We interviewed three different realtors and were impressed immediately with Will Macintosh. He included our input into listing price, time line for listing, and detailed the services clearly. The whole Bramlett team was was prompt in getting forms to us, and clear in terms of expectations. The stager was great. The pictures were great. The house got multiple offers on the first weekend, sold at $55,000 above list price, and closed in 30 days. Great experience. I couldn’t recommend them more highly.
I just had a fantastic experience selling my house. Bailey Moran was my agent and she was just WONDERFUL. I think it’s easy for a professional to be wonderful when everything goes as planned but it is far more telling how excellent they are when things go wrong. First of all, I am a first time home seller and was completely unfamiliar with the process. Bailey did much more than answering my questions, because I didn’t even know what questions to ask. She provided such thorough information in our initial consult I felt like I had an excellent grasp on the process. She provided a stager…free of charge!…who came out and gave me a complete plan on what to do to prepare my house for showings. I followed their suggestions and the offers I got on my home were staggering…so much more than I had hoped. Here’s where things went wrong and Bailey really showed what a fantastic agent does. My home went under contract right when we had a huge winter storm here in Texas. I’m a nurse and I ended up being stuck at my hospital four days straight. When I was finally able to get back home I found my pipes had burst and the house was flooded. I really couldn’t imagine a worse thing to have happened. The floors, baseboards and all the doors had to be torn out. There were over 30,000 claims in Austin alone, so there was a huge wait for plumbers, contractors etc…and I was supposed to be closing in two weeks! Bailey worked magic with the buyers, their realtor and even the mitigation team that dried and repaired my house… she got them to create new contracts to transfer warranties to the new buyers, she checked in with me regularly to make sure *I* was doing okay, because she knew how stressed I was. She was so reassuring and…she just handled everything. She got the closing postponed and when I finally got the repairs completed the closing went off without a hitch. She made what should have been an incredibly stressful experience SOOOO much better! I feel incredibly lucky she was my agent.
And did I mention the actual sales process was so easy and she got FAR FAR more for my house than I would have ever expected? I did, but it’s worth repeating. My house was only on the market for one weekend. She is simply the best.

Tara was great to work with. To be honest, the entire team was really on top of things and Tara made the whole process seamless. It really felt like a whole team was supporting us and let us focus on other things outside of the immediacy of selling the house. The transaction was great. Tara made good recommendations on the areas to focus on where to concede. Tara was great about being very upfront in regards to her expertise when we were unsure of certain things but would still make it clear the decision was ours. She was really helpful in helping us weigh out the decisions we made and the potential outcomes from those choices.

Eric Bramlett of Bramlett Residential has probably ruined any future experience I may have selling or buying a piece of real estate with any other agent. I honestly don’t see how any agent will be able to compare with the service I received from Eric during my transaction. As the property involved in this sale is part of an estate that is in dependent administration, the sale required court approval at many steps during the process. Eric handled the additional headaches and holdups with professionalism and grace. He even went so far as to cover an unexpected cost out of his own pocket to keep the process moving along. In my little over half a century on this planet, seldom has any chore that I thought would be so bad turned out to be so pleasant and I honestly can say that it was mostly because of Eric’s performance. Eric Bramlett is not like any other realtor I’ve worked with. Aside from him doing the job of what you expect a realtor to do, he helps his clients to realistically set goals for their home seller experience that is specific to their individual needs. My personal experience having Eric as my realtor was extremely positive and exceeded my expectations. He’s patient, smart and incredibly savvy about the market. He answered my questions in a timely manner, and was supportive around issues I had no control over such as agents scheduling a showing and not cancelling if they weren’t able to make it, and providing me with a referral to a good lawyer to help me deal with a contractor problem. My situation was not the norm since I was doing a lease back on the property I was selling. I was somewhat anxious about preparing my place in advance for showings. Eric made himself available to offer grounding advice. The icing on the cake was that my place sold at the listing price. He has a highly professional and talented team to assist him. I’m incredibly grateful to Eric on many fronts.
