I researched the Texas Association of Realtors website looking for a realtor to handle an estate sale. After reading reviews of Tara McGuire, I was very impressed. I contacted her and learned her first house sale was in the neighborhood where my parent’s home was located. Tara has a fantastic team in place to assist her with the listings. She met with me at the house and waited patiently until I was provided the necessary paperwork to list the house. During this whole time, she kept in touch, kept me updated on the housing market, and was very supportive. Her team supports her requesting pertinent information regarding the house in order to provide the most information to potential buyers. We listed on a Thursday morning, had three offers by noon, and when the listing closed on Monday had eleven offers with all but two being full cash offers. Austin’s real-estate market is hot, no doubt about that. But Kasey Gilliam of Bramlett Residential exceeded our expectations by a long shot when our house sold for almost 30 percent above the asking price. That outcome was the result of a lot of skill and effort on Kasey’s part, beginning with the advice that she gave us about how much effort to put into preparing the house (she steered us away from unnecessary effort and expenses). It went on from there with systematic reminders about the documentation that was required of us, her arrangements for and supervision of excellent preparatory work (pre-inspection, landscaping, exterior pressure washing, window washing, interior cleaning, staging, and photography), her sage advice about pricing the house, and a marketing campaign that resulted in several offers above asking price. The best offer, which Kasey helped to secure, was almost too good to be true. But when she walked us through the details of the offer, we saw that it was solid, and accepted it. There were a couple of rough patches between signing the sales contract and closing the sale, but Kasey guided us through them (with more good advice) and brought the deal to fruition. On top of all that, Kasey is easy to work with, confident, and upbeat. When Kasey represents you, you are in the best of hands.

Craig is truly great at what he does. We first worked with him as our buyer’s agent when moving to the Austin area. This time around, we chose him to be our listing agent when we we relocating away from the area and we are glad we did. Craig was always available for followup regarding processes and questions we had-from listing all the way to closing day. He always made sure to keep us up to date with any information we needed. Tara is a wonderful realtor. I had a historic multi-family Clarksville home in downtown Austin. I had a bad first experiance with another realtor and agency. I contacted Bramlett Realtors after terminating that contract and reached Tara. I explained to her that the property I was wanting to sell was a historic one of a kind downtown property. Although the property had an amazing location and alot of historic charm and some beautiful artistc upgrades, it was going to be hard to sell. It was a complicated one of a kind property, that required more atttention then other sales. Tara did a great job. She secured banks that were able to finance our one of a kind multi-family sale if neccessary. Tara stuck by me after three contracts fell through. We ended up securing an all cash contract and closed in ten days. I was very lucky to find Tara. She did a great job representing me, and I felt like she had my back during entire time of representation. Will Mackintosh was great to work with. At our first meeting, I found Will to be very personable and easy to talk to. He readily answered all my questions and explained the process of how we would sell the house. I found Will to be easily assessible; always returning my texts and emails within a short time frame. First, let me say that Will was one of three agents that we interviewed prior to engaging one of them to list our house. He was “hands down” our choice to list with — his presentation, his answers to our questions about the process and confidence in seeing the sale to a successful close all communicated to us that he was the professional to move forward with. He represented your agency well, and is clearly an asset to your business.
1. The transaction was smooth and professional from beginning to end. Will told us that we would be hearing from a number of associates regarding forms to sign, a write-up to do (ten things you love about your house), scheduling the staging person, arranging for the ECAD inspection, and then a whole house inspection. He was correct, and we felt that at every step of the way all the details were being covered.
2. We were most impressed (and reassured) with Will’s responsiveness to every text, email, and phone call we initiated. He was both timely, and helpful with his answers and advice concerning various questions. I tried not to over utilize his time, but he always reassured me that we were free to contact him at any time. His timely communication was one of his greatest assets. We were also impressed (amazed?) that his prediction of multiple offers after one weekend on the market were realized. This is especially so since that first weekend we had a winter storm which immobilized most of the city for 3 days. Since we lost power, I had to literally search the neighborhood outside for cell reception in order to communicate and to co-sign the purchase offer. Looking back it’s comical, but at the time it was crazy. Will gave us every confidence that everything would be fine. He even checked on us after the power was restored to make sure our house had not been damaged.
3. I understand that it’s important to identify any areas of weaknesses. Honestly, I can’t think of anything that I wish Will had done, or done differently. We were completely happy with the transaction, from start to finish. It’s the first time I/we attended the closing without our representative, but Will explained that that was a COVID thing in effect. He prepared us well and sent the closing documents ahead of time for our review. No problems at all.

As a first-time seller of my first home, I did not have any idea how to sell a house. My agent was Philip Myers and he held my hand in explaining all the process of getting the home ready for market.
As a first time seller, he had all the answers to questions I didn’t know to ask! Philip ran comps and helped us to determine the asking price, which was far more than we expected.
Philip provided us with a staging consultant for free that showed us where to place furniture and which pieces to remove to make the home more marketable. The photographer that Eric Bramlett uses for photos was phenomenal and he had so much to offer even down to which lighting produced the best results.
Throughout the entire sales process, Philip was professional and pro-active. He made us feel like we were his only clients, which is tough in this busy market. He was on top of all the details and negotiations and provided us with guidance I did not think was possible. All the pre-sales contract details up to the closing was painless. I highly recommend this real estate professional to handle your buying or selling needs.

I MUST shout to the world that this is the BEST REAL ESTATE company to ever go through. I thought that selling my house would be stressful but Bailey Moran from Bramlett Residential made it literally SO easy that I never had to lift a finger or even think about what the next step was. First time seller here. I am currently overseas and due to Covid restrictions I was unable to be in the states. I was uncomfortable on the subject of selling my 1st home. I just had a fantastic experience selling my house. Bailey Moran was my agent and she was just WONDERFUL. I think it’s easy for a professional to be wonderful when everything goes as planned but it is far more telling how excellent they are when things go wrong. First of all, I am a first time home seller and was completely unfamiliar with the process. Bailey did much more than answering my questions, because I didn’t even know what questions to ask. She provided such thorough information in our initial consult I felt like I had an excellent grasp on the process. She provided a stager…free of charge!…who came out and gave me a complete plan on what to do to prepare my house for showings. I followed their suggestions and the offers I got on my home were staggering…so much more than I had hoped. Here’s where things went wrong and Bailey really showed what a fantastic agent does. My home went under contract right when we had a huge winter storm here in Texas. I’m a nurse and I ended up being stuck at my hospital four days straight. When I was finally able to get back home I found my pipes had burst and the house was flooded. I really couldn’t imagine a worse thing to have happened. The floors, baseboards and all the doors had to be torn out. There were over 30,000 claims in Austin alone, so there was a huge wait for plumbers, contractors etc…and I was supposed to be closing in two weeks! Bailey worked magic with the buyers, their realtor and even the mitigation team that dried and repaired my house… she got them to create new contracts to transfer warranties to the new buyers, she checked in with me regularly to make sure *I* was doing okay, because she knew how stressed I was. She was so reassuring and…she just handled everything. She got the closing postponed and when I finally got the repairs completed the closing went off without a hitch. She made what should have been an incredibly stressful experience SOOOO much better! I feel incredibly lucky she was my agent.
And did I mention the actual sales process was so easy and she got FAR FAR more for my house than I would have ever expected? I did, but it’s worth repeating. My house was only on the market for one weekend. She is simply the best.
