Eric is an amazing realtor. He is knowledgeable of the market, detail oriented and his help was invaluable in ensuring our home buying process went smoothly and that we found the perfect place for us. He was referred to me by a close friend and did a wonderful job throughout our first home buying process. First, he set us up with a personalized search on his website that had the locations and prices we were interested in. This helped us out in not having to waste our time by visiting places that were obviously not a fit, but also not searching ourselves since they were delivered to our inbox. Once we narrowed it down and found the home right for us, he guided us through the offer process. After some back and forth with the seller (all handled by Eric) our offer was accepted. After that, we were 45 days away from owning a home. Having moved to Austin 6 months ago, it seemed like a daunting task to secure everything I needed in a short period of time. Being approved for a loan, finding an inspector, handyman, house cleaner, tree trimmer and the multitude of other contacts I needed but didn’t have, Eric had them all. If I wanted a second opinion, he had that too. Did I mention my wife and I had a previously planned 2 week international trip during all of this? No? Well, it still all went smoothly and we closed on time. Eric checked in regularly with updates and was always available by email. Eric was there for the closing and made himself available after the sale for any items we needed. I would definitely use Eric when we sell our new home that I’m now typing this review in. I can’t guarantee it will be anytime soon though, since we plan on staying for quite some time.
In fall 2017, we were back for round 2 with Eric. We decided to sell our Travis Heights home and buy a place with more space. Being on the sell side was more stressful, but Eric and his team were a huge help. Eric pulled neighborhood comparisons from recent homes that had sold and took all of our (many) questions before landing on the right asking price.
To ensure our house commanded the best offer, he provided tips about how we could make sure our home was presented at its best. In addition to just Eric, he employs a fantastic team that made sure we had all of the necessary documents ready to go for when we eventually received the right offer. The good news is that we received that offer within 30 days of putting our home up for sale and the buyer closed within 60 days.
On the buy side, we were much more educated and sure of what we wanted this time around. Eric worked with us and showed us homes in many different neighborhoods that fit the profile and price range of something that interested us. He was even able to suggest areas we hadn’t even thought of based on feedback we provided.
After looking for a few months, we stumbled upon a new addition in a neighborhood that we liked and pulled the trigger. Once again, Eric helped facilitate all of the necessary negotiations, inspections and back and forth with the seller. We closed in under 30 days and moved in shortly thereafter. It’s been almost a year and we’re very pleased with our home and couldn’t be happy with the neighborhood.

There are A-players. There are players who can put these A-players to shame. Eric falls in the second category. Eric was referred to us by a good friend and it is one of the best referrals I could have gotten. I have worked with other real estate agents before (in Austin) and there is a chasm between him the others I have worked with in terms of the quality of work he does, the detailed follow ups, the no BS feedback on a property, his knowledge on almost every neighborhood in Austin, and more importantly discretion on when to show patience vs when to hustle. When he (and Bailey) was showing us homes, they were patient as we moved from one home to another. Most times we were not excited and at times when we overlooked something, he would make sure we were aware of it (even though this created more work for him). This way, we kept shopping around for “some” time. I learned a lot on what to look for in homes, what things can be overlooked, how much would it cost to fix something, etc. He is like a human version of ‘real estate google’ when it comes to expertise and readiness on sharing his years of knowledge. When we put the offer finally, he was super determined to make sure that we got the best deal. Another great quality I admired was the richness of his connections from contractors to inspectors. These guys are A-players too, thorough professionals both in terms of work and money. Eric worked to help us understand how much we would be spending on this home to get it in shape based on inspection reports. His common sense helped a lot in our decision making. We obviously had our own lens and perspectives and he challenged few of those without being condescending. This helped us with our blind spots as we worked with our counter offers, leading to a successful purchase. Where it got really interesting to me was his admirable ability to hustle us and make sure we were not sitting on our butts just because the purchase was done. We planned to lease this property out and the day we signed the contracts, Eric got the property listed as a rental. He had already done extensive research on the neighborhood comps and helped price the house competitively. We got a renter in 2 days with entire background check complete and the entire credit goes to Eric’s team. We still had to get stuff done – repairs, yard, etc. Because he was aggressive in getting this on the market, we hustled and worked with contractors to get the house in prime condition before our renter moved in. Eric is an amazing person. He is very honest and extremely good at what he does. He also some great ideas on technology and real estate industry. I have already recommended his services to friends and family. There is no better person to go to for help with your home buying/selling.
We have worked with Eric over the last several years as home buyers first, and then sellers. He is the real deal.
Real estate market is competitive with a lot of agents and the noise is too high. To win clients, agents try to provide discount on commission, etc. While their focus is on winning clients, they don’t think as much about the quality of service. The customer mindset usually is lacking.
Working with Eric is very different. He thinks like a product manager and how his service can benefit his clients’ specific need. Home buying and selling can get emotional and there is no one template for all. I believe that Eric gets it. I have referred several friends to Eric and they all have come out happier. And, these people are different with different needs.
Eric has built a system around efficiency. He leverages technology really well and understands how to best sell a house in a digital world. His mastery over analytics around foot traffic, ad campaigns, search keywords is real. He continues to learn and educate himself to apply new ideas, thereby keeps increasing the repertoire of techniques he uses to sell a property.
The best thing about Eric is he leans in completely. We recently moved out of Austin and had to sell our home. It was an old house that needed a lot of work. From exterior painting and siding work, HVAC servicing, plumbing fixes, etc. As you can imagine, it is extremely hard for me to talk to contractors and check their work remotely. Eric and his team took it upon themselves to offer this as a service at no additional cost to us. They scheduled all the contractors, checked their work, and we were able to sell the house without any other issues. This shows tremendous customer mindset.
I know that Eric is rated as one of the top agents in the area, but what makes him top ranked is his unique and fresh approach to real estate. His command over customer service and technology puts him leaps ahead of anyone else in the real estate market in Austin today. He is the only one I would work with despite having other friends who are certified agents. If you need to buy/sell your house, consider Eric. You won’t be disappointed with your choice.

