5) Slowing Market / Staying Positive / Staying Productive

  • The market slowed more in June than in May. We saw -25% fewer units sold and -31% fewer contracts. There are just fewer deals out there to be had. What do we do?
  • Stay Positive: You can make sure that you have a good year this year. If you continue to work hard and work everything, you will have a good year. The only way you can do this is by staying positive. You have to understand and firmly believe that your productive actions now will pay off in the future. The good news is that they will.
  • Stay Productive: When markets slow down, buyers lose urgency. There are a more homes on the market and they’re not selling as quickly, so why rush? Listings take longer to sell. Stay productive by continuing to work new leads, take open houses, and work your SOI. Set everyone you meet with either a Buyer Search or a Seller Update. You’ll have a good year this year and an amazing year in 2023!
  • The good news? While buyers have less urgency, you don’t have to duke it out with 20 other buyers on every listing. Sellers aren’t all selling in one weekend, but they’re more understanding.
  • The great news? Lots of your competitors will not be positive or productive. This means there is lots of market share up for grabs.

6) What are we working on?

  • Bailey officially started her position of Agent Success Manager on July 1st and started reaching out to you guys last week. You’re going to hear a lot more from her! We absolutely love getting feedback from you guys and doing it on the 1-on-1 level is the best way we can do this. (Don’t worry, though, there will still be plenty of surveys!) We want to know what we’re doing that you guys like and that’s helping you succeed so that we can do more of that.
  • Please make sure to use the new info (that includes Bailey as your licensed supervisor) on the IABS. The updated form is available on RealScale.
  • We’re increasing resources/spend to our Client Portal Tool. We couldn’t be more excited about this tool for a number of reasons!
  • Marelise and Shelby are working super hard to provide phenomenal support and to continue to improve the searchability of the Company Guide.

Our community robotics team, FRC 6377 Howdy Bots, has outgrown our current workshop. We have been meeting out of the home of our head coach, and after four years, we now have 19 students and 10 mentors. Laura helped us find the perfect new space with lots of room to grow! We were very picky, and Laura was very patient; it took quite awhile to find just that right place that fit our needs. Laura was also knowledgeable about the Austin market and was able to answer all of our questions. She was also quick to track down accurately any answers she didn’t already know.
