I’ve bought and sold a few houses and have worked with some good Realtors in the past but Eric and his professional staff are by far the best team I have ever had the pleasure of working with. Through the entire process they were very attentive to my needs and kept me informed on the status of everything every step of the way. I got the “turn-key” service I wanted (Eric arranged for a contractor, photographer, professional staging etc.) One of my biggest pet peeves is real estate agents that don’t bother to hire professional photographers and do quality staging when listing a home. My listing was well written and the photos were of excellent quality and the staging was magnificent (see photos). Eric and his team definitely knows their business and really helped me in selling my home. He never made me feel rushed and there was never any pressure to make a decision. If I could give him a 6 star rating I would.

First let me say, one of the best property managers and real estate guys I have met. The history of myself and the Eric Bramlett Residential Real Estate team is by far a great combination and defines the term “one-stop” shop. Upon inheriting my Aunts Property, I interviewed three Property Managers, Eric Bramlett presenting himself the most efficient based on his walk through and initial consolation.
His goal was not for me to sell the house or rent the house, but more so in providing me with the best information possible in order to make an informed decision. This was done by his expertise within the real estate industry and knowing the Austin Real Estate Market in selling and renting a house. He referred me to various people he was affiliated with even if he wasn’t chosen as the real estate agent or property manager. Upon obtaining his services, I was introduced to his team, whereby everything is automated in allowing me to fully be informed 24 hours a day based on my login and password. I was able to monitor the status and progress of the house which takes a lot of the stress off wondering how things are going. If there were any concerns, Eric and his staff promptly returned phones and discussed all issues to include recommendations in clearing up any mis-communication or mis informed information.

He is our realtor for the second attempt of sale. We felt we rushed in a little bit with our first choice. This time we wanted to be careful. We wanted to find someone with good rating and experience in our area. After interviewing a bunch of realtors we finalized 2 of them. It was Eric and one other. The question that really sold us was ” Are we ready for the Market?”. Everyone including the finalized other said Yes. Only Eric said No. He gave us a legitimate explanation for No. We were sold. Probably the only realtor who said we are not ready. We really appreciated his honesty. He did say, making money has not been the key growth of his company. He was absolutely right. Having told you my story. He has been very professional in his approach. Takes your mind of unnecessary worries, Does not let you believe in rumors, does not push you to do unnecessary repairs, Gives you straight replies about the Buyers/ Sellers. His system is very sophisticated, you don’t need to bother him nor does he, to get buyer feedback. I gotta say though we were in Steiner ranch our house had some short comings. I gotta say it only takes professionals like Eric to sell homes who have hard time find its new family.

We found Eric through an internet search a few years ago when we were planning a move to Austin from out of state and we are so glad that we did! From the very beginning, Eric and his team were helpful and available for everything that we needed. We ended up purchasing two houses with the help of Eric and that was three years ago. During those three years, Eric has stayed in contact and helped us with any questions that we had (long after the sale was over) and offered assistance finding contractors, etc.

Eric and his team did a great job selling my home. Not only did he make the whole process easy he got even more money than I was asking. He always made sure he put my family and me first. The only thing I had to do was hire Eric and his staff after that they took care of everything.
Update. I first met with Eric on Oct 15, my 2nd day in Austin. I closed on my purchased property on Nov 23. That’s not a typo. 5 weeks. And my new home and neighborhood is… spectacular.
And I’m a thorough buying investigator. Probably much more than most. I combed through many neighborhoods, listings. I vetted many options online and via discussion with Eric, and looked at 50+ properties (possibly many more?) in person. So… I’m not an “easy” shopper. I did not just look at one of the first few places I saw and said “I’ll take that one.” We -worked- on this home search, intensely.
This was my first single-family home. I had questions galore. Eric never blinked. He was incredibly and continually responsive. (Again: the lone, 1-star reviewer of Eric claimed Eric wasn’t responsive; my experience is the total opposite. And I’m quite possibly one of the more-demanding personalities you’ll meet.) Further, he doesn’t miss a beat, no missed issues, all commitments kept and solid, everything scheduled precisely without a hint of impatience–an excellent skill. And it’s remarkably valuable to have a partner like Eric for whom you need not track their work – it makes my effort so much easier.
Finally, Eric works hard to align with your goals. Yes, buying agents have an inherent conflict of interest: they get paid more solely if you spend more (on a property). However, if I get any sense that my buying agent is pressuring me inappropriately, I’ll immediately cease the partnership. There was never, ever a hint of problem in this arena.
There’s no way all the above gets done in 5 weeks without Eric and his team. Thanks guys.
We found Eric through Yelp after an exhaustive search for a property management company in Austin. After speaking to a few different companies we decided to go with Eric and his team. From the outset we felt very comfortable with Eric – he was very responsive, knowledgeable and patient with us. Within a few days of contacting him we had a full analysis of our properties, work needed to be done, and listing examples. Once we signed on with him we felt very relieved that we had an experienced and very approachable team on our side. Since then we have purchased additional property through Eric. I’m making the purchase from DC, so it can be stressful, especially in a fast market like Austin’s. Eric Bramlett helped me purchase a new construction property and was able to be very effective although I work in the oil & gas industry with limited access to personal correspondence while away for work weeks at a time. I was interested in central Austin and his insight into the different neighborhoods was invaluable. There are a lot of smaller central Austin builders and Eric knew most, if not all of them. I ended up purchasing from one of the larger builders who specialize in the area and Eric already had a relationship with them, which made the process go very smoothly.

My husband and I were moving back to Austin from Seattle and contacted Eric after reading his numerous Yelp reviews and experiencing slow communications with the realtor we originally intended to use. We worked with him to plan a last-minute 4 day trip to Austin, where he and Bailey spent 4 days taking us through over 35 houses before we had to fly back to Seattle. By the time we flew home from our trip, Eric had prepared our offer and sent everything we needed over to us to sign. He helped us through the process and recommended an excellent lender who was able to offer us great rates and patiently listen to all of our first-time home buyer questions. When we panicked over not understanding something in the contract at the last minute when we were supposed to be signing all the papers, Eric quickly responded to our text (after hours in Austin) and called us to explain what we were confused about.
Buying a home from another state is difficult, and Eric was a great realtor throughout the process. He and his team even arranged for flooring companies to access the house so we could arrange to have floors installed before our move from Seattle. Once we moved into the house, I had trouble operating the jacuzzi in the Master bath, and Eric was quick to respond. He not only re-sent the inspection report, but called me and patiently walked me through trouble-shooting the tub until I got it to work.

I had my real estate license for many years before I let it go because it just wasn’t for me. In that time, I sold plenty of houses, bought plenty of houses, and rented plenty of houses. The barrier to entry for real estate is ridiculously low, so there are LOTS of unprofessional people in the business. I’ve dealt with a lot of them.
Eric was my broker when I had my license, so when I gave up my license, it was an easy decision to go to him when I needed help. First of all, Eric isn’t a salesman in the least. He’s an advisor. If he were a salesman, he would have told me to list and sell my properties when I contacted him to see what my options were like others have. However, instead of trying to talk me into doing something that would have netted him around $20,000 in commission, he told me what he would do in my situation, which was to hold onto the properties and continue renting them out. Eric and his team are very organized and have systems for every process. They communicated with my current tenants and negotiated an extension (at a higher rental price) on one property and got another property leased out very quickly, after thoroughly vetting the new tenants and helping me with the move out for the old tenants. I’ve seen Eric in action on property sales, and he’s just as organized and efficient on sale transactions.