Eric Bramlett is the bomb. Real Estate dealings are large sums of money. Don’t use that relative or friend of a friend who got into real estate as a side job and only sells 1 or 2 houses a year. There is too much money at stake. Go for an agent who has the stats and the reviews to prove their worth (compare to 88 sales!). Otherwise you could leave tens of thousands of dollars on the table. I used Yelp to find this guy. He was rated the best and fortunately the business is not like construction where you have to wait in line behind all the projects that the best companies get. Because of how efficient and accessible Eric Bramlett is, you can have the best right away! I’ve bought 2 houses and sold one with Eric. Eric found & vetted good tenants for our rental property, and we will do that again soon. He is very smart and useful for financial insight. He brings in experts to help sell your home and maximize your assets. I’ve turned friends on to using Eric as well. Everyone has been thoroughly satisfied. This is the guy you want!

I’ve bought and sold a few houses and have worked with some good Realtors in the past but Eric and his professional staff are by far the best team I have ever had the pleasure of working with. Through the entire process they were very attentive to my needs and kept me informed on the status of everything every step of the way. I got the “turn-key” service I wanted (Eric arranged for a contractor, photographer, professional staging etc.) One of my biggest pet peeves is real estate agents that don’t bother to hire professional photographers and do quality staging when listing a home. My listing was well written and the photos were of excellent quality and the staging was magnificent (see photos). Eric and his team definitely knows their business and really helped me in selling my home. He never made me feel rushed and there was never any pressure to make a decision. If I could give him a 6 star rating I would.

I had my real estate license for many years before I let it go because it just wasn’t for me. In that time, I sold plenty of houses, bought plenty of houses, and rented plenty of houses. The barrier to entry for real estate is ridiculously low, so there are LOTS of unprofessional people in the business. I’ve dealt with a lot of them.
Eric was my broker when I had my license, so when I gave up my license, it was an easy decision to go to him when I needed help. First of all, Eric isn’t a salesman in the least. He’s an advisor. If he were a salesman, he would have told me to list and sell my properties when I contacted him to see what my options were like others have. However, instead of trying to talk me into doing something that would have netted him around $20,000 in commission, he told me what he would do in my situation, which was to hold onto the properties and continue renting them out. So, he chose to give me solid advice rather than try to earn a $19k higher paycheck. That says a lot about him, and that’s why I trust him.
Eric and his team are very organized and have systems for every process. They communicated with my current tenants and negotiated an extension (at a higher rental price) on one property and got another property leased out very quickly, after thoroughly vetting the new tenants and helping me with the move out for the old tenants. I’ve seen Eric in action on property sales, and he’s just as organized and efficient on sale transactions.

Eric has represented me as both a buyer & seller. He sold me an investment property in Austin in 2007. He was awesome to work with throughout the transaction, knows a ton about Austin, and just real estate in general. In January 2014, I decided I wanted to sell the property to free up some cash. Since Eric was great to work with on the purchase, there wasn’t any question I’d use him to sell the house. We went over pricing for a bit, looked at the market, etc and then came up with price. Eric spent a week or so getting everything ready and we had it on the market. Long story short, we had a cash offer in less than a week. After the property was under contract, the Seahawks beat the Saints and were headed to Jersey for the Super Bowl (I’m from Seattle and live in Seattle.) Eric was able to get the property to close a week ahead of time, so that I had great seats for the game.
Since I’ve worked with Eric on both a purchase and a sale, I can say with confidence that you won’t find a better agent in Austin. He’s fantastic and you should hire him immediately. He’s also a great guy.

