I had thought finding a good, reliable, professional, prompt, easy to reach, has my best interest in mind type agent did not exist in Austin area until I found Eric. He is all of that and more. It started with an easy call that explained my goals to him and within two hours I got customized emails with properties I should target.
Eric offered his insight into property condition, fair offer price based on market condition and history/geography and desirability of the location. He even recorded video walk through of the properties for us.
Always had my best interest in mind. Offers we wrote would get us considered, but fair for the property. We had one really bad seller agent try to get us into a badly maintained property by trying to pull some legal technicality on us (which they were wrong about). Eric patiently, expertly and professionally navigated the situation and got us out of the mess without too much stress on my side.
We finally got an investment property that Eric picked for us (he knew what we were looking for so well), and is now managing it for us. He also helped me with local load and insurance agents who are equally responsive and professional as him.

We initially contacted Eric 2 years ago because we were interested in moving to Austin and he had really good reviews. He immediately put together a list of homes for us to look at and they were all exactly what we were looking for. Eric gave us all the in and outs of the Austin area and he really made us fall in love with the place. Unfortunately we were not able to move forward with a house at the time, but 2 years later we asked him to again show us some homes and he spent his whole weekend showing us properties. We found the one we loved and now we are official Austinites!

When our friends heard that we were planning to buy a house, they warned us that it was a long, arduous process. With Eric, the process was the exact opposite. With his help we were able to find a great house in much less time than we expected. Eric gave us solid advice throughout the process and helped us get a good deal. It was our first time buying a house, and we had lots of questions. Eric was very patient, informative, and friendly. He was never hard to get a hold of, and responded very quickly to our messages. Eric did an amazing job helping us through the process of buying our perfect home. We were searching for our first home. We just sold a house with Eric as our broker/agent at the end of March. The house had some problems and Eric had some great suggestions and solutions. Instead, Eric and Bailey followed up to help me sort out the remaining details with my landlord’s broker and also ensure my overall satisfaction with my lease. These guys are professionals who take pride in their work and genuinely care about their clients – 10/10.
I chose Eric because of his ratings on yelp, and boy, are they right! I have bought and sold several houses over the past few years, and Eric is by far the best realtor I have worked with. He went above and beyond to make everything so simple for us. Our house sold in just 1 week! I have already recommended him to others, and I will certainly continue to do so!
Eric helped my wife & I find tenants for our old home. We moved into a new place and weren’t sure if we wanted to buy or sell. We talked to Eric and he gave us good information on what we could expect for a rental price and what we could expect if we were to sell. Even though he would make more money if he sold the house, he didn’t pressure us one way or the other. We decided to keep it as a rental and tried to find tenants on our own through Craigslist, which went nowhere pretty fast. We called Eric and he had his photographer out the next day, the property listed the following day, and a 2 year tenant in the property within a week. I’d say he’s good at what he does.
Eric is great because he actually knows what he’s talking about and puts his clients first. Talking to him about real estate is impressive. No matter what area of town or what subject, he can give an intelligent response off the cuff, he doesn’t have to check Google or with a colleague and then get back to you. We’ll definitely use him in the future and would be confident referring any friends or family to him.
Eric is hands down the best realtor I have ever had working for me. I’ve done 13 personal buy or sell real estate transactions in many areas of the country now and have no patience for 95% of realtors and Eric far exceeded my demanding expectations 100% of the time. First he helped me when I was looking to buy, then went far above and beyond when I decided to rent first for 4 months. His response time is close to immediate, he knows the market inside- out, he doesn’t tell you nonsense lines to get you to buy, he understands what you want and explains everything that’s helpful, and very critically he doesn’t waste your time. Of all the great things I could say about Eric, and his assistant Bailey as well, the very best thing is that he has a can-do, no excuses attitude and will work using that attitude to get you the very best house at the best possible price and do it all with a personable and friendly personality. He’s simply the very best.
Eric sold my mother’s house in late 2014 and I dealt with him through the whole transaction. Her house wasn’t in very good shape, but he helped us find a price that made it sell quickly while we were still able to get a good price. The buyer wanted a bunch of repairs, but Eric explained that we’d already accounted for that in the price, and we didn’t have to fix anything or pay for any repairs.
Eric knows central Austin very well and is pleasant to work with . He and his assistant Bailey were always available by phone or text. They are very good at communicating and answering all questions and concerns. I gave Eric 5 stars because he’s good at what he does and cares about his clients.

