Most agents simply run a Comparative Market Analysis (CMA) and base their list price recommendation solely on this data. While we do strongly take into account CMA data, we go beyond the CMA and take into account market conditions and seasonality. This allows us to determine whether we should price the property with current comparable data or at a higher/lower price. Our Intelligent Pricing Strategy takes into account the following:
Comparative Market Analysis
How much have similar properties in the same/similar neighborhood recently sold for? What asking prices are comparable properties currently listed at that are both active & under contract? By taking this information into account, we find a price range for your property.

After we know the price range for your property, we look at your specific market conditions. We determine the absorption rate in your market, how many months of inventory are currently on the market, & what the average time is to sell. This information tells us whether we should price on the high/low side of the comparable sold properties, or if we should price the property with the sold comps.

We take into account where you are in the selling season. Is the market currently hot or cold? Is it heating up or cooling down? When the market is heating up, we want to price the property on the high side (or above) the sold comps. During peak season, we gravitate towards the most recently sold comparables and price the property with those comps. When the market is slowing down, you want to price your property with or below the most recently sold comparables.

Priorities & Expectations
When market conditions & seasonality are optimal, we can price the property on the high side (or higher) than the comparables & you can still expect to sell quickly. However, when we have a less than ideal market or when selling during the off season, we will want to take into account your priorities & expectations. First time seller here. I am currently overseas and due to Covid restrictions I was unable to be in the states. I was uncomfortable on the subject of selling my 1st home. I just had a fantastic experience selling my house. Bailey Moran was my agent and she was just WONDERFUL. I think it’s easy for a professional to be wonderful when everything goes as planned but it is far more telling how excellent they are when things go wrong. First of all, I am a first time home seller and was completely unfamiliar with the process. Bailey did much more than answering my questions, because I didn’t even know what questions to ask. She provided such thorough information in our initial consult I felt like I had an excellent grasp on the process. She provided a stager…free of charge!…who came out and gave me a complete plan on what to do to prepare my house for showings. I followed their suggestions and the offers I got on my home were staggering…so much more than I had hoped. Here’s where things went wrong and Bailey really showed what a fantastic agent does. My home went under contract right when we had a huge winter storm here in Texas. I’m a nurse and I ended up being stuck at my hospital four days straight. When I was finally able to get back home I found my pipes had burst and the house was flooded. I really couldn’t imagine a worse thing to have happened. The floors, baseboards and all the doors had to be torn out. There were over 30,000 claims in Austin alone, so there was a huge wait for plumbers, contractors etc…and I was supposed to be closing in two weeks! Bailey worked magic with the buyers, their realtor and even the mitigation team that dried and repaired my house… she got them to create new contracts to transfer warranties to the new buyers, she checked in with me regularly to make sure *I* was doing okay, because she knew how stressed I was. She was so reassuring and…she just handled everything. She got the closing postponed and when I finally got the repairs completed the closing went off without a hitch. She made what should have been an incredibly stressful experience SOOOO much better! I feel incredibly lucky she was my agent.
And did I mention the actual sales process was so easy and she got FAR FAR more for my house than I would have ever expected? I did, but it’s worth repeating. My house was only on the market for one weekend. She is simply the best.