I was a realtor in the mid 80s. Time have changed a ton since then, and realtors have the opportunity to use technology to improve the home buying/selling experience. However, we’ve bought and or sold 6 times just since moving to Austin in 2006 (over 10 times before that, but also before the internet), and Eric Bramlett and his workers have really made the most of all that modern technology has to offer. Not only are they well connected with information, statistics, and feedback, but they PERSONALLY respond with lightening speed to all our questions and needs.
I expected to deal mostly with assistants, but from day one… Literally, my FIRST CALL to his office… Eric has gotten back to me within minutes (typically, less than 5 minutes), whenever I’ve contacted him! He really gives the personal touch and has brilliant advice. That said, his assistants are also top notch. I was especially floored to find that he stages a house as part of his fee…. and with lovely touches!!!

First, Eric made sure we received all the help and information on how to best present our condo before putting it on the market. Ours was a difficult sell, as it was in a high-priced market and only a one bedroom. He kept us in the loop about potential buyers’ opinions after viewing the property, and we were able to make adjustments quickly. The pictures of our condo made us wonder why we were selling in the first place.
Even when we hit a snag with a loopy “potential buyer”, he worked quickly and professionally to disengage and get my house back on the hot list.
It only took a couple of months and we had a buyer and received just a little below asking and above our final goal.
Second, we had a very specific “forever home” in mind that was really what we thought would be a pipe dream.
He sent me homes that fit the bill on a very regular basis and immediately sent me homes that came almost exactly to what we wanted. Bailey would make sure I could see the house as soon as possible (to fit my schedule) and at times we would be in the house within the hour. The market is tight and we actually had several homes bought out from under us within hours, but they did an amazing job of keeping us focused on “the perfect home.”
When we found “the one” it was on a Friday afternoon in which Eric was out of town for the day and Bailey had the afternoon off. Not only did she make arrangements to see the home immediately (30 minutes!!), she met me and helped keep me grounded to make sure this truly was it. We actually found a home with all the weird quirks we wanted and would never have dreamed to find something like this in the neighborhood we hoped at the price we could afford (they never pushed us or introduced homes “just a little over” as most agents we have found do).
EBRRE made sure we got our bid in in such a way as to entice the buyer without going into a bidding war (there were other offers). We were in contract within just a couple of weeks and had the home by the end of the month.
They also escorted us through the legal release and purchase and made sure our new home would be everything we hoped.
I couldn’t be happier with EBRRE and the wonderful people who made my forever home happen so smoothly.

I’ve employed Eric and his team to purchase twice and to sell two properties. So, I feel like I know quite a bit about how they work, and I couldn’t give them a higher recommendation.
On the sell side: Eric is very systematic and thorough, and selling my first home I talked to quite a few realtors, I was really comfortable with Eric and his team, never feeling like I was asking a stupid question, and I asked a ton of questions. He has a great team of staff and contractors that helped me stage the homes, photograph the homes, last minute repairs to help the value, and they marketed the heck out of the homes. He gave me great advice with regards to pricing and strategy. We sold with multiple offers on one property (above asking) in a hotter area of town within 24 hours of listing and we sold very close to list price on a second property in a less hot market. He was available and promptly returned calls and emails. After we were under contract, he helped us negotiate repairs and kept us informed until we successfully closed. A+ all around.
On the purchase side: Eric is available, informative, and honest. He or Bailey were always available to view any property within 24 hours, usually just a few hours and they helped me look at the pros and cons of each property. I wasn’t rushed in any way, and again I was comfortable looking at enough homes to make sure I got exactly what I wanted each time. Eric provided honest opinions of each neighborhood and the market value of each property. In short, he didn’t just try to get a quick sale, but really helped me through the process (This proved it’s value as my first purchase through eric we sold under a year for a substantial increase in price)
I have recommended Eric to a number of friends and family and will continue to do so. He’s a true advocate for his clients and I absolutely enjoy working with him, I hope to never move again, but if I do I know who I’m calling first to sell.

