When you are trying to Sell your home (likely one of your biggest investments) it is really important that you have an agent representing you that you can trust and that you know is giving you advice you can rely on. Will Mackintosh at Bramlett Residential is that type of agent and he helped us sell our home even after the interest rate hike in August 2022. Will Mackintosh and his staff at Bramlett Residential are the definition of professionals. I needed a real estate expert to help me sell my late relative’s condo, and after a previous bad experience with a different realtor, I was anxious about being rushed into a bad deal. I needed someone who would listen and be patient with me and the probate process. Will came by the property, took a quick tour and sat down with me and listened to my concerns. He laid out everything that Bramlett would do to make my experience as smooth as possible and I was convinced I called the right place. The patience Will and his staff had with me was a god-send. The probate process ended up taking much longer than anticipated, and he stuck with me for 7 months! He readily answered all my questions and explained the process of how we would sell the house. I found Will to be easily assessible; always returning my texts and emails within a short time frame. First, let me say that Will was one of three agents that we interviewed prior to engaging one of them to list our house. He was “hands down” our choice to list with — his presentation, his answers to our questions about the process and confidence in seeing the sale to a successful close all communicated to us that he was the professional to move forward with. He represented your agency well, and is clearly an asset to your business.
1. The transaction was smooth and professional from beginning to end. Will told us that we would be hearing from a number of associates regarding forms to sign, a write-up to do (ten things you love about your house), scheduling the staging person, arranging for the ECAD inspection, and then a whole house inspection. He was correct, and we felt that at every step of the way all the details were being covered.
2. We were most impressed (and reassured) with Will’s responsiveness to every text, email, and phone call we initiated. He was both timely, and helpful with his answers and advice concerning various questions. I tried not to over utilize his time, but he always reassured me that we were free to contact him at any time. His timely communication was one of his greatest assets. We were also impressed (amazed?) that his prediction of multiple offers after one weekend on the market were realized. This is especially so since that first weekend we had a winter storm which immobilized most of the city for 3 days. Since we lost power, I had to literally search the neighborhood outside for cell reception in order to communicate and to co-sign the purchase offer. Looking back it’s comical, but at the time it was crazy. Will gave us every confidence that everything would be fine. He even checked on us after the power was restored to make sure our house had not been damaged.
3. I understand that it’s important to identify any areas of weaknesses. Honestly, I can’t think of anything that I wish Will had done, or done differently. We were completely happy with the transaction, from start to finish. It’s the first time I/we attended the closing without our representative, but Will explained that that was a COVID thing in effect. He prepared us well and sent the closing documents ahead of time for our review. No problems at all.
Will and his team were absolutely amazing. Not only did they sell the house in 4 days (with the first offer coming within 48 hours), they were also incredibly pleasant to work with. We thought the most value came from Will providing a 2-hour consultation with a staging designer at no additional cost. We tried to incorporate all of the recommendations, as we thought they were fantastic, and the changes really paid off. I would recommend Will to anyone as he fully understands the market and what it takes to get top dollar for a house.

Worked with Will for our first house purchase years ago and again to sell our house this year. He did helps us to provide a decent offer when we purchased our first house. We used him again based on reviews and his first meeting knowledge and valuable opinions as seller agent, we were pleased by his recommendations and advise. We followed his advice by what are highly recommended to renovate and what to avoid renovate not to waste money to increase house value. It was a bit unfortunate that the house we purchased has less privacy and smaller backyard that we didn’t consider and not in a good market. And we were in a hurry to sell house so did not go through other major renovations. The selling process is not a pleasant experience because of several potential buyers side issues and inexperienced buyer agent, but Will helped us to go through the offer and ensure to protect our benefits during negotiation period. Without Will, we probably would take the wrong step to over renovate or not renovate the house. I still highly recommend working with him based on both selling and buying experience.

Will Mackintosh is an outstanding agent! We recently sold our home and he made it as painless as possible. There were very few bumps in the road and he was very supportive when we requested a second opinion on the HVAC inspection.
