estate agents in Austin had a lot of internal discussion over how to adjust to this new activity and one question keeps popping up: Is Austin becoming overpriced? (Words like “bubble” & “overheated” often enter the discussion.)

Austin Home Values Compared With Other Metro Areas

There’s strong historical evidence that real estate bubbles are rare. Real estate is illiquid and the primary function of housing is, well, housing, so we don’t generally see wild swings up and down. That said, it certainly feels like (and will soon prove out) that prices are swinging up very, very quickly.

So, is Austin real estate becoming overpriced? We don’t think so.

Austin has been a boom city for decades with strong population growth fueled by job growth. Employers have historically chosen to move or grow in Austin because of our high quality of life and relatively low cost of living. When you compare how much it costs to live in the Bay Area vs Austin, that becomes readily apparent. However, employers (and relocating homeowners, many of whom can now live/work wherever they want) don’t only look at Austin when choosing where to call their new homes. Lots of other cities come up in discussion – Denver, Portland, Nashville, Charlotte, etc…

How does Austin’s real estate pricing compare with these cities?

There was a 14% YOY increase in median pricing in Austin in December 2020. The most recent reliable data we can find for other MSAs is from NAR, which was last updated for Q3 2020. This comparison is pretty conservative as a result. Looking at these numbers, Austin is (was) a relative bargain. We’re considerably cheaper than Denver & Portland, while we’re more expensive than Charlotte or Nashville.

Fine, we were cheap. Austin real estate market prices are jumping.

We adjusted Austin’s Dec 2020 pricing upwards by 20% and compared this hypothetical median to other major MSAs. When adding a 20% premium, we’re in a really similar comparable position to other metros. Portland & Denver are still pricier, we’re a little more expensive than Ft Lauderdale (but who wants to live full time in Florida?) and we’re pricier than Charlotte or Nashville.

Okay, but what if real estate prices keep going up?

Taking it a step further, we adjusted the December 2020 prices upwards by 30% and placed this hypothetical number in the graph. With a 30% premium, we’re roughly the same price as Portland, less expensive than Denver, and pricier than Nashville or Charlotte.

We mention Denver a lot for good reason. Denver & Austin are extremely similar. We showed these numbers early to an investor/friend who immediately concluded “This makes sense. Denver is my yardstick.” Austin would have to appreciate at roughly 40% in order to match Denver’s Q3 2020 median pricing.

Our conclusion? Austin’s housing market prices have room to grow.

In hindsight, Austin has been a bargain for many, many years. Our pricing has consistently appreciated in the 5-6% range annually, but it looks like we’ll see another jump in the double digits in 2021. We’re absolutely not immune to an overheated market, but as it sits, we’re comparatively affordable.

As Austin relators we’ll continue to monitor these numbers and we’ll continue to monitor this quickly changing market. The Austin market is not homogenous and it changes considerably from area to area and neighborhood to neighborhood. 2300+ Client reviews!

Vikki Davis from Bramlett was super easy to work with. She was responsive, amicable, followed-through with details, and helped making buying a home easy.

Haval Abbas helped us buy and then 5 years later, sell our property in Spanish Oaks, and he was amazing – from marketing the property, advising us on pricing, negotiating terms and keeping us on schedule with all the activities to get to closing. We are particular clients and would wholeheartedly recommend him as either a buyers or sellers agent. He is smart, knowledgeable and fun to work with.

If you need an Agent, Laura is no-brainer option.

Laura makes the process so easy. She is there to walk you through every step of the process whether your renting or buying. Laura helped my wife and I find a rental home in the area we like. We look foward to working with her in the future, when it’s time to buy a home.

Laura was an absolute delight to work with. She was very knowledgeable and made the whole house buying process as smooth as possible. I would highly recommend working with her, and will definitely be referring her to my friends.

I really enjoyed working with Laura. She was incredibly organized and really took the time to meet with us, learn what was important to us, and then facilitate the whole process so things could move smoothly and quickly. She is always available when we needed her and I’d absolutely recommend her to anyone looking for a home.

Laura knows this already, but I feel the world should know that she is my fairy godmother. I was working to sell my home during difficult circumstances, and she stuck with it and me through the whole thing. I am extremely grateful for her patience and perseverance. She is very professional and compassionate, she knows the market and explains things well, and she has the ability to think creatively to get you to your goals. Thank you Laura!!

I absolutely love Laura! She made our house hunting experience smooth and uncomplicated! She also went above and beyond and helped us with all the information about buying a home! Laura is the best! If you are looking for someone who is an expert and knows all about the home buying/renting process get Laura Tamaszewski!

Our community robotics team, FRC 6377 Howdy Bots, has outgrown our current workshop. We have been meeting out of the home of our head coach, and after four years, we now have 19 students and 10 mentors. Laura helped us find the perfect new space with lots of room to grow! We were very picky, and Laura was very patient; it took quite awhile to find just that right place that fit our needs. Laura was also knowledgeable about the Austin market and was able to answer all of our questions. She was also quick to track down accurately any answers she didn’t already know. She was with us every step of the way, and made it easy for us to negotiate with the landlord. We’re very happy with our experience and would recommend Laura wholeheartedly!

Laura is an exceptional communicator. Laura performed her duties as a realtor with great efficiency and consideration for my needs as a future tenant. While representing the interests of the property owner, Laura’s excellent customer service skills made me feel like I was her own private client. I would not hesitate to utilize her services in the future and I have already recommended her to friends and family as a trusted relator and someone I would even feel comfortable calling a new friend! Thank you for making my move into my new home such a joyful experience Laura!

Laura has been an absolute pleasure to work with. As first-time homebuyers in the challenging, fast-paced Austin market, my partner and I knew we needed someone knowledgeable, detail-oriented, with a patient but firm style – and that’s exactly who Laura is. She has an incredible understanding of the market and is willing to learn just as much about your preferences in order to find the right home for you. She’s quick to respond to emails and help with paperwork in every single stage of this process, and her negotiation abilities helped us find a home that was not only a perfect fit, but well within our comfort zone in terms of price, location and contract! Purchasing a home in Austin can be very tough, but Laura made our experience as enjoyable as possible. We’re exceedingly grateful to her for keeping us focused, positive, and consistently well-informed. Laura’s skills and compassion will be an asset to any homebuyer, and we can’t recommend her enough.

I am convinced that no other realtor could have sold my unique home under the current market conditions. Laura is highly informed, intelligent, resourceful, creative, persistent, attentive, and personable. We experienced extreme head winds in the sales process due to market conditions-and each time she was immediately responsive with a solution. Her guidance was critical and spot on. I would never consider another realtor for any future real estate transactions, nor would I ever recommend any other agent.