I don’t write reviews ever, but Bramlett Realty is worth an exception. I found them on yelp after being very frustrated with my husband’s buddy who is a part time realtor / musician. Great guy, but… When picking a realtor, suddenly everyone you know has a friend or family member who does real estate or even better just got their license. JUST SAY NO! This is the most important investment your family will make. We met with 4 agents after we broke up with our first and found Eric. The reviews were right – there is no comparison. He truly is in a league of his own and the absolute most important decision we made during the entire process of buying and selling a home. I was skeptical at first after having been burned so I didn’t put all my eggs in one basket right away. It took about a week of working with Eric to see the difference bw him and the others. I was also skeptical bc Eric told me in April that he had closed 80 houses so far this year (the average is 6). I didn’t think there was any way he would have time to answer my questions (I had a lot ) or give us the attention we wanted during the process of selling and buying. I have no idea how he does it, but Eric makes you feel like you are his only and most important client. If you text him, you’ll hear back in 5 min. If you email him, within 30min and often times he’ll call to go through the email with you and make sure all questions are answered. He will remember what you spoke about last week and the week before that. Eric never made me feel dumb for asking even the most minor questions and he never made me feel like he was put out at having to answer them. If it was important to me, it was important to him. I seriously have no idea how he manages to do this for all his clients but I promise you – most agents do not make this time. I worked with several “top agents” who passed me off to their assistants and didn’t return a single phone call or email past the initial visit. Beyond his availability and personal attention lies Eric’s greatest asset as a realtor: you build people and people build a business. He is not out to get what he can (get you in a house way over max budget for max commission and sell yours for cheap so he can get it sold in 1 day). He worked with us as if we were family. If you want a realtor who is going to be a yes man and tell you exactly what you want to hear then Eric isn’t the one for you. He will give you the truth even when it’s ugly and I value that greatly. It saved us many times! Again, most agents won’t. Eric is extremely knowledgeable about all Austin neighborhoods and schools. It’s nuts. I was shocked when I asked him about a very specific neighborhood in Round Rock and he was able to tell me the elementary school by name and which high schools were rated the best in the area and then do it again for 5 other neighborhoods I was considering. Most agents know the area they live in and have to research others on the internet and get back to you. He is a plethora of information and not just about real estate. He “has a guy” for everything. Need a window fixed? Eric knows the cheapest and best. Need a new air conditioner? Eric has a guy from San Marcos that can get you the same unit installed for 2k less. Seriously, anything you need done, he can point you in the right direction and follow through with you to make sure you we’re able to get an appt etc. Actually, he set up most of the appointments himself even. He went above and beyond over and over again.
This man negotiates the bejesus out of a contract. It’s such an important part of the process! We negotiated the sale of our new house to the bone and when it came time to negotiate repairs etc on our old house, Eric somehow got a $40,000 list of repairs down to $500. I’m serious. Most of it was pointing out an inspectors mistakes, but Eric took the time to send the buyers source after source via good old google proving their inspector was in the wrong again and again. Most agents would not take the time to do that, nor would they have the knowledge. He has a way of making the other party (buyers or sellers) feel like he is being fair, equitable and reasonable – mostly because he is. Eric was also able to talk my husband and I down from a ledge many, many times when we were anxious, ready to walk or in a rush to hurry things along.
Lastly, Eric’s team is stellar. His Assistant, Bailey, took me to see a dozen houses or more with a smile on her face, at the drop of a hat and on my schedule! She brought me furniture to stage my house to sell, flyers etc. She is extremely efficient, knowledgable and if that weren’t enough – a super kind and caring person who my toddler fell in love with instantly. Eric also has a stager (invaluable) and a professional photographer whom he pays for when he sells your home. It makes a huge difference. Again, Bramlett Realty is the most important and best decision we made in the whole process.
I have had 4 different real estate agents in Austin and by far Eric is the best. He is the first agent that I felt was really working in my best interest, Eric spent the time to close the deal and work for the best outcome for his clients.
Overall I can’t recommend Eric highly enough.
We have had wonderful experiences working with Eric, both as the buyers and the sellers. After helping us sell our last property (at a very fair price) in Hyde Park, we signed a lease to rent while we decided on the neighborhood we ultimately wanted to end up in. Eric was so patient with us, and we never felt any pressure to hurry up and decide. I felt like we were constantly changing our minds, and had him showing us (and our small child) houses all over Austin! We finally decided to buy an old house in Tarry Town and tear it down to build new. We knew we had to be quick when anything came up. Eric was so brilliant with the terms of the contract he suggested we put together. We ended up beating over 10 other offers (some of them were all cash, but we were not) and we got the house! He was always available to answer any questions, and ease our concerns when we had any doubt. I especially appreciate his quick responses to call/emails and his professionalism when dealing with the other agents. He is great!
