When my husband and I were ready to sell our home in the Cat Mountain area of Austin, we were fortunate that Kasey Gilliam of Bramlett Residential came highly recommended to us. Austin’s real-estate market is hot, no doubt about that. But Kasey Gilliam of Bramlett Residential exceeded our expectations by a long shot when our house sold for almost 30 percent above the asking price. That outcome was the result of a lot of skill and effort on Kasey’s part, beginning with the advice that she gave us about how much effort to put into preparing the house (she steered us away from unnecessary effort and expenses). It went on from there with systematic reminders about the documentation that was required of us, her arrangements for and supervision of excellent preparatory work (pre-inspection, landscaping, exterior pressure washing, window washing, interior cleaning, staging, and photography), her sage advice about pricing the house, and a marketing campaign that resulted in several offers above asking price. The best offer, which Kasey helped to secure, was almost too good to be true. But when she walked us through the details of the offer, we saw that it was solid, and accepted it. There were a couple of rough patches between signing the sales contract and closing the sale, but Kasey guided us through them (with more good advice) and brought the deal to fruition. On top of all that, Kasey is easy to work with, confident, and upbeat. When Kasey represents you, you are in the best of hands.
Finding the right home for an out of state move with 2 kids through Covid within a small window was what we were looking at. We were not even sure if we could pull this off but decided to get the ball rolling. We found Kasey Gilliam and Eric Bramlett Residential Real Estate via a review based search (and we now know why she and her company feature at the top). Kasey patiently reviewed our requirements and helped narrow down the search areas to what we now know were perfect for us. Daily search results started coming in and we got to the “virtual tour+bidding” stage. Kasey and Mackenzie (Kasey’s assistant) patiently walked through properties for us to view remotely and would always add comments on specifics which made our filtering much easier. With a fair idea of what to expect, thanks to the virtual tours and a couple of bids we had placed remotely, we came down to Austin for 3 weeks to continue the home search. Kasey and Mackenzie had already lined up 3 tours on the first day and the properties they chose matched almost our entire checklist. While bidding for the home we liked, Kasey was actually at the airport and about to get on a plane. She handled the paperwork from the gate and made sure that a clear and complete bid was put in place. That was the winning bid. The home we ended up with was the very first home we toured after landing in Austin. The floorplan, the neighborhood, the area…..everything was just what we wanted. KASEY GILLIAM was so amazing that it took me a while to write this review because it was hard to put all that she did for me into words!!! Even though I work in the industry, once I was in the shoes of the buyer things were still nerve-wrecking. Kasey is responsive, runs a schedule, and she shows up SO prepared—she knew everything about the house when we went on a viewing, understood and LISTENED to what was important to me in a home and so she knew what to point out on the tours (things I would like/not like etc.). There were also many cases where Kasey brought up concerns to me on the property that I didn’t think of—this meant a lot to me because it showed just how much she cared (was more concerned with me getting into a home I loved even after closing than just making a quick sale). When I was nervous about signing or saying “okay lets do this” she was there—with ZERO pressure—giving me the nudge that I needed because it was a great deal/house. When the builder had to change things or when issues arose she was RIGHT there on the phone talking me through it and talking me off of many metaphorical cliffs :). Before we got in touch with our realtor, Kasey Gilliam, we had put in numerous offers on homes in Austin only to find time and time again that another offer was accepted. It was incredibly frustrating and it felt like we were completely out of our depth (we were). With Kasey’s help, we were able to make the right offer on a place and move into closing within DAYS. Kasey was absolutely amazing! I came to her as an aimless buyer. I didn’t know if I wanted a house or a condo, I didn’t know what my budget was, I didn’t know a thing about Austin, and Kasey could not have been more helpful. With one day’s notice, we were in properties touring and talking through my likes and dislikes. Within two days of our first call, we had seen seventeen locations. When we finally did settle on a condo, there wasn’t the perfect floor plan for me, so she took it upon herself to go off-market to see who would be willing to sell, and sure enough, she found someone. The same day, Kasey Gilliam called me and the rest is history. Being a first time homebuyer is filled with anxiety. You can do all the research beforehand, but there is nothing compared to working with Kasey and her extensive knowledge of the market and homebuying process. She listened to what was important to us. She walked us through every step of the way and never made us feel guilty of our endless questions. She pointed out what to look out for. She never pressured us into anything (and actually talked through why certain properties weren’t good buys). She has a contact for everything. She always made herself available to show properties either the same day or the next – which can make all the difference when properties sell the same weekend. I am disabled and not able to do much, so she did so many things for me so that I could make it through this process (like driving me places, getting as much done online as possible, narrowing home choices, etc.).