What more can you say?
Well, I’ll try to add more color just so this doesn’t seem absurdly short. He knows the Austin real estate market essentially intuitively. He has “a guy”, or gal, for anything that needs fixing or remodeling. His staging lady is an ace. He’s professional in a line of work that attracts a lot of halfwits and flakes. If you’ve ever sold or purchased a home before, you unfortunately know what I mean. He’s always working and always available, which must be terrible for his personal life but is fantastic for you if he is selling your house.
Eric represented me when I bought my house in Clarksville in the summer of 2012. I met him through friends quite awhile ago and we looked for awhile. Well, we looked for a really long time. We started looking in 2007 and I wasn’t sure that the market was the best time to buy. I turned out to be right and am happy that I waited to buy. We looked a little in 2008 but started really looking again in 2010. We put in probably 5 offers and contracted one other house, which I backed out of because it was going to be way more work than I wanted to put into a house. The house I ended up buying is great for me. There’s some improvements I can make, but I don’t really have to do anything. It’s on one of the best streets in the neighborhood.
I can’t rate Eric’s performance highly enough. He’s obviously very patient and is absolutely not pushy at all. He knows central Austin extremely well, as we were looking in Clarksville, Tarrytown, Barton Hills, Travis Heights, & Bouldin Creek. When it was time to negotiate, he let me know what to expect & what was reasonable. He helped me through the inspection and through the loan process. Very recently, he’s recommended a good a/c guy when my heater went out. I’m more than satisfied with his services. He doesn’t really seem like a salesperson at all, but more like he’s just helping me through the transaction.
Eric has represented me as both a buyer & seller. He sold me an investment property in Austin in 2007. He was awesome to work with throughout the transaction, knows a ton about Austin, and just real estate in general. In January 2014, I decided I wanted to sell the property to free up some cash. Since Eric was great to work with on the purchase, there wasn’t any question I’d use him to sell the house. We went over pricing for a bit, looked at the market, etc and then came up with price. Eric spent a week or so getting everything ready and we had it on the market. Long story short, we had a cash offer in less than a week. After the property was under contract, the Seahawks beat the Saints and were headed to Jersey for the Super Bowl (I’m from Seattle and live in Seattle.) Eric was able to get the property to close a week ahead of time, so that I had great seats for the game.
Since I’ve worked with Eric on both a purchase and a sale, I can say with confidence that you won’t find a better agent in Austin. He’s fantastic and you should hire him immediately. He’s also a great guy.
Eric is an excellent real estate professional. He is extremely helpful, very knowledgeable, very reassuring and hardworking. He is very prompt and responsive. He will take your calls any time of the day. He knows the market, knows what buyers want, knows how to market a property and how to negotiate and how to bring home the deal. Some realtors act like know it alls and treat you like you are some kind of an novice idiot. Not Eric. He is very respectful of your opinions and gives you his professional opinion without making you feel small in any way. Often he is right. You cannot go wrong with him. We would highly recommend him to anyone.
I found Eric when I was relocating from San Francisco to Austin. I knew I wanted to live really central, but I wasn’t sure which neighborhood I would like the most or what I could afford, as it seems like things can vary quite a bit within a few miles. We looked north and south of the river and explored different neighborhoods on our search – Eric was very patient with all my questions about each – and I decided on buying in Travis Heights, which I absolutely love living in, the definite right choice. Unfortunately it was a tight seller’s market (still is Austin), but Eric led the way and helped me get the house I wanted without any issue. I didn’t ever feel pressured and he wasn’t “salesy”, thank goodness… he’s been a great resource to me afterwards too with vendor recommendations.
Eric and his staff were outstanding and they now what they are talking about. They made the complex and long process of selling a property and purchasing a new one, as easy as possible.
Eric and team helped us purchase our home in Austin while we were living across the country. The 4 days we flew in (with 3 kids) to look at homes, he went above and beyond educating us on the area and showing us almost 20 different homes. Never losing patience with us…or our children! We found our home and put in an offer while waiting in the Austin airport for our flight back east! He was our eyes and ears on the ground here in Austin while we were back east, always offering to be where we could not and giving us recommendations along the way.
Eric is extremely fast at returning phone calls, emails, and texts (even with a difference in time zones). We felt confident leaving our new home in his care while we could not be there. He continues to have our best interests in mind, even after our closing. He is the first person I contact for referrals and recommendations. I moved from Seattle to Austin, TX, this summer, and I started working with Eric a week before I made the initial drive to Austin. I got introduced to Eric when he helped us find our rental apartment a couple years ago. And the experience was so pleasant, that when we were looking to buy a house, we went straight to him. And boy am I glad we did. As a first time home buyer it was important we had a realtor who was both knowledgeable and patient with the several questions we had. Eric gets high points on both. Plus he is not pushy. When we went under contract for a property where the seller was not willing to pay for the repairs, instead of pushing us to pay the extra few thousand for repairs, and be done with his job, Eric recommended that we continue searching for the right property!
Initially we had ruled out fixer uppers because of our inexperience. But Eric guided us through that process like the expert he is – I have learned a LOT from him. And its only because of his guidance, that we felt comfortable going ahead with a property that had everything we needed, except it needed a lot of work. He went above and beyond, by helping us make smart/cost effective renovation decisions to ensure we get our money’s worth. And I still call him to get his advice – you can clearly see that he genuinely cares about it.
He is not afraid of answering specific questions you might have, and won’t hide behind “Oh, that’s a personal decision you need to make” or “I am not sure how much that would cost”. He will tell you his opinion if you ask him nicely 🙂 and that was a HUGE thing for us as first time buyers. The house we liked received 7 offers, and one of the reasons we got the house was because we had Eric on our side. Here is a direct quote from the listing agent’s email informing Eric we got the house: “The seller has decided to go with your buyers because ….. we liked your professionalism in winning this contract for your buyers”.
He is bloody good at what he does! Goes without saying that I will be looking to him for help with any future real estate transactions.

A friend of mine who had a successful experience with Eric recommended him to me. I had no experience in real estate as I was about to buy my first home. So I was very unsure about the right direction but with Eric’s help, I soon began to learn about my options. He is extremely knowledgeable about Austin real estate so you can totally rely on him and feel safe and confident. He knows Austin’s market extremely well. It took me about three months to find the house I like. During the course of these three months, Eric worked patiently with me and went out of his way to make sure I’ll find the house that I can call it my home. He provides a truly personalized service and he doesn’t treat you as just another client. He develops a feeling of who you are and what you need first before providing you with his suggestions. We engaged Eric Bramlett to sell our Austin property after a previous agent not only failed to sell the property for more than a year but also made a huge mess of everything (including the property). Eric sold the property in less than 3 months.
Being out of the state ourselves, we relied on Eric heavily in overseeing the property as well as the sale process. Eric was consistently responsive to our every request, including some that aren’t strictly his responsibilities as our realtor. For example, he found a contractor to do repairs on the house, coordinated with our landscaper on taking care of the lawn, and sent people to check on the house when the neighborhood was flooded. He has a strong knowledge of the real estate market and its trends. We spoke to several realtors before we hired him. However, it was clear that he knew exactly how to price and present our house to get the best possible price without unnecessary updates and modifications. The house has been very well maintained, and he knew exactly how to showcase its value, rather than relying on superficial staging.
Second, Eric is very efficient without being at all pushy. When issues arise, he promptly gives a thorough explanation of all of the options, and offers a clear recommendation. He also did a very good job of protecting our interest while being fair to the buyer throughout the process even though they were represented by another realtor. This was important to us because we wanted to buyer to feel good about their purchase long after the closing.
Third, Eric is always available. On the rare occasion that he was not immediately available, is not available in matter of hours at most. He regularly offered to be available at nights, weekends, and during the holidays. This was very helpful in making us feel comfortable throughout the entire process.
Overall we could not have had a better experience in selling our home.
We are relocating from Iowa to Austin. We have had a chance to work with Eric and Bailey. We were initially planning on buying a house and I was impressed by Eric’s flexible mind set and no pressure approach. We decided to rent instead and we were helped in an outstanding way. Eric was busy so Bailey ended up showing us around on a weekend (Saturday and Sunday). Even though we were in the capable hands of Bailey, Eric was constantly in touch with Bailey and us. It was like we had a two person team with us. Bailey went out of her way to help us with the logistics, paperwork, negotiations and contract review. There has been immediate communication and we left with the feeling that we were the only clients that these two fine people had. We were never second in line.

I took a job in Houston, but wasn’t ready to sell my house in Austin. A friend of mine had worked with Eric for a few years and recommended me to him, so I called him. He helped me pick a good price for the property, and found a tenant in a short amount of time. I worked with he and Bailey for about 3 weeks from start to finish – getting pics, putting it on the market, running the applications, and moving the new tenants in. They were very professional from start to finish, and I’m very happy with their services. If I need help with anything in the future, buying, selling, or getting another tenant, I’ll definitely call them.
Eric Bramlett is an incredible realtor. When my wife and I were looking for a realtor to help us relocate from California to Austin, Texas, we were impressed by the quantity and quality of the online reviews for Eric… and let me tell you, they were not incorrect. Eric is very knowledgeable of the entire Austin area, but he was also very accommodating of our timeline and our need to work feverishly to find a home quickly (as it’s not easy to go back and forth from CA to Austin multiple homes).
So, the result was that within 3 days we viewed at least 30 homes – and then made an offer. Eric navigated the offer and closing process like a true veteran, foreseeing (and avoiding) multiple pitfalls while negotiating very favorably on our behalf with the seller in a pretty strong seller’s market. Most importantly, he’s a great guy with excellent family values. I could not recommend Eric any higher or with any more enthusiasm.
Eric is the best! He sold me my first house in 2005 and we’ve stayed in touch ever since. Any time I have a question about home repair, home improvements, or anything to do with real estate, I talk with him and he gives me great advice. I took a job in 2012 in Houston and talked with Eric about keeping the house as an investment or selling it and decided to hold onto it as an investment. Eric is great because he gave me honest advice, rather than trying to get me to sell the house since he would get a bigger commission. He helped me rent my house out and we had a tenant in less than a week. I manage the property myself and call Eric when I have questions about how to handle the tenant or anything else. I wanted to sell the house this summer but after some more great advice from Eric we decided to lease it again and to keep it as an investment. He again helped me rent the house out and was able to do it within 3 days and for 2 years! I’m buying a house in Houston and he’s been giving me good advice for that purchase, even though he’s not making any money on the deal. He’s the best realtor I’ve ever met and would and have recommended him to everyone I know.
I contacted Eric to help find me a home in the central Austin area during a very hot housing market. Although the market was very competitive I trusted that Eric could help give me the edge on my competition because I knew he had a very good knowledge of the Austin market and that he had a reputation of working hard for his clients. Eric came through and got me get a great deal in the exact location I wanted. No small accomplishment in the red hot Austin market.

Eric was great to work with. He helped us buy and sell our home. While selling the home, we had to move and sell it vacant from over 1000 miles away. Eric not only helped us sell it, but helped us coordinate and contact good people to knock out any problems that might’ve prevented the home from getting sold. Overall, we couldn’t have sold our home or even gotten into it without his help. He was straight forward with us every step of the way and made sure we only did work to the home that was needed to make it stand out on the market. Ultimately he helped us keep costs down and helped us ensure the property was in great shape for showings.

I just want to reiterate what an excellent job Eric did selling our house. I’ve sold houses in the past and the agents have always just given blanket advice, snapped some pics, listed the house, and waited. My experience with Eric was so much better. You can tell he knows what he’s doing and has listed and sold a lot of houses. His stager gave us a very thorough consultation, we spent a week or so preparing the house, and he sent in an awesome photographer. The listing looked phenomenal. We had an offer within a couple of days, but it wasn’t full price. Eric helped us negotiate it up to full price (only a few thousand up, but it mattered to us!) He was always there to answer our calls. We couldn’t have asked for more.

Eric defines what a Realtor should be. So much so that I’ve used him twice.
I first happened upon him by chance when looking to move from Orlando, FL to Austin, TX in January, 2006. He was the listing agent for a place that I was interested in renting. After chatting with him for a bit over the phone about what I was looking for, he offered to drive me around to check out a few other places as well when I arrived in Austin. I arrived and he did so, making time for me after my new job (sometimes into the evening) without hesitation. He was able to tailor our search down to my needs so we didn’t waste any time in touring. Even after the first couple contracts fell through because people beat us to it, he continued to help.
When it came time to buy a home, we called Eric up again. He spent the better part of 3 months driving my then pregnant wife around to look at our personalized list of homes, including new developments that had plans that met our needs.

Professional and efficient ! This year we bought our first house with the help of Eric. It is very stressful because we never went through the process before but Eric was amazing and explained us everything. He really made everything go easy ! I especially liked working with him because he has been very honest the all way, telling us when he thought something was wrong rather than just pushing us to buy ! We had to go through the all paper process from New Hampshire and Eric has been amazingly available. I would highly recommend him to anyone !
